Abstract

This research is motivated by the increasing complexity of construction projects and design changes (Contract Change Orders / CCOs) that affect work quantities, costs, and project schedules. The study aims to implement 3D Building Information Modeling (BIM) for modeling and cost estimation (Bill of Quantities and Cost Budget Plan) in the Yogya Cimanggu Department Store Construction Project. The research employed a Research and Development (R&D) approach using the 4D model, consisting of define, design, develop, and disseminate stages. Modeling was carried out using Autodesk Revit, followed by clash detection and material take-off processes. The results indicate that 3D BIM enhances visualization, coordination, and design conflict identification, while the implementation of 5D BIM enables more accurate and efficient cost estimation. Furthermore, the integration of Augmented Reality (AR) provides a more interactive visualization experience. Therefore, the implementation of BIM and AR is effective in supporting project management in terms of cost, time, and quality.   Keywords: Building Information Modeling (BIM), 3D BIM, 5D BIM, Contract Change Order (CCO), Cost Estimation, Augmented Reality (AR)
