Abstract

Abstract

Analysis of Highest and Best Use of Vacant Land at Soekarno-Hatta Kilo 6.5 Balikpapan City. The use of land as a building or property must be analyzed to get the maximum profit from the building. There is a vacant land located at Jalan Soekarno- Hatta Kilo 6.5 with an area of 9,500 m2 and located in the northern part of Balikpapan City. However, this vacant land is only used as a night market, whereas vacant land has a high probability to be renewed. Highest and Best Use analysis is conducted in order to get the probability of suitable property type based on the highest and best land value. This analysis uses four aspects that must be analyzed, namely physically possible to be established, legally permitted, economically feasible, and has the highest possible productivity. Determination of property alternatives begins with the distribution of questionnaires involving several stakeholders. In the results of the questionnaire, alternative properties were obtained, namely residential properties, hotels and apartments. Physical aspects consist of land location, land shape and size, public facilities and accessibility to the land location. Legal aspect consists of zoning and building code which refers to the regulation of Balikpapan City Regional Spatial Plan and One Map One Data website. Financial aspect consists of investment cost, property income, property expenditure, money flow in and out, and Net Present Value. In the aspect of maximum productivity, it is obtained that the hotel property provides the highest land value of Rp. 36,560,342 from the initial land price of Rp. 5,000,000 and provides a land productivity of 631%. It can be concluded that the hotel property alternative is a suitable property to be built on this land.

Abstract

The planning of the bridge employing Building Information Modeling (BIM) technology yields an integrated, systematic, and comprehensive design, with a strong emphasis on efficiency. BIM encompasses modeling dimensions from 3D up to 7D, enabling multiple stakeholders to analyze and rectify any discrepancies relative to the originally planned project, whether identified by the owner or the contractor, thereby mitigating potential delays. This capability is made possible by BIM’s ability to digitally visualize all project activities. The redesign of the bridge at Sta 14+633 – 14+750, within the Lot 1B Brumbun – Pantai Sine Road and Bridge Construction Project in Tulungagung Regency, was executed using 5D BIM. This implementation integrates Autodesk Revit and Autodesk Navisworks for 3D modeling, 4D construction scheduling evaluation, and 5D cost estimation analysis. The outputs of this planning process include detailed 2D Detail Engineering Design (DED) drawings, 3D visualizations through still images and animated videos, and 4D construction schedule simulation animations. Furthermore, the infrastructure cost plan is prepared in a 5D format, integrating cost estimation with the project model to facilitate more precise and reliable analyses.

Abstract

The availability of clean water is a basic necessity that must be sustainably fulfilled in line with population growth and regional development. Konawe Regency has significant water resource potential, one of which is the Ameroro Dam, which is planned as a raw water supply source with a capacity of 511 liters per second. This study aims to analyze the demand and availability of raw water from the Ameroro Dam in meeting clean water needs in the planned service area covering ten sub-districts up to the year 2044. The analysis results indicate that the population in the study area increased from 134,078 people in 2024 to 154,581 people in 2044. The peak-hour clean water demand in 2044 is estimated at 509.302 liters per second. A comparison between water demand and raw water availability shows that the capacity of the Ameroro Dam is still sufficient to meet the clean water needs of the planned service area until the end of the planning period. The findings of this study are expected to serve as a basis for planning, development, and sustainable management of clean water supply systems in Konawe Regency.

Abstract

The Jetak Bridge in Bojonegoro, originally a Steel Box Girder type, was redesigned using a Precast Concrete I-Girder (PCI-Girder) system to improve safety and serviceability. The new design applies BIM 5D for integrated analysis, covering structural calculation, 3D modelling, scheduling, and cost estimation. Structural planning refers to SNI 1725:2016 and related standards. The redesigned bridge has a 50 m span and 19.3 m width, supported by PCI-Girders and pile foundations. Analysis results confirm that the structure meets strength, stability, and serviceability requirements. The BIM 5D workflow produced reliable outputs for quantity take-off, cost, and project duration. The estimated construction cost is IDR 30.36 billion with a duration of 40 weeks. This study highlights that BIM 5D enhances accuracy, transparency, and efficiency in bridge planning and implementation.

Abstract

Roads are one of the most important land transportation infrastructures that social and economic activities. Road damage reduces the level of service, increases transportation costs, and poses accident risks. This study aims to analyze the road condition, traffic volume, and maintenance strategy on Imam Bonjol Street, Tangerang, using the Pavement Condition Index (PCI), Surface Distress Index (SDI), and PKJI 2023 guidelines. The results show that the average PCI value is 58,07 (Poor category), with 75% of road segments in Poor condition, 20% Fair, and 5% Very Poor. The SDI values range from 0-55, indicating good to moderate condition. Traffic volume analysis reveals the dominance of passenger cars and motorcycles with peak flows in the morning and evening. Recommended maintenance strategies include structural rehabilitation for severely damaged segments, overlay for moderate damage, and routine maintenance for still-serviceable sections. These findings are expected to provide a basis for prioritizing road maintenance effectively and efficiently.

Abstract

Based on previous studies and preliminary surveys of the Si Tayo Bus Corridor 1, it is known that several service aspects are still not in line with user expectations. Therefore, it is necessary to conduct an assessment to identify which performance indicators should be prioritized for improvement and to evaluate the current level of user satisfaction. This research employs the Importance-Performance Analysis (IPA), Customer Satisfaction Index (CSI), and SERVQUAL methods. In addition, a verification of the existing conditions in the field was also conducted. The data were collected using a Google Form questionnaire consisting of 15 service indicators categorized into the five SERVQUAL dimensions. A total of 100 valid responses were obtained and subsequently analyzed using the three methods. The results of the study indicate that there are two service indicators requiring immediate improvement, namely “bus arrivals and departures according to schedule” and “responsiveness of staff to passenger complaints.” Furthermore, it was found that the current user satisfaction level is 80.14%, which falls into the “satisfied” category. Field observations also confirmed that there are still two service indicators not meeting the expected standards, namely “bus arrivals and departures according to schedule” and the availability of real-time service information accessible to users.
