Abstract

The expansion of metropolitan economic activity in the Special Region of Yogyakarta has increased the relevance of modern retail facilities in peri-urban areas. This study assesses the indicative feasibility of shopping mall development in Bantul Regency by examining demand potential, spatial corridors, regulatory safeguards, and inclusive local-economic design. The study applies a descriptive exploratory design using secondary data, document review, and a policy scorecard. Data were drawn from regional economic statistics, population and expenditure indicators, fiscal data, local regulations, and empirical literature on mall location, consumer behavior, catchment areas, tenant mix, and urban impacts. The findings show that Bantul has a strong market base, indicated by consistent real gross regional domestic product growth from Rp18,839.3 billion in 2020 to Rp24,094.68 billion in 2025, a population of around one million residents, and a non-food expenditure share of 56.44 percent. The northern part of Bantul, particularly the Banguntapan-Ring Road Selatan-Wonosari/Imogiri Timur corridor, emerges as the strongest macro-location because it combines a large local population, commuter flows, and proximity to Yogyakarta City. However, feasibility remains conditional on detailed spatial planning, land status, traffic-impact analysis, environmental approval, financial appraisal, and protection of traditional markets and micro-enterprises. The study concludes that Bantul is indicatively feasible for a further technical-financial feasibility study, not for immediate construction, with a community-lifestyle mall model as the preferred policy direction
