Abstract

Property value capitalization has been part of spatial-economic results of transportation infrastructure development. This paper presents a study to understand the relationship between property value and public transport accessibility. A structural equation model or SEM in terms of path analysis was developed and explained the backward-forward chain of sequential causality of property value, public transport accessibility and travel behavior. The backward chain explains the transportation influences land use in a sequential causality and the forward chain explains the relationship from land use to travel behavior. Path analysis reported the backward chain was only valid in a direct relationship from public transport accessibility to property value but failed to account for a sequential causality relationship from public transport accessibility, land use density/intensity and property value. The forward chain confirmed the significant relationship from accessibility to travel time and to the number of household trips through the influence of land use, however at low influence. Direct relationship from accessibility to travel behavior (car uses) mediating by travel distance was at moderate influence. Nevertheless, the paper reported the variances of property value explained by the overall LUTI relationship was only modes at 12%.

Abstract

This research investigates the integration of public transportation services in Surabaya City, focusing on the Suroboyo Bus and its feeder lines. Using spatial assessment techniques and graph theory, the study evaluates Node Connectivity (NC), Line Connectivity (LC), and Transfer Center Connectivity (TCC) index across 18 zones. Results show significant disparities in connectivity levels, with zones along the North-South corridor through central Surabaya consistently demonstrating high integration. In contrast, zones along the eastern ring road and the northeastern part of Surabaya show poor integration, revealing critical areas needing improvement. Factors such as zone density and the number of transit nodes influence these outcomes, underscoring the importance of balanced service distribution. The study emphasizes the necessity for future research to address imbalances and improve the overall efficiency of Surabaya City's public transportation network.

Abstract

Masalah transportasi dan dampaknya terhadap lingkungan menjadi perhatian utama karena sektor transportasi adalah penyumbang utama emisi karbon yang signifikan terhadap perubahan iklim. Pemilihan moda transportasi berdampak pada polusi udara, peningkatan suhu permukaan bumi, dan kesehatan, serta perubahan iklim. Penggunaan moda transportasi berkelanjutan seperti berjalan, bersepeda, atau transportasi umum, dapat menekan emisi karbon. Kota Surabaya berencana mengembangkan sistem transportasi berkelanjutan melalui program Green Infrastructure Initiative, dalam upaya mengurangi emisi Gas Rumah Kaca (GRK) secara berkelanjutan. Selain itu Kota Surabaya juga sudah tersedia layanan transportasi berkelanjutan berupa Suroboyo Bus, dengan rute yang dikembangkan secara bertahap. Jurnal ini membahasa faktor-faktor kondisi lingkungan binaan dan perilaku perjalanan masyarakat. Penelitian ini dilakukan menggunakan data kondisi lingkungan berdasarkan karakteristik Density, Diversity, Design, dan Destination Accessibility di 18 Traffic Analysis Zone (TAZ) menggunakan data sekunder dan survei kuesioner. Analisis menggunakan Multinomial Logit Model untuk memprediksi pemilihan moda Suroboyo Bus. Dari hasil pemodelan, diketahui faktor signifikan pada derajat kepercayaan 95% pemilihan moda Suroboyo Bus dipengaruhi oleh waktu perjalanan, kepadatan bangunan, kepadatan perumahan kepadatan penduduk, dan jarak ke lokasi Point of interest (POI) pada derajat kepercayaan 90%. Penelitian ini diharapkan dapat menjadi rekomendasi kebijakan dan strategi dalam rencana pengembangan ataupun kebijakan yang mendukung perencanaan transportasi berkelanjutan Kota Surabaya.
