Abstract

The development of villas as a form of property invenstment in the tourism sector requires a financial feasiblity analysis to ensure that the investment provides optimal returns. Thid study aims to analyze the investment feasibility of the Villa OHANA development project located in Gianyar, Bali, using Net Present Value (NPV), Internal Rate of Returns (IRR), Benefit Cost Ratio (BCR), and Payback Period (PBP) methods. The data used in this study are based on the project’s cost estimation (RAB) with a total investment of IDR 2,195,318,339 and revenue assumptions derived from rental price and occupancy rate. The result show that the NPV is IDR 159,369,661, the IRR is 11.7% which is higher than the discount rate 10%, the BCR is 1.07 (>1), and the Payback Period is 5.73 years. Based on these results, it can be concluded that the Villa OHANA development project is financially feasible and profiable as an investment in the tourism property sector.

Abstract

Precision farming or smart farming is a crucial solution to address the challenges of water resource management in horticultural crop cultivation. Lettuce (Lactuca sativa L.) is a commodity that is highly sensitive to water availability, where unstable soil moisture can reduce the quality and quantity of the harvest. This research aims to design and implement a real-time soil moisture monitoring system based on the Internet of Things (IoT). This system uses a soil moisture sensor as the primary sensor to measure the moisture level of the growing medium, which is then processed by a NodeMCU ESP8266/ESP32-based microcontroller. The obtained data is transmitted wirelessly to a digital dashboard platform via an internet network, allowing users to monitor land conditions through smart devices anytime and anywhere. The research method used is Research and Development (R&D), which includes hardware design, software development, and sensor accuracy testing. The results are expected to demonstrate that the system is able to provide precise water availability information with a low error rate, thereby assisting farmers in making timely watering decisions. The implementation of this technology is expected to optimize water use and maintain stable lettuce plant growth in a modern agricultural.

Abstract

Penelitian ini bertujuan untuk menganalisis kelayakan finansial pembangunan homestay di Denpasar menggunakan metode Net Present Value (NPV). Latar belakang penelitian ini didasarkan pada meningkatnya kebutuhan akomodasi di sektor pariwisata, khususnya homestay yang menjadi pilihan alternatif bagi wisatawan. Metode yang digunakan dalam penelitian ini adalah pendekatan kuantitatif dengan memanfaatkan data Rencana Anggaran Biaya (RAB) serta asumsi pendapatan operasional homestay. Analisis dilakukan dengan menghitung arus kas (cash flow) selama umur proyek dan mendiskontokan nilai tersebut menggunakan tingkat bunga tertentu. Hasil penelitian menunjukkan bahwa total biaya investasi awal yang dibutuhkan sebesar Rp249.504.358,99 dengan umur proyek selama 10 tahun dan tingkat diskonto sebesar 10%. Berdasarkan perhitungan, diperoleh nilai NPV sebesar Rp57.723.992, yang berarti bernilai positif. Hal ini menunjukkan bahwa proyek pembangunan homestay mampu memberikan keuntungan setelah memperhitungkan nilai waktu uang. Dengan demikian, proyek ini dinyatakan layak untuk dilaksanakan dari segi finansial. Kesimpulannya, pembangunan homestay di Denpasar memiliki prospek yang baik sebagai investasi di sektor pariwisata. Namun, keberhasilan proyek tetap bergantung pada pengelolaan operasional, kestabilan pendapatan, serta pengendalian biaya yang efektif. Oleh karena itu, perencanaan yang matang dan strategi pengelolaan yang tepat sangat diperlukan agar hasil investasi dapat optimal.

Abstract

To address severe traffic bottlenecks and support the Trans-Java logistics corridor, the Sheikh Mohamed Bin Zayed (MBZ) Elevated Toll Road was established as a paramount national infrastructure. This research assesses the economic justification and financial viability of this IDR 16.2 trillion capital expenditure by deploying Net Present Value (NPV), Internal Rate of Return (IRR), Benefit Cost Ratio (BCR), and Payback Period (PBP) analyses. Utilizing a 40-year concession timeframe and the current integrated tariff of IDR 27,000 for Class I vehicles, the projected net annual cash flow reaches IDR 1.5 trillion. At a predetermined discount rate of 8%—reflecting the benchmark interest rate and macroeconomic risk premiums—the findings reveal an NPV of IDR 1.68 trillion, an IRR of 8.96%, a BCR of 1.10 (>1), and a return on investment duration (PBP) of 10.8 years. The extended discussion highlights that while the project is proven to be a highly lucrative long-term asset, mitigation of operational risks and inflation must remain a priority for the concession holder. Consequently, this elevated toll road is proven to be financially sound and commercially feasible.

