<![CDATA[Selokan Mataram is one of Yogyakarta City’s prominent landmark, as well as an important heritage. This research is aimed to identify the land-use pattern and factors influencing the development of space along Selokan Mataram, Yogyakarta. It was conducted using a descriptive-qualitative-inductive research, held by a thorough observation of land uses within a specific predetermided area. It is found that the pattern of land use formed on both sides of Selokan Mataram in macro scale is the combination of multi-direction linear pattern and scattered pattern. The spatial development based on space density tended to be bigger towards the east side, rather than towards the west side. Whereas, based on the government’s plan, the space development of this area is to be evenly developed with various different area’s functions. Factors that influence the space development in the study sites are accessibility, growth of residentialarea, existence of higher education institutions nearby, price of land-rent/building-rent, lifestyle of nearby inhabitants, and land regulations.]]>
