Abstract

Population growth is always followed by an increase in the need for land to be used as residential areas and other supporting facilities. This situation causes pressure on the existence of green open space (RTH). In the period from 2010 to 2021, the population of Jambi City has experienced an average growth of 1.24% per year. Population growth is accompanied by the development of the physical sector to support the needs of the population in Jambi City, so that the green open space area has decreased and turned into a built-up area. This study aims to analyze the distribution of green open space in Jambi City in 2013 and 2021. The analysis used is remote sensing by utilizing Landsat 8 OLI satellite imagery. The area and distribution of green open space is calculated based on the value of vegetation density using the Normalized Difference Vegetation Index (NDVI) method in 2013 covering an area of ± 11.813,68 hectares, while in 2021 it has decreased to ± 9.605,39 hectares.

Abstract

The land sale and purchase agreement is not allowed to be carried out by parties who have existing rules. The application of the balance axis in the land sale and purchase agreement has been stated in the Civil Code (KUHPerdata) in article 1320 paragraph (1). The article wants a balance in a relationship that has been formed by the parties, both the seller and the buyer. At this time there are various new problems that arise, both in terms of the agreement and in terms of the object (land) of the land sale and purchase agreement. As for one of the problems that are often encountered, a land sale and purchase agreement is found, in which case the land as the object of sale and purchase is not entirely voting rights or is not under the control of the seller. The object (land sale and purchase) has been designated as the bankruptcy estate by the curator who has the authority. This research method is a type of library research using a juridical-normative approach. In this study, based on the title and problem formulation, the researchers used descriptive qualitative research analysis. The results of this study that the sale and purchase of land on objects declared as boedel bankrupt assets has the legal consequence of canceling the sale and purchase agreement, where it does not meet Article 1474, Article 1320, and Article 1330 paragraph (1) of the Civil Code regarding the conditions for the sale and purchase agreement. Legal certainty related to this is the existence of compensation from the seller/bankrupt party to the buyer in accordance with Article 1471 and Article 1243 of the Civil Code. In Article 36 of Law 37 of 2004 concerning bankruptcy and PKPU wherein the object of sale and purchase which is the property of the bankrupt boedel the buyer can be declared a concurrent creditor for this matter from the bankrupt which must also be fulfilled the words of the sale and purchase agreement.

Abstract

Basically, everyone in the company faces various needs on a daily basis. These needs vary, some need to be prioritized, some are secondary, and some can only be met later. In the course of this development, of course, industrial and trade activities resulted in an increase in the funding sector, and not all entrepreneurs had sufficient capital. So from here the creation of a credit transaction. As credit transactions progress, problems sometimes occur, one of which is bad debts by debtors whose collateral has been upgraded to second place, with various factors because the debtor is unable to pay, and other economic factors. certainty that the creditor must have legal force in the execution of the guarantee. The problem of this research is, the strength of the creditor as the second rank mortgage holder and so on if the debtor is in default. The research method used is a normative research method using an approach that is an approach to applying laws and conceptualizing. The conclusion of the research is the strength of the creditor as the second rank mortgage holder if the debtor defaults, so the legal power of the creditor in the execution of the second rank mortgage guarantee, both parties have a basic agreement that binds them, in an agreement that contains an agreement between the debtor and creditor which if the debtor defaults, then the creditor as the second rank mortgage holder and so on has strong legal force and great influence.

Abstract

Service to the community is the main objective in the implementation of public administration. In the implementation of public services, it must be based on service standards as a benchmark that is used as a guideline for service delivery and a reference for evaluating service quality as an obligation and promise of implementation to the community in the framework of quality, fast, easy, affordable and measurable services. The Danau Sipin sub-district office is one of the sub-district offices in Jambi City which provides public services in the field of population administration related to licensing and non-licensing. In the implementation of public services, there are problems regarding information management in terms of providing services in the form of information to the public. not yet effective and efficient or not yet digitized often makes it difficult for the community to obtain information regarding licensing or non-licensing requirements and procedures. Designing a video profile for the Danau Sipin Sub-district Office can improve information management in providing information services to the people of the Danau Sipin sub-district. The community can easily obtain information from social media such as YouTube which displays information related to licensing and non-licensing at the Danau Sipin Sub-district Office, Jambi City.

Abstract

Padang city government policy in the development of local wisdom-based tourism is an effort to strengthen and promote local wisdom as the main attraction in tourism in the city of Padang. In this study, a qualitative approach was used with data collection techniques through interviews, observations, and document studies. The results showed that the Padang city government policy in the development of tourism based on local wisdom has succeeded in increasing the number of tourists and tourism revenue in the city of Padang. The policy also encourages the participation of local communities in the management and development of tourism, so as to improve the welfare of local communities. However, there are still some obstacles in the implementation of these policies, such as lack of coordination between relevant agencies and lack of public awareness of the importance of maintaining local wisdom. Therefore, there is a need for further efforts to improve coordination between Related Agencies and provide education to the public about the importance of maintaining local wisdom in tourism development in Padang.In addition, in the development of tourism based on local wisdom, the Padang City Government has also established several programs and policies that are implemented in an integrated manner. The Program includes the development of tourist villages, revitalization of existing tourist attractions, and training to the community related to local wisdom and handicrafts.

