Abstract

The rapid development of buildings along the Enrekang–Toraja Main Road Corridor has resulted in several spatial planning issues, including inconsistencies in land use, violations of Building Setback Lines (GSB), and construction in areas with steep slopes and landslide potential. This study aims to analyze the existing conditions of building construction and functions, as well as the control of spatial utilization along the Enrekang–Toraja Main Road Corridor. The study employed a descriptive approach combined with spatial analysis using a Geographic Information System (GIS). Data were collected through field observations, interviews, documentation, and the Enrekang Regency Spatial Plan (RTRW) for 2012–2032. The analysis used overlay techniques and the Norms, Standards, Procedures, and Criteria (NSPK) approach. The norms refer to the spatial pattern of Enrekang Regency for 2012–2032, the standards refer to Government Regulation No. 34 of 2006, the procedures include licensing, supervision, and monitoring, while the criteria refer to Regulation of the Minister of Public Works No. 22/PRT/M/2007. The results show that, of the 3,571 identified buildings, 1,996 are located within residential areas designated in the RTRW, while 1,575 are located in areas that are inconsistent with the spatial plan. In addition, 2,099 buildings violate the Building Setback Line, 1,223 buildings are located on moderate slopes, 44 buildings are located on steep slopes, and 30 buildings are situated in areas with potential landslide hazards. Building control has not been implemented optimally, as indicated by the presence of unlicensed buildings, irregular supervision, and weak enforcement measures

Abstract

This study aims to explore various passive design strategies to improve thermal comfort in typical dormitory designs for elementary school students in Makassar Regency, a region characterized by a tropical humid climate. By considering microclimatic conditions and the specific needs of child users, the study reviews innovations in local materials, natural ventilation systems, and bio-climatic adaptations such as shading vegetation and urban farming concepts. A literature review of recent studies (2021-2026) was conducted to identify best practices and research gaps in the application of passive design in dormitory buildings. Results indicate that integrating effective thermal materials, cross ventilation, stack ventilation, and bio-climatic elements significantly reduces indoor temperatures and enhances thermal comfort without additional energy loads. Furthermore, addressing the specific thermal perception of children highlights the need for more sensitive design approaches tailored to their requirements. Innovative recommendations for Makassar’s context include the use of modified Trombe walls with local materials and hybrid passive-active ventilation systems powered by renewable energy. This study contributes valuable insights towards developing comfortable, energy-efficient, and sustainable school dormitories in tropical regions of Indonesia.

Abstract

This study aimed to analyze the influence of the existence of Larea-Rea Port on economic growth in Sinjai Regency and to evaluate its effectiveness in supporting regional economic activities. The study employed a mixed-method sequential explanatory approach using linear regression and Input–Output (I-O) analysis. Data were collected through observations, interviews, and secondary data, including Gross Regional Domestic Product (GRDP), cargo handling volume, and ship arrivals. The results indicated that the existence of Larea-Rea Port had not significantly affected regional economic growth, with a coefficient of determination (R²) of 0.007, although cargo handling activities showed a partial significant effect. The Input–Output analysis revealed that the port sector had strong intersectoral linkages and the highest output multiplier value of 6.67, indicating its strategic potential to stimulate regional economic growth. The limitation of this study was the limited scope of economic variables analyzed. These findings provide important implications for port infrastructure development policies and contribute to the understanding of the port’s role as a driver of regional economic growth.

Abstract

The rapid growth of shopping malls in Makassar City that is not matched by integration with the Trans Mamminasata Bus Rapid Transit (BRT) system is the main urgency of this study. This study aims to analyze the extent to which major malls in Makassar City apply the principles of Transit Oriented Development (TOD) and to formulate strategies for developing mall-based transit-oriented areas. A qualitative descriptive approach was used through field observation of five major malls, namely Trans Studio Mall, Mall Ratu Indah, Panakkukang Mall, Nipah Mall, and Summarecon Mall Makassar, analyzed using the 3D framework (density, diversity, design) and the ITDP TOD Standard criteria. The results show that the four operating malls generally have a low to moderate level of integration with TOD principles, with Panakkukang Mall showing a relatively better condition, while Summarecon Mall Makassar, still under construction, has the potential to become a TOD node if its site planning is directed early on. The dominance of private vehicle orientation and the lack of continuous pedestrian pathways are the main obstacles. This study recommends a revision of spatial planning policy to encourage mall development integrated with mass transit corridors in Makassar City.

Abstract

The development of the Sumpang Binangae Fish Auction Place (TPI) in Barru Regency is an effort to improve fisheries facilities to support auction activities, catch distribution, and coastal economic growth. The Sumpang Binangae TPI has a strategic role as a landing and marketing center for fishermen's catches, with production reaching 186.8 tons in 2024 worth around IDR 2.8 billion. However, the existing condition of the TPI still faces various obstacles, such as limited main facilities in the form of a dock, ice factory, cold storage, management office, inadequate drainage system, irregular parking arrangement, physical damage to buildings, and spatial zoning that has not been arranged according to fishing port standards. This study aims to analyze the need for development of the Sumpang Binangae TPI from type D to type C in order to increase service capacity and operational efficiency. The research method uses a qualitative descriptive approach through field observations, literature studies, analysis of fishery production data, and a review of regulations related to fishing ports. The results show that the development of the TPI is needed through the provision of supporting facilities that meet standards, structured spatial planning, and improving the quality of infrastructure to create a more effective, hygienic, and sustainable fish auction area. This development is expected to strengthen the role of TPI Sumpang Binangae as a distribution center for fishery products and a driver of the local economy in Barru Regency and the Ajatappareng area.

Abstract

Muna Regency, Southeast Sulawesi, has significant potential for cashew development, but limited processing facilities and technology have resulted in low added value of the commodity. This study aims to analyze the planning requirements for a Cashew Nut Processing Plant in Muna Regency. A descriptive qualitative method with an architectural design analysis approach was used, covering site selection, production processes, space requirements, circulation, utilities, and waste management. The results indicate that Kawite-wite Village, Kabawo District, is suitable for development due to its proximity to raw materials, accessibility, spatial planning conformity, and favorable site conditions. The study provides a basis for developing an architectural concept that supports cashew value addition, agro-industrial development, and the local economy.
