Abstract

Abstrak The construction industry faces continuous demands for high productivity, cost optimization, and precise time control. Traditional 2D CAD workflows frequently result in missing elements, design clashes, and discrepancies during budget estimation and scheduling. This research implements Building Information Modelling (BIM) from 3D to 5D dimensions as a digital ecosystem tool to replace conventional methods on the construction project of the Rectorate Building at Universitas Al-Irsyad Cilacap. Autodesk Revit was utilized for 3D geometric and reinforcement modeling, Microsoft Project for project scheduling, and Autodesk Navisworks Manage for duplicate clash detection and 4D-5D time-cost visualization. The methodology follows a descriptive-quantitative case study approach. The duplicate clash detection successfully verified that the structural model was completely free of overlapping digital elements before volume extraction. Quantitatively, the extracted net volume generated an integrated cost calculation of Rp10,841,522,489, representing an efficiency saving of Rp229,548,519 or 2% compared to the contractor's conventional calculation. Furthermore, the auditing and modification of logical activity predecessors reduced the total duration from 180 days to 174 days. The dynamic real-time visualization of structural progress synchronized with financial outlays underscores the efficacy of multidimensional BIM as a transparency and management auditing instrument in modern construction projects.
