Abstract

ABSTRACT The problem of building fires in major cities in Indonesia is a serious problem from various parties. Fires occur due to various things, such as electrical short circuit, exploding gas cylinders, riots, and crime. The role of structural experts in handling post-fire buildings is how to estimate the temperature that occurs in the post-fire structural elements, estimate the strength of the remaining post-fire structure of the building, and propose reinforcement techniques on these elements. This paper is limited to the evaluation of structural elements after the fire. The purpose of this study is to determine the type and level of damage that occurs after the building fire. This research is done by using secondary data. The method used is visual observation, non-destructive test and destructive test. From the results of the analysis will be assessed against each of the building elements that are reviewed. And from these results it can be concluded that Building A can still be eligible to be used by doing a number of reinforcement on certain elements, and Building B is no longer suitable to be used.ABSTRAK  Masalah kebakaran gedung di kota-kota besar di Indonesia menjadi masalah yang serius dari berbagai pihak. Kebakaran terjadi diakibatkan oleh berbagai hal, seperti hubungan pendek arus listrik, tabung gas meledak, huru-hara, maupun tindak kriminalitas. Peran para ahli struktur dalam menangani gedung pasca kebakaran adalah bagaimana menaksirkan suhu yang terjadi di elemen struktur pasca kebakaran, menaksirkan kekuatan sisa struktur bangunan pasca kebakaran, dan mengusulkan teknik perkuatan pada elemen tersebut. Pada penulisan ini dibatasi pada penilaian elemen struktur pasca kebakaran saja.. Tujuan penelitian ini untuk mengetahui jenis dan tingkat kerusakan yang terjadi pasca kebakaran Gedung. Penilitan ini dilakukani dengan menggunakan data sekunder. Metode yang digunakan adalah visual observation, non-destructive test dan destructive test. Dari hasil analisis akan dilakukan penilaian terhadap masing-masing elemen bangunan yang ditinjau. Dan  dari hasil tersebut dapat disimpulkan bahwa Gedung A masih bisa dilaik digunakan dengan melakukan sejumlah perkuatan pada bagian elemen tertentu, dan Gedung B sudah tidak laik digunakan.

Abstract

Building reliability is the ability of a building to carry out its functions according to plan. But in reality there are cases where buildings are not reliable. Therefore it is necessary to assess the reliability of the building in order to know the value of the reliability of a building so that it can be concluded whether the building is still functional or not. So a study was conducted on the assessment of the reliability of buildings that cover 5 aspects of the building, namely aspects of architecture, structure, utilities, accessibility, and building and environmental layout. The assessment will be carried out according to the existing function weights for the five aspects of the assessment. Evaluation is broadly carried out using visual observation methods and specifically for the aspect of utility the document study method is used as an additional. Can be known reliability in each aspect with the existing reliability classification. After evaluating each aspect, a comprehensive reliability assessment will be carried out with the weight of existing functions and can be known whether the building is reliable, less reliable, or unreliable through the existing reliability classifications and it can be seen whether the building is still in a worthy condition or not.

Abstract

Concrete damage assessment for further action is very important for the safety of building strength before something unexpected happens. Therefore, an early assessment of a building that might seem alarming is very important. There are many methods that can be used to assess concrete damage, starting from the visual, use of tools, destructive and non-destructive test. As the rapid development of infrastructure, there is also an increase need to assess the damaged concrete. Not only new buildings, old buildings also need to be assessed to ensure the safety of these buildings, especially buildings affected by earthquakes, natural disasters, dirty environments and or others. The high need for assessors in these locations become a problem if the building is huge and will take time if done with a small workforce, technological assistance is the solution. Buildings affected by natural disasters causes various kinds of damage, starting from cracks, mold and stains on concrete blankets. This damage can interfere with the strength and safety of the building, so assessing damage to concrete is very important. Not all buildings that are damaged are safe to go to, let alone stepped on, so we need the help of technology, for example cameras or drones.

Abstract

ABSTRACTDevelopment in Indonesia is increasingly demanding to have high-rise buildings, but not all high-rise buildings follow the rules in accordance with the Building Permit (IMB) resulting in buildings that do not meet standards and are easily damaged. Lack of maintenance and improper repair time will result in higher upgrades and higher repair costs. Therefore, it is very important to carry out an inspection or purpose of the condition of a building, by knowing the type of damage, preventing damage, and taking action against the damage. The purpose of this research is to find out whether methods from outside Indonesia can be used to assess the condition of existing buildings in Indonesia. This research was conducted using the Portuguese Urban Tenancy Regime method. The results of this study are the condition of the X Mall building in Jakarta getting a Defect Index value of 4.44 points, which means the building is in good condition and there is minor defect in the form of aesthetic defect. There is some defect that needs to be repaired, but there is no damage that can endanger visitors or people around the building. ABSTRAKPembangunan dalam Indonesia semakin menuntut untuk memiliki gedung bertingkat tinggi, namun tidak semua gedung bertingkat tinggi mengikuti aturan sesuai dengan Izin Mendirikan Bangunan (IMB) mengakibatkan gedung menjadi tidak memenuhi standar dan mudah mengalami kerusakan. Kurangnya perawatan dan waktu perbaikan yg tidak tepat akan akan mengakibatkan kerusakan semakin meningkat dan biaya perbaikan yang lebih besar. Oleh karena itu penting sekali melakukan inspeksi atau penilaian kondisi dari sebuah bangunan, dengan tujuan mengetahui jenis kerusakan, mencegah terjadinya kerusakan, dan melakukan perbaikan terhadap kerusakan tersebut. Tujuan dalam penelitian ini adalah untuk mengetahui apakah dengan metode yang berasal dari luar Indonesia dapat digunakan untuk menilai kondisi bangunan yang ada di Indonesia. Penelitian ini dilakukan menggunakan metode Portuguese Urban Tenancy Regime. Hasil dari penelitian ini yaitu kondisi gedung Mall di Jakarta mendapatkan nilai Indeks Kerusakan sebesar 4,44 poin yang artinya bangunan dalam kondisi baik dan terdapat kerusakan ringan berupa kerusakan secara estetika. Terdapat beberapa kerusakan yang perlu diperbaiki, akan tetapi tidak terdapat kerusakan yang dapat membahayakan pengunjung atau orang disekitar bangunan.
