Abstract

Notaris adalah pejabat umum yang berwenang untuk membuat akta otentik sejauh pembuatan akta otentik tertentu tidak dikhususkan bagi pejabat umum lainnya. Tujuan penelitian adalah untuk mengetahui dan mendapatkan pengetahuan yang jelas terkait dengan Kedudukan Akta Notaris dalam pengikatan jual beli hak atas tanah dan Perlindungan hukum terhadap pemenuhan hak para pihak apabila salah satu pihak melakukan wanprestasi dalam perjanjian pengikatan jual beli. Manfaat Penelitian untuk memperoleh pembahasan dari hasil yang sistematis, sehingga sejalan dengan permasalahan yang dibahas, maka yang menjadi titik berat pembahasan dalam penelitian ini untuk mengetahui bersangkut paut dengan kedudukan akta Notaris dalam pengikatan jual beli ha katas tanah. Hasil dalam penelitian ini Dengan adanya undang-undang sebagai kepastian hukum yang melindungi nilai-nilai keadilan terutama bagi pihak yang dirugikan dan bisa diterima sebagai ganti kerugian akibat kelalaian salah satu pihak. Perlindungan hukum terhadap pemenuhan hak para pihak apabila salah satu pihak melakukan wanprestasi dalan pengikatan jual beli sesuai Pasal 1267 KUHPerdata juga menyebutkan mengenai upaya yang dapat dilakukan yaitu, dengan memaksakan pihak untuk memenuhi perjanjian atau membatalkan perjanjian disertai dengan biaya ganti rugi.

Abstract

This study aims to analyze the feasibility of laying quail farming by Mrs. Jumiani in Asam Peutik Village, Langsa Lama District. The sampling technique used purposive sampling technique with a sample of 1 person. The data used in this study are primary data and secondary data. To find out the feasibility of laying quail farming by Mrs. Jumiani in Asam Peutik Village, Langsa District, a feasibility analysis was carried out, namely Net Present Value (NPV), Internal Rate of Return (IRR), Payback Period (PP) and R/C Ratio. The results of this study obtained a Net Present Value (NPV) of Rp53.848.834 with NPV criteria > 0 then the business is feasible. Internal Rate Return (IRR) 54,22% with the criteria IRR> DR (6%) then the business is feasible to run. R/C Ratio of Rp2,98 with the criteria of R/C Ratio > 1 then the business is feasible to run. From the three calculations, the feasibility analysis shows that the results of the laying quail farm of Mrs. Jumiani in Asam Peutik Village, Langsa Lama District are feasible to be cultivated and the Payback Period (PP) is 0,3 years or 3,5 months, which is smaller than the project age of 1,5 years or 18 months, which means that within 0,3 years or 3,5 months the business is able to return investment costs before the productive time of the business.

Abstract

The research method used by the researcher in this research is a qualitative approach with a descriptive method. This type of research uses a literature study. Education in Indonesia is still experiencing a character crisis, many violations of norms, juvenile delinquency and far from religious values. Conceptualization of the image of a religious humanist school, namely a school that develops basic humanist values ​​(freedom, creativity, cooperation, honesty, self-actualization) while remaining within a religious framework. Not secular humanism, but humanism by religious values ​​(science, aqidah, worship, morality, ma'rifah). Factors that describe a religiously humanist school include the principal as a motivator, teachers as a motivator, a variety of activity programs, adequate learning facilities, a conducive school culture, a supportive social environment, and responsive parents.

Abstract

The progress of the Morocco national team at the 2022 World Cup in Qatar exceeded the expectations of many parties. Morocco looks amazing big European teams. Morocco's impressive performance since the group stage made them the first representatives from the African continent to reach the semifinals. The presence of parents and families of the Moroccan national team players is one of the keys to every victory for the Moroccan team. The direct presence of the family at the stadium to provide support and prayers is the spirit for the Moroccan team when they compete. Parents work together to support their children in the field. so that the cohesiveness of the Moroccan team is increasingly visible both outside the field and outside the match field. The research method used is a qualitative research method with a literature study approach.

