Abstract

This tool aims to reduce the impact of dirt arising from the finishing work of a building. The tool consists of two main parts: the dolak (mixing tub), which serves as a place to prepare the mixture, and the washing box (or washing tub), which is used for cleaning work equipment. By combining these two functions into one tool, the scattering of plaster or paint mixture can be avoided. With the presence of a stirring tub and washing box for finishing work, the cleanliness of the surrounding road environment can be maintained during the project implementation period. Dirty asphalt settling work can be eliminated, thus saving project costs. The project site will remain cleaner compared to when using cement mix, as the stirring tub is directly connected to clean water and the sewer system. Additionally, the mixture used will be more economical, as less is wasted. The use of this tool should be included in the Standard Operating Procedures (SOP) for finishing work to ensure that cleanliness in the project environment is consistently maintained.

Abstract

Gajah Mungkur reservoir is one of the largest multipurpose reservoirs in Java with 100 years of useful life. The purpose of the Gajah Mungkur Reservoir is not only as a flood control, but also for other needs such as hydropower, irrigation and raw water. The construction of the Wosusokas is to objectify the purpose of the reservoir for the distribution of raw water to several regions, namely Gajah Mungkur, Sukoharjo, Solo, and Karanganyar. The purpose of this study was to determine the reliability of the reservoir’s use for raw water with the Wosusokas transmission pipeline network. The method is to simulate a simple operating pattern at the Gajah Mungkur Reservoir using the Standard Operating Rule (SOR) with the target release for irrigation water and raw water. The research findings indicate that more than 70% of the actual release for meeting the needs of irrigation and fulfilling raw water supply is the value of the target release for meeting the needs of irrigation and fulfilling raw water supply. The calculation results also show the percentage of reliability for raw water in 2017 was 100%, while the percentage of reliability in 2018 was 45,833%, and the percentage of reliability from January 2019 to July 2019 was 76,923%.

Abstract

Delays in handover to consumers will result in real estate developer companies being fined by consumers. This is a burden that burdens the financial position of development companies which can reach losses of hundreds of millions or even billions of rupiah. The appearance of the fine greatly affects the company's cash flow, because the company's profit is eroded to pay the fine. Housing project development activities, especially landed houses projects, are very complex and require cooperation between departments from planning, implementation to consumer handover. Complexity occurs where many parties involved in one cycle have strict targets and influence each other, so it needs to be outlined in a time frame called a master schedule. It requires a thorough and detailed master schedule control to map the conditions and problems that arise as well as trouble-shooting in the existing time frame. With good master schedule control , it will result in on-time handover to consumers. So that it will reduce the company's cash flow burden because it pays consumer fines. Through observation and interview methods conducted in the period of 2016-2019, the author took a study on one of the developers of a housing project in Serpong, Tangerang, from a total of 7 (seven) clusters, data showed that there was 18% of late consumer handovers resulting in fines. The results of this project management study , namely an integrated project time management system based on the internet, special servers and cloud, can provide an overview of solutions to reduce late fines.
