Abstract

The rapid development of commercial housing often overlooks local geotechnical characteristics, particularly in areas dominated by soft soils. This study aims to evaluate the suitability of commercial housing design typologies in terms ofengineering geological characteristics in Lamkeneung, Aceh Besar, Indonesia. A descriptive-quantitative approach with an evaluative method was employed using primary data from Detailed Engineering Design (DED) documents and secondary data from engineering geological maps and relevant literature. The evaluation was conducted on three housing types, namely Type 36, Type 52, and Type 70, based on six assessment parameters: foundation suitability, settlement potential, building spacing, building coverage ratio (BCR), drainage system, and the compatibility between soil permeability and drainage design.The results indicate that the study area is dominated by alluvial soils consisting of clay and silt with low to moderate bearing capacity, high compressibility, and low permeability. The evaluation showedthat all housing types fall into the less suitablecategory, with the main issues being the use of shallow foundations, potential soil settlement, and drainage systems not fully adapted to the existing soil characteristics. These conditions may increase the risk of differential settlement and surface water ponding, which can negatively affect building performance and the quality of the residential environment. This study contributes by proposing a geotechnical parameter-based evaluation framework as a preliminary assessment tool for housing development in soft-soil areas.
