Abstract

In 2019 the pandemic Covid-19 caused sharp decline on Indonesian economy, yet in 2021 the economic condition started to recover, indicated by 7% increase in Gross Domestic Product and Consumer Confidence Index. One sector influenced by strong economic recovery is property industry, furthermore government gave stimulus to boost property industry growth. PT Bumi Serpong Damai Tbk (BSDE) is a leading property developer having various projects and land bank across Indonesia. Post Covid-19 era, the financial performance of PT Bumi Serpong Damai Tbk showed a good condition, the evidence is the increase in company profitability and decline in the debt. The fundamentals contrast with the stock price as the price declined even in the recovery phase. This condition encourages the writer to do the research on PT Bumi Serpong Damai Tbk stock valuation and whether the share is classified as overvalued or undervalued. The research will utilize secondary such as financial reports, annual reports, public expose from idx.co.id, tradingview, and other literature sources. The methodology to process the data is Discounted Cash Flow valuation method to find the actual intrinsic value and value-added intrinsic value, to find the fair value using Net Asset Value valuation method. The added value is a proposal to developing housing projects for Generation Z with goal to increase the company share price. The actual intrinsic value is IDR 1,250 per share with 6.40% margin of safety and the added-value valuation method is IDR 1,612 per share with 37.82% margin of safety. The result of Net Asset Value method is fair value of IDR 2,554 per share and 118.29% margin of safety. Finally, the author will determine if the stock of PT Bumi Serpong Damai Tbk is undervalued or overvalued and give investment recommendations.

Abstract

This article analyses the recent year’s port and military base competitions and rivalries between international, regional and local powers in the Red Sea and its implication on peace and security of Horn of Africa the region. The super power global ambitions, military capability, political and economic influence made the Horn of Africa a pivotal role of geopolitics in shaping the security and economic trajectory. In this context, Security developments in the Horn are being integrated into geopolitical and geo-economics agendas that stretch far beyond the immediate region. On the other hand, the uptick engagement by external actors, and their attendant interests, alliances and agendas offers opportunities for development and integration, but it also poses considerable risks since horn of Africa region are vulnerable to intra- and interstate conflict. Further it raises the prospect of proxy struggles and growing geopolitical interest and tensions which is an obstacle to conflict resolutions lasting peace in the region. Thus the articles argue Rather than seeking to undermine one another, the regimes of the Horn have increasingly tended to support one another. In addition this paper recommends regional institutions such as IGAD need to reconsider dynamics within the Red Sea in line with the aim of building confidence among actors in order to advance common economic and security interests, as well as to ensure the future development of the shared interest.

Abstract

Background: Because of the tremendous progress that has taken place throughout the globe in a number of categories, including as the social, the economic, the educational, and so on, the ties that exist between countries are today usually considered to be in a very favorable state. As a result of these kinds of encounters, there is now a higher requirement for persons to be able to communicate successfully in a minimum of two languages. Aim: The study’s goal is to find out the significance that is placed on being able to successfully communicate in a foreign language, there has been a rise in the use of both classic and modern methods for the teaching of language rely on Technological devices. At this point in time, there is no other degree of technical innovation that can compete with it. Method: Technology's effects on foreign language education were examined through studying technology's damages. Technology in foreign language instruction and its negative impacts were examined. This research was conducted with the intention of bringing to light the possibly negative effects that students who are making an effort to learn a foreign language as a result of utilizing technology may go on to suffer. Findings: The purpose of this article is to reveal how the speed and ease of technology, when used incorrectly, can cost students more time than they intend to spend learning a language. This article's specific goal is to show how something similar may ultimately occur in the actual world.

Abstract

The purpose of this study is to determine the influence of work discipline and organizational culture on job satisfaction both partially and simultaneously. This research was carried out on CV. Marnos Rattan Furniture with 49 respondents. This study is an associative study. The data collection method in the implementation of this study used questionnaire tools that were distributed to employees as respondents. From the data obtained will be analyzed using the Likert scale method, then analyzed by validity tests, reliability tests, normality tests, multicollinearity tests, multiple regression analysis, coefficients of determination and hypothesis tests through t tests and f tests. It is partially known that the work discipline variable (X1) has a significant effect on the job satisfaction variable (Y) and the organizational culture variable (X2) has a significant effect on the job satisfaction variable (Y). Simultaneously, it is known that the work discipline variable (X1) and the organizational culture variable (X2) have a significant effect on the job satisfaction variable (Y) with an Adjusted R Square value of 0.257, meaning that the work discipline variable and the organizational culture variable together have an influence on the job satisfaction variable by 25.7%.

Abstract

The development of the construction world today, especially in EPC (Engineering, Procurement and Construction) project work is very rapid and complex. So the level of difficulty and the potential for delays is quite large. From data taken at one of the EPC divisions of construction companies in Jakarta in March 2023, there are 9 projects that experience delays from 10 existing projects. So the purpose of this study is to identify and analyze the main factors causing delays in completing EPC projects as well as alternative completion. In achieving good project time performance, it requires the support of resources (Man, Material, Machine, Money, Method) that are owned efficiently from the input process to the output. The method used in this study is DMAIC (Define, Measure, Analyze, Improve & Control) where analysis is carried out using Fishbbone, 5W + 1H Brainstorming and Pareto Diagram. The main factors causing delays in EPC project work are lack of material supply, lack of manpower, late material arrival schedule, damage or loss of materials, lack of experts and design errors during planning. Alternatives to solving EPC project delays are first submitting an EOT (Extention of Time), adding man power, evaluating schedules, monitoring the implementation of engineering designs, and collaborating with consultants who are more experienced in the EPC field so that there are no planning design errors and implementation methods.