Abstract

The construction of a two-storey residential house requires a detailed cost estimation to ensure that the project is financially feasible. This study aims to analyze the investment value of the Adel House two-storey housing project based on the Bill of Quantity (RAB) data and cash flow evaluation. The research method used in this study is a quantitative descriptive method through documentation study using project budget plan data obtained from the Excel-based Bill of Quantity (RAB). The research stages include data collection, cost recapitulation, cash flow preparation, and financial feasibility analysis using Net Present Value (NPV), Internal Rate of Return (IRR), and Benefit Cost Ratio (BCR) methods. The cost data include several main work components such as preparation works, earthworks, reinforced concrete works, wall works, roofing and ceiling works, floor and wall finishing works, aluminum and steel works, painting works, and mechanical-electrical-plumbing (MEP) works. The total direct construction cost of the project is IDR 256,070,300, with an additional calculated amount leading to a total project cost of approximately IDR 284,238,000. The results of the financial feasibility analysis indicate that investment feasibility can be determined by comparing the present value of benefits and costs over the project life cycle. A project is considered financially feasible if the NPV is positive, the IRR exceeds the discount rate, and the BCR value is greater than 1. This study provides a financial assessment framework for residential construction projects based on cost planning and economic engineering principles.

Abstract

The Cost Estimate (RAB) is a crucial component in planning a two-story residential construction project, which is more intricate and complex than building a single-story house; therefore, an efficient cost estimate is required to minimize costs without compromising safety or the structural integrity of the building. This study aims to analyze cost components within the BEP that have the potential to cause cost overruns without compromising the quality of the building itself. The methods used are quantitative and descriptive analysis, reviewing BEP data from the perspectives of preparatory work, structure, architecture, and finishing. The analysis results indicate that expenditures can be made more efficient by re-evaluating the selection of more economical materials that still meet technical standards. Additionally, efficiency can be further enhanced by implementing good project management and eliminating non-essential expenditures. Thus, a comprehensive evaluation of the cost estimate can produce a more efficient and effective budget plan for the construction of a two-story house.

Abstract

Penelitian ini bertujuan menganalisis struktur biaya pembangunan ruang kelas baru di Madrasah Ibtidaiyah Darut Tauhid dengan pendekatan klasifikasi biaya dalam ekonomi teknik, yang berangkat dari pentingnya pengelolaan biaya konstruksi tidak hanya sebagai angka nominal dalam Bill of Quantity (BOQ), tetapi juga sebagai dasar pengendalian anggaran dan evaluasi efisiensi proyek. Metode penelitian yang digunakan adalah deskriptif-kualitatif dengan studi kasus, di mana data diperoleh melalui dokumentasi BOQ dan dianalisis dengan klasifikasi biaya berdasarkan waktu, sifat penggunaan, produk, dan volume pekerjaan. Hasil penelitian menunjukkan bahwa biaya terbesar terdapat pada pekerjaan beton bertulang (23,97%), plesteran (17,56%), dan pasangan (14,38%), dengan seluruh biaya termasuk kategori present cost karena merupakan pengeluaran aktual, mayoritas tergolong variable cost dan direct cost sehingga sangat dipengaruhi oleh volume pekerjaan fisik di lapangan. Temuan ini menegaskan bahwa pengendalian volume pekerjaan dan ketelitian dalam penyusunan BOQ menjadi faktor utama dalam menjaga efisiensi anggaran, sementara penelitian ini memberikan kontribusi berupa penerapan konsep klasifikasi biaya ekonomi teknik secara sistematis pada proyek konstruksi pendidikan serta manfaat praktis bagi pengelola proyek dalam meningkatkan transparansi, akuntabilitas, dan efektivitas pengendalian biaya.

