Abstract

The revitalization of the Old City of Semarang has had a significant impact on the physical condition of the area. Initially, the image of the Old City of Semarang as a historical tourist destination is an ancient area with poorly maintained conditions, experiencing flooding every year, and socio-economic problems. Revitalization is one of the efforts undertaken by the government to revive the Kota Lama Semarang area which is experiencing environmental degradation or degradation. Improvement of infrastructure conditions, widening pedestrian paths, and procurement of street furniture are the main focus of the revitalization program. The purpose of this study is to analyze the effect of revitalization on changes in spatial patterns that occur in the Kota Lama Semarang area. In order to achieve these objectives, research objectives are set, namely the identification of the revitalization process, analysis of changes in spatial patterns, and analysis of the impact of revitalization on changes in regional spatial patterns in the Old City of Semarang. In this study using quantitative methods through temporal spatial analysis, descriptive analysis and comparative descriptive analysis which aims to determine the relationship between the revitalization process and changes in spatial patterns in the Kota Lama Semarang area. The results showed that revitalization affects the changes in the spatial pattern of the Kota Lama Semarang in terms of spatial use, building characteristics, accessibility, land prices and settlement characteristics. Many things have happened due to revitalization, such as the emergence of new activities in the form of commercial areas, trade areas and changes in community activities in the Kota Lama Semarang area. Spatial use control is carried out to control changes in spatial patterns that occur so that it remains in accordance with the designation of the area of the Old City of Semarang

Abstract

Tembalang Higher Education Area is growing rapidly in line with the increasing number of Diponegoro University students. The development of the area and the increase of students number triggered the emergence of studentification which resulted in changes in the social, economic, cultural and physical structures. Hence, the rate of land conversion that has not been developed into built-up land, which is 31.8% of the total area where student residences are more dominant than communities’ residential. The studentification process that has been studied shows that housing demand that are not in accordance with the its availability can lead to vacant housing or a de-studentification phase which can harm the area. Therefore, this study aims to analyze the availability of student housing in the context of studentification. The research was conducted by analyzing the variable housing availability of students and using data on the type and location of student housing. The type of student housing itself is based on the theory of studentification that consist of HMO (House Multiple Occupation), PBSA (Purpose Built Student Accomodation) and Private Housing. Meanwhile, the student residential locations are grouped based on five sub-districts, namely Tembalang Village, Bulusan Village, Pedalangan Village, Sumurboto Village and Kramas Village. Data collection was carried out through field observations and through data from google maps and interviews with the owner of the student residence. The data obtained were then analyzed using quantitative methods with quantitative descriptive analysis tools and spatial analysis. The results of the analysis show that Bulusan Village has the most varied types of housing available, both HMO, PBSA, and private housing where the percentage of land area that is not built is still quite high (> 50%) and the second closest distance to the campus is after Tembalang Village. With this diversity, Kelurahan Bulusan has a high chance of being developed as a direction for residential development for students compared to Kelurahan Tembalang which is currently too congested. Thus the construction of residential spaces at KPT Tembalang afterwards can be avoided from vacant student residences or de-studentification.

Abstract

Revitalization of the Semarang Old City is the government's effort to overcome physical problems as well as promote history tourism as a generator development. Revitalization is focused on physical improvements such as improving infrastructure and facilities, making pedestrians comfortable, and adding street furniture. The physical changes in the area are indicated to have an impact on the socio-economic conditions of the community. Therefore, the purpose of this study is to analyze the relationship between the revitalization and the social and economic conditions of the community. The research method used a quantitative method with a proportional random sampling to 77 respondents. The analysis method used a  linear regression. The results of the analysis show that the revitalization carried out has a positive effect on social conditions and has a negative effect on the economic conditions of the community. This is showed by a decrease in income levels, changes in livelihoods, a decrease in the ability to rent land and inconvenience in living after the revitalization process. On the other hand, revitalization has a positive impact on social aspects, as shown by community interactions. In addition, the area becomes safer after revitalization where the crime rate is getting smaller. The revitalization process should be carried out in a balanced physical and non-physical manner so that the socio-economic conditions of the community are not negatively affected by the revitalizationprocess.