Abstract

The role of the family in hemodialysis patients is very helpful in encouraging individual health in carrying out fluid management. A good or very active family role will further enhance the patient's enthusiasm for managing fluid management. Much research has been done on fluid management, but it only involves the patient, not the patient's family. The research method used is literature review by identifying journal articles published online consisting of English and Indonesian in 2018-2022. Articles were retrieved using search engine tools PubMed, Science Direct, and Google Scholar. There are 7 journals based on inclusion criteria. The results showed that there was an effect of family assistance on fluid management in hemodialysis patients.

Abstract

This study aims to design short story text economics teaching materials and how the results of the implementation of short story text economics teaching materials for class XI students of SMA Negeri 1 Palimanan. This research method is to use qualitative research with analytic descriptive method. The research location was carried out at SMA Negeri 1 Palimanan, Cirebon Regency. The results showed that based on the implementation of short story text teaching materials for class XI students of SMA Negeri 1 Palimanan, namely the results of the student response questionnaire showed a satisfactory response, meaning that students could well accept short story teaching materials, on average students were quite good at understanding the contents of the material. teaching materials and can help teaching materials in teaching and learning activities in class, especially in short story material. Students hope that teaching materials that are made according to the needs of students like this can continue to be developed to support learning materials. Students feel interested and easily understand the material because it is neatly arranged and the front cover illustrations of the books are adjusted to the colors that make students interested in reading them, the use of color in teaching materials is very important so that students when reading material or assignments do not get bored and want to work on the material. teach it. The language used in textbooks is in accordance with the readability level of high school students and in terms of illustrations and pictures in teaching materials it really helps students' interest in reading. The teaching materials presented make it easier for students to understand the material because it is adapted to the curriculum so that it facilitates learning activities, especially short story text material.

Abstract

The purpose of this study was to identify the marketing mix of orchids at DD Orchid Nursery and to analyze the influence of the marketing mix on purchasing decisions for orchids at DD Orchid Nursery. The population of this study were all consumers who had bought orchids at least once at the DD Orchid Nursery, the number of samples taken in this study were 100 samples which were consumers who had bought orchids at the DD Orchid Nursery. The research data collection method was taken by collecting primary data obtained from documentation, literature studies, questionnaires and interviews. Secondary data obtained from various references, reports, literature both data and summaries obtained from related parties, previous research results, relevant evidence and related agencies used to support primary data and complete report writing. The results of this research are the marketing mix that has been carried out by DD Orchid Nursery including product, price, promotion, place, people, process, and physical evidence. The product is various types of orchid plants, the price of the plants varies according to the quality and size. The marketing mix that influences purchasing decisions is product, price, promotion, place, people, process, and physical evidence that together or simultaneously have a positive and significant influence on purchasing decisions for orchids at DD Orchid Nursery. There is one marketing mix variable that is not partially or individually significant, namely the physical evidence variable with a significance value of 0.465.

Abstract

The object of this article is decision No. 414/Pdt/2020/PT SMG which decides the dispute over land ownership rights caused by still being controlled and owned by other parties. This study aims to determine the judge's considerations in deciding and stating the decision on disputes over rights to building land objects that have been purchased but cannot be controlled and owned, as well as legal consequences after the decision on disputes over rights to building land objects that have been purchased but cannot be controlled and owned. determined by the judge. This research method uses a normative juridical approach because it examines legal aspects and legal rules with library materials, namely books, accredited journals, laws and regulations, Civil Codes, and Theses. The research specification uses descriptive analysis law, with a case approach. The results showed that there was a problem in the process of buying and selling land by the Defendant/Appellant and the Comparator, even though the buying and selling process was by the Deed of Sale and Purchase number 607/Kaliwungu/2006. The control of land by the Defendant/Appellate in the case of the dispute over land ownership rights, decision number 414/Pdt/2020/PT SMG is invalid and null and void. Besides that, the legal consequence is that the Defendant/Appellate vacate and submit the object of a dispute to the Plaintiff and if necessary with State Security Equipment.

Abstract

Higher education institutions or higher education institutions are education units that organize education and can take the form of academies, polytechnics, high schools, institutes, or universities. Universities are obliged to organize education, research, and community service. The existence of this educational institution must of course be accompanied by optimal management of education for the creation of a generation of nations. To determine the success of the education management program implemented, an evaluation is needed. This study uses the literature study method which aims to find out the discussion on management evaluation in higher education institutions. The data analysis technique used in this research is content analysis. The results of the research show that (1) higher education management should be organized using flexible, dynamic, and quality-oriented management principles to enable each tertiary institution to grow and develop according to its potential. (2) evaluation of management in higher education institutions must be carried out to determine policies that support the creation of the best education. (3) Realizing a quality tertiary institution requires "self-evaluation" with a SWOT analysis approach.
