Abstract

This paper discusses the uneven development and detects the circular causation that occurs in the Kalibata area. Uneven development occurs between the street vendor trade area and Kalibata City trade area. The research method we use are: 1) literature study as theoretical basis to understand the uneven development theory and the occurrence of circular causation; 2) data collection by conducting interviews, observation, and direct mapping; 3) information processing where we used the data obtained to compare the differences in production processes between two regions. Kalibata City (formal area) and street vendor trade area (informal area) have different potential that generates the difference in production process. This article found that: 1) street vendor’s consumer facilities is simpler than Kalibata City; 2) street vendor area doesn’t have legal permit, thus making them susceptible to eviction, 3) street vendor is limited to the area beside the railway, 4) the tools used by the street vendors are less sophisticated than Kalibata City, and; 5) the street vendors have limited skills than the workers in Kalibata City. We also found there are 3 types of production of street vendors: low, mid, high complexity. Meanwhile, production process in Kalibata City is ran in a more structured and organized way. These differences trigger the developmental differences between these regions. Circular causation makes it worse. Kalibata City will continue to be able to develop its area, while PKL will be difficult to develop because its limitations.

Abstract

This paper is aimed at contextualizing the approach of Community Based Development as an alternative solution of communities to reduce dependency to the outer forces. It is conducted by examining a heavily urbanized area in Central Jakarta and to compare it with different scales of contexts. Kelurahan Cideng has very unique context since its urban environment has particular population composition of the dichotomic extremes: the poor and the rich as well as those involved in formal and informal employment. The study treats a national government’s policy of the integration of Posyandu, BKK and provincial initiative of PAUD as the interplay with the socio-economic context of Cideng.

Abstract

Perkembangan kawasan industri dan pertumbuhan jumlah pekerja industri berimplikasi pada peningkatan kebutuhan hunian di sekitar kawasan industri. Perbedaan latar belakang dan kebutuhan pekerja menyebabkan munculnya keberagaman preferensi dalam memilih hunian. Tujuan penelitian ini adalah untuk melihat preferensi hunian pekerja industri berdasarkan faktor-faktor yang mempengaruhi preferensi hunian seperti; faktor fisik rumah, kualitas, lokasi, ketersediaan fasilitas pendukung, dan faktor kondisi lingkungan sekitar. Studi sebelumnya menunjukkan bahwa lokasi merupakan faktor yang paling berpengaruh terhadap pemilihan hunian pekerja industri, karena semakin jauh lokasinya maka semakin besar biaya dan waktu tempuh yang dibutuhkan. Namun studi lainnya membuktikan bahwa pekerja industri lebih memilih menjadi commuter dibandingkan tinggal di hunian sewa dan menetap di kota. Metode penelitian yang digunakan adalah metode kualitatif dengan melakukan survey dalam bentuk kuesioner. Hasil penelitian merupakan analisis deskriptif dan analisis skoring. Hasil penelitian ini menyatakan bahwa kondisi lngkungan yang aman menjadi faktor terpenting dalam pemilihan hunian bagi pekerja industri dengan tingkat kepentingan sebesar 98,4%.

Abstract

Berbelanja sudah menjadi aktivitas rutin bagi sebagian orang. Dalam berbelanja memiliki dasar atas kebutuhan dan keinginan, yang mana bagi sebagaian orang yang ingin berbelanja dengan dasar kebututuhan biasanya akan berbelanja pada tempat yang sesuai dengan kebutuhannya, seperti contohnya di pasar tradisional, minimarket hingga fenomena yang marak saat ini seperti berbelanja online yang mana biasanya lebih murah dan praktis. Akibatnya beberapa pusat perbelanjaan modern, seperti Shopping Center/ Mall cukup menurun dalam intensitas aktvitas komersilnya. Selain itu, adanya wabah pandemi Covid-19 yang masuk ke Indonesia pada tahun 2020 merupakan faktor yang mengakibatkan pembatasan gerak masyarakat untuk beraktivitas di Shopping center/ Mall. Beda halnya pada konsumen yang ingin berbelanja dengan dasar keingininan, seperti sebagian orang yang ingin berbelanja untuk mendapatkan pengalaman ruang yang positif. Setiap area Shopping Center/ Mall memiliki karakteristik yang berbeda, Sehingga pengalaman ruang seseorang atau yang dapat disebut dengan Sense of Place (Rasa terhadap tempat) berbeda-beda pada setiap area pada Shopping Center. Maka dari itu penulis ingin mencoba meneliti, bagaimana peran Sense of Place pada di Grand Indonesia Shopping Town. Dengan mengumpulkan dan mendeskripsikan persepsi pengunjung, hingga mengukur indikator pengaruh Sense of Place pada beberapa titik area dan memetakan area tersebut sehingga kita dapat melihat apa dan dimana area yang dapat mendapat menstimulasi representasi mental konsumen yang mengundang repetisi pengunjung di Grand Indonesia Shopping Town.

Abstract

Outdoor shopping malls have become an integral part of the modern urban landscape, offering a unique shopping experience under the open sky. This research aims to identify factors that influence the attractiveness of outdoor shopping malls. This literature review delves into the intricate design elements and strategic considerations that underpin the allure of outdoor shopping malls. Through a meticulous analysis of 400 papers published between 2014 and 2024, encompassing a total of 112,560 citations, key insights emerge regarding the impact of architectural design on consumer behavior. The research highlights the significance of factors such as exterior aesthetics, interior layout, and urban planning in shaping the appeal of shopping centers. By integrating perspectives from architecture, economics, and sociology, this study offers a holistic understanding of how outdoor malls create immersive retail experiences. Furthermore, by examining trends in research themes and collaborations among authors, this review sets the stage for future investigations into optimizing the design and functionality of outdoor shopping destinations