Abstract

The construction of boarding house buildings is one form of property investment that has promising prospects in urban areas. This study aims to analyze the economic feasibility of the Defilla Three-Story Boarding House construction project based on the Budget Plan (RAB) data. The study uses secondary data obtained from a previous undergraduate thesis regarding the cost estimation and tender process of the Defilla Three-Story Boarding House project in Semarang. The data were further analyzed using the Net Present Value (NPV), Internal Rate of Return (IRR), Benefit Cost Ratio (BCR), and Payback Period (PP) methods. The total investment cost based on the Budget Plan data was Rp1,570,137,000. The analysis results showed an NPV value of Rp430,521,112, an IRR value of 13.91%, a BCR value of 1.27, and a Payback Period of 6 years and 8 months. Based on these results, the construction project of the Defilla Three-Story Boarding House is considered economically feasible and has the potential to provide long-term investment benefits.

This stu The establishment of a sand mining storage facility requires careful engineering and economic planning to ensure long-term structural durability and finansial efficiency. This study evaluates the investment planning for a sand mining warehouse by analyzing its cost structure and financial feasibility using the Benefit-Cost Ratio (BCR) method. High-volume bulk materials like sand exert significant lateral and vertical loads, necessitating robust reinforced concrete design and optimal material selection. Financial data were analyzed over a 10-year planning horizon with an assumed discount rate of 10% per annum. The initial capital expenditure (CapEx) includes land acquisition, earthworks, and structural concrete construction, while operational expenditure (OpEx) covers maintenance and logistical management. The cash flow simulation integrates projected annual revenues from enhanced logistics and reduced material degradation. The structural analysis ensures that the facility complies with Indonesian concrete standards to prevent failure under peak load configurations. The financial evaluation yields a BCR value greater than 1.0, indicating that the discounted benefits outweigh the total capitalized costs. This comprehensive approach proves that integrating structural integrity with rigorous financial parameters provides a reliable framework for industrial infrastructure investment, minimizing economic risks while maximizing structural service life.

Abstract

Pemeliharaan taman kampus merupakan bagian penting dalam menjaga kualitas lingkungan, kenyamanan, serta fungsi estetika kawasan perguruan tinggi. Penelitian ini bertujuan untuk menganalisis komponen biaya pemeliharaan taman Kampus UIN Kiai Haji Achmad Siddiq Jember berdasarkan dokumen Rencana Anggaran Biaya (RAB) menggunakan metode Analisa Harga Satuan Pekerjaan (AHSP) dan pendekatan kuantitatif. Data penelitian diperoleh dari dokumen Engineer Estimate (EE) pekerjaan pemeliharaan taman Kampus UIN tahun anggaran 2022 dengan total nilai anggaran sebesar Rp152.000.000. Analisis dilakukan terhadap beberapa item pekerjaan utama seperti pekerjaan persiapan, pembuatan papan nama, pekerjaan gazebo, perbaikan jalan setapak, pergola bunga, pagar tanaman, tempat duduk, instalasi listrik, dan pekerjaan taman. Hasil penelitian menunjukkan bahwa komponen biaya terbesar terdapat pada pekerjaan taman sebesar Rp53.025.532,50 atau sekitar 34,88% dari total anggaran. Selanjutnya pekerjaan perbaikan jalan setapak memiliki kontribusi sebesar Rp40.123.622,88 atau 26,40% dari total biaya. Sementara itu, pekerjaan dengan nilai terendah terdapat pada pekerjaan persiapan sebesar Rp4.287.375,00. Penggunaan metode AHSP mampu memberikan perhitungan biaya yang lebih sistematis, terukur, dan sesuai dengan kebutuhan lapangan karena mempertimbangkan komponen tenaga kerja, bahan, dan peralatan. Pendekatan kuantitatif dalam penelitian ini membantu mengidentifikasi distribusi biaya pada setiap jenis pekerjaan sehingga dapat digunakan sebagai dasar evaluasi efisiensi anggaran pemeliharaan taman kampus di masa mendatang.