Abstract

Abstract: Seeds are part of the plant containing embryo that grows through the germination process. This process involves metabolism occurs in seeds to produce roots and shoots. However, this metabolic process is inhibited by the environment and genetics of the seeds itself. Thus, the seeds experience dormancy and fail to grow. Dormancy can be broken with help of physical and chemical scarification to accelerate seed germination. The research aim was to determine the physical and chemical scarification seed dormancy breaking in increasing the germination rosary pea seeds (Abrus precatorius L.). The research method used was experimental randomized block design using 4 treatment groups, namely cracked (F1), sanded (F2), and soaked in 50% H2SO4 solution for 15 minutes (K1) and 30 minutes (K2) and the group control with water. The viability germination, germination rate (GER), vigor index (VI), simultaneous growth (SG) normal sprouts on day 6, and growth rate (GOR) were observed for two weeks. The results obtained that immersion in H2SO4 50% solution for 30 minutes and cracking could break the dormancy of rosary pea seeds and increase germination with higher viability of germination, GER, VI, SG, and GOR than immersion in 50% H2SO4 solution for 15 minutes and sanding.

Abstract

Pada asasnya, harta (al-mal) dalam peradigma Fiqh atau agama Islam merupakan milik Allah SWT, yang oleh manusia sepatutnya dijadikan sebagai alat (tools), bukan tujuan, untuk mencapai falah (kesejahteraan) yang hakiki, baik di dunia maupun di akhirat. Ia merupakan kebutuhan pokok manusia yang bersifat primer (adhdharuriyyat) yang terlindungi, sejajar dengan kebutuhan akan agama, jiwa, akal, dan keturunan. Atas dasar itu, Islam memberikan apresiasi setinggi-tingginya atas orang yang mengupayakan berbagai cara yang halal untuk memperoleh harta benda dan sebaliknya menetapkan sanksi hukuman berupa had atas orang yang mengambil (mencuri) harta orang lain dengan jalan batil. Paradigma hak milik menjadi bagian dari sistem hukum kebendaan. Benda atau zaak merupakan segala sesuatu yang bisa jadi objek hak milik (Pasal 499 KUHPerdata). Hukum benda dalam hukum perdata merupakan aturan yang mengatur berbagai hak-hak kebendaan serta barang-barang tak terwujud (immaterial). Penelitian ini merupakan penelitian Studi Kepustakaan (library research) yang datanya melalui sumber pustaka dengan kajian teoritis dengan menggunakan pendekatan Undang-Undang, Peraturan Pemerintah, Keputusan Presiden, Fatwa Dewan Syariah Nasional-Majelis Ulama Indonesia (DSN-MUI) atau regulasi yang berhubungan. Dalam hukum Islam dan Nasional, harta (al-mal) terklasifikasi ke dalam berbagai macam aspek atau sudut pandang, di mana masing-masing klasifikasi tersebut menimbulkan konsekuensi hukum tersendiri. Konsekuensi hukum ini bervariasi antara satu klasifikasi harta dengan klasifikasi yang lainnya, di mana konsekuensi yang timbul tidak jauh dari sah-batal, boleh-tidak, wajib-haram, berhak- tidak berhak, dan sebagainya. Setidaknya harta (al-mal) dapat diklasifikasikan berdasarkan kebolehan memanfaatkannya, keberadaan barang sejenis di pasaran, eksistensi zat benda setelah dimanfaatkan, kemungkinan dipindahkan dari satu tempat ke tempat lainnya secara wajar, status harta, kemungkinan dibagi, dan pemilik dari harta. Paradigma hak milik menurut hukum perdata yaitu hak milik merupakan hak untuk menikmati kegunaan suatu kebendaan secara leluasa dan bisa berbuat bebas terhadap benda tersebut dengan sepenuhnya, selama tidak bertentangan dengan undang-undang yang berlaku dan tidak pula mengganggu hak orang lain.

