Abstract

Perumahan dan prasarana lingkungan merupakan kebutuhan dasar setiap keluarga dalam masyarakat Indonesia. Dalam  membuka investasi dibidang tersebut,dibutuhkan analisa nilai jual rumah yang tepat, agar dapat bersaing dengan investor lainnya. Tujuan dari penelitian menganalisa nilai biaya rumah. Penelitian  menggunakan metode Break Event Point (BEP,dengan data biaya tetap (fixed cost), biaya berubah (variable cost) dan biaya total (total cost) yang menghasilkan kurva biaya. Analisa aspek Finansial menggunakan data analisa Net Present Value (NPV), analisa Internal Rate of Return (IRR), analisa Payback Period (PP), analisa Average Rate of Return (ARR) dan analisa Minimum Attractive Rate of Return (MARR). Hasil rumah tipe 65, untuk biaya bangun perunit rumah adalah Rp 155.627.839 dan nilai jual rumah Rp 420.000.000. Hasil analisa didapatkan, nilai biaya tetap sebesar Rp 11.072.434.521, nilai biaya berubah sebesar Rp 194.294.522, nilai biaya total sebesar Rp 11.266.380.433. Analisa juga didapakan nilai Break Event Point sebesar  Rp 20.603.292.945 dan BEP dalam unit adalah 49 unit.  Nilai aspek finansial yang didapatkan yaitu Net Present Value sebesar  Rp 8.644.757.649, analisa IRR sebesar 49 %, analisa Payback Period sebesar 1,3 tahun 10 bulan , analisa Average Rate of Return  sebesar 20 % dan analisa MARR  sebesar 24 %. Kata kunci : Metode Titik Impas (Break Event Point), Kurva Biaya Aspek Finansial

Abstract

This study investigates the optimization of project scheduling using the Critical Path Method (CPM) in construction projects. Focusing on the Building Rehabilitation Project, Dekranasda Hall, and Kalimantan Barat Museum Fence, the research aims to reduce project duration without altering costs. CPM is employed to map out activities in a network, identifying the critical path to enhance time management. The initial project duration was 249 days. By breaking down work items and increasing the number of workers in critical activities, the duration was reduced to 125 days. Optimization involved dividing tasks into manageable segments and determining the appropriate workforce through trial and error. The study demonstrates that effective project scheduling and resource allocation can significantly reduce completion time, highlighting CPM's value in project management for achieving efficiency and meeting deadlines. The findings emphasize the importance of detailed planning, dependency logic, and continuous monitoring to optimize construction project timelines.