Abstract

This study aims to explore students' perceptions of the use of Kialo Edu in developing ideas for writing argumentative essays. The participants of this study were thirteen of sixth semester students of the Pontianak Foreign Language Institute who enrolled essay writing class. The methodology employed was a descriptive study with a three-scale closed questionnaire and semi-structured interviews as data collection instruments. The findings indicated that after using Kialo Edu for three times, students showed positive perceptions in developing ideas for writing argumentative essays. 5 of the 7 statements on the questionnaire received a 100% "agree" response. The positive response from the interview also supports this result. Referring to this result, the answer to the question has been found that the students' perception of the use of Kialo Edu is positive in helping them develop ideas for writing argumentative essays. In the other words Kialo Edu can be recommended as a platform that can be used in the classroom to develop ideas on essays that require argument elaboration, such as argumentative essays.

Abstract

PT Wahana Bandhawa Kencana is a mining company operating as a contractor. Mining activities include a set of overburden and coal getting activities. In mining activities, produktivity target plays an important role in a mining company, so it is necessary to figure out the cycle time of used equipment. The method of this research was quantitative and observation on field condition was also conducted. The objectives of this research was to determine the cycle time, productivity and efforts to optimize the cycle time as well as the cycle time and produktivity after conducting optimization. From the field observation and calculation, the actual cycle time average CGE37084R dump truck was 39.80 minutes while the ideal one was 25.33 minutes, the produktivity was 26.31 tonnes/hour. The optimization efforts conducted to achieve the productivity target was optimizing the actual cycle time from 39.80 minutes to 38.95 minutes. With the optimized cycle time, the obtained produktivity was 26.88 tonnes/hour. The cycle time optimization was implemented by widening the front area and leveling road on the hauling road so that it could optimize the cycle time from 39.80 minutes to 38.95 minutes. The decreasing obstacle time was 0.85 minutes and the productivity increased as much as 0.75 tonnes/hour.

Abstract

This Article discusses the sale and purchase of customary land in the Indigenous Law Community of Wangel Village (Aru Islands Regency). The act of free sale of Indigenous Lands has an impact on socio-economic life. A progressive step is needed to anticipate this. So that the issues raised are How to Implement the Sale and Purchase of Customary Land in the People of Wangel Village Customary Law based on Customary Law and what the legal consequences that occur if there is a violation in the Sale and Purchase of Customary Land in the Indigenous Law Community of Wangel Village based on Customary Law. In accordance with the previously mentioned problems, this study is a normative juridical study where the sale and purchase of indigenous land in the Indigenous Law Community of Wangel Village (Aru Islands Regency) is researched through concept approaches, legislative approaches and case approaches. The results of the study showed that the Process of Selling Customary Land has often occurred in the Wangel Village Indigenous Law Community, if there has been a price agreement between buyers and landowners then the buying and selling process will be carried out based on customary law applicable to the Wangel Village Indigenous Law Society. And if there is a violation in the sale and purchase of customary land then the legal consequences are in the form of customary sanctions in accordance with customary law applicable to the Wangel Village Indigenous Law Society

Abstract

Social media was created from two operating words - social and media. Social, in this context, means interaction between individuals who share the same interests, groups, or even communities. Media as the name suggests, is a medium, channel, or platform that enables the creation and exchange of user-generated content. Social media is less than two decades in existence but has become widely accepted. Building relationships and interactions is the main reason for the adoption of social media networks by individuals, however, organizations capitalize on the ubiquitous use of these sites and view them as platforms that directly interact with existing and new customers for their goods and services. One of the image-based social media that can act in the business process is Instagram. Instagram features that will be tested include hashtags in captions, live Instagram, drop questions and vote. One of the features, namely voting on snapgrams on Instagram, is a phase pattern. The use of this feature will provide a decision for business organizations in making decisions from various options available to improve organizational performance
