Abstract

Penelitian ini bertujuan untuk mengkaji transformasi rumah tinggal di Banjaran, Bandung, menjadi vila sewa dengan mengadopsi gaya modern yang disertai elemen alami berupa tanaman liquanyu. Penekanan diberikan pada perancangan ulang tata letak interior dan eksterior agar sesuai dengan tren desain modern yang fungsional, estetis, serta harmonis dengan lingkungan. Metode penelitian yang digunakan adalah observasi lapangan untuk memahami karakter fisik rumah dan analisis desain guna menentukan strategi penambahan elemen-elemen modern dan alami tanpa perubahan struktural yang signifikan. Elemen tanaman liquanyu diterapkan untuk memperkuat kesan natural yang menyatu dengan lingkungan luar, menciptakan keseimbangan antara modernitas dan alam. Hasil penelitian menunjukkan bahwa penggunaan elemen hijau dan pengaturan tata ruang yang modern tidak hanya meningkatkan kenyamanan dan daya tarik visual, tetapi juga memberikan nilai tambah yang signifikan terhadap potensi rumah sebagai vila sewa yang kompetitif di pasar pariwisata. Penambahan elemen-elemen alami seperti tanaman, bersama dengan tata letak modern, membantu menciptakan suasana vila yang menenangkan dan menarik bagi wisatawan yang mencari akomodasi dengan nuansa estetis dan menyegarkan. Kesimpulan penelitian ini menegaskan bahwa penerapan gaya modern dengan tambahan elemen alami dapat meningkatkan daya tarik dan nilai ekonomis vila, serta memperluas peluang bisnis di sektor pariwisata, khususnya di kawasan Bandung yang menjadi destinasi wisata populer. Penelitian ini memberikan panduan praktis bagi pengembang dan pemilik properti dalam mengoptimalkan potensi rumah tinggal untuk dikembangkan menjadi vila sewa yang berdaya saing tinggi.

Abstract

Fenomena pertumbuhan pariwisata di Lembang, khususnya di Desa Pagerwangi, menghadirkan tantangan dalam menciptakan desain villa yang dapat mengharmoniskan modernitas dengan budaya lokal. Penelitian ini bertujuan untuk mengeksplorasi strategi desain villa berkelanjutan yang mencerminkan nilai-nilai budaya masyarakat setempat, sekaligus memenuhi tuntutan pariwisata modern. Menggunakan metode kuantitatif inferensial, penelitian ini melibatkan 300 responden untuk memahami preferensi desain dan penerimaan terhadap elemen budaya dalam konteks keberlanjutan. Hasil penelitian menunjukkan bahwa desain villa yang mengintegrasikan unsur-unsur budaya lokal mampu meningkatkan daya tarik bagi wisatawan, sekaligus mendukung pelestarian identitas budaya desa. Novelty penelitian ini terletak pada pengembangan kerangka kerja desain yang menggabungkan elemen modern dan tradisional, serta prinsip keberlanjutan dalam konteks pariwisata di Desa Pagerwangi. Temuan ini memberikan kontribusi signifikan bagi pengembang dan arsitek dalam menciptakan villa yang tidak hanya estetis tetapi juga berkelanjutan dan berakar pada budaya lokal

Abstract

Cirebon, as a region rich in cultural and religious heritage, holds great potential as a prime tourist destination. This study aims to identify the role of religious and cultural tourism in boosting travel demand in Cirebon. Utilizing visitor data analysis and online news discourse through Structural Topic Modeling (STM) and SARIMAX methods, the research explores the relationship between media coverage, promotional strategies, and tourism trends. Findings reveal that cultural events such as the Muludan Festival and religious pilgrimages to Sunan Gunung Jati's tomb are key attractions. Digital promotions through social media and the involvement of human and virtual influencers enhance Cirebon's exposure as a travel destination. However, sustainability challenges, including overtourism and waste management, must be addressed to maintain tourist experience quality. This study provides strategic recommendations, including data-driven and technological management, to foster sustainable tourism development in Cirebon.

Abstract

This study examines the integration of modern Sundanese architecture in mountain villa design and planning in Pagerwangi, Lembang, to support sustainable tourism. Using an inferential quantitative approach, data from structured surveys and observations reveal significant correlations between traditional materials, craftsmanship, and cultural symbolism with tourist preferences. The findings highlight the appeal of culturally authentic designs that combine vernacular elements with contemporary styles. Challenges in modern villa construction, such as neglecting cultural values, are addressed with recommendations for incorporating cultural heritage into design principles. This participatory approach emphasizes involving local communities to ensure sustainability and authenticity. Practical insights are offered for developers and policymakers to enhance tourism planning by creating culturally resonant and sustainable tourist destinations. The study underscores the value of modernizing traditional architecture to meet contemporary demands while preserving cultural identity.

Abstract

Subdistrict Lembang, as a leading tourist destination in Indonesia, has significant potential for the development of sustainable rental villas. This study aims to analyze effective regional planning strategies in the development of rental villas, focusing on sustainability and tourism management. A mixed methods approach was used, combining surveys with 311 tourists and interviews with local stakeholders. The results of the quantitative analysis showed that 80% of tourists prefer environmentally friendly accommodations that are integrated with nature, with 65% opting for renewable energy, 70% supporting efficient waste management, and 75% preferring environmentally friendly building materials. Interviews revealed that 70% of stakeholders believe that good planning can enhance the tourist experience and minimize negative impacts on the local community. Local community involvement has also proven to be essential in improving economic welfare and providing authentic experiences for tourists. The findings suggest that the development of rental villas in Lembang should consider appropriate zoning, the integration of environmentally friendly technologies, and collaboration between the government, villa managers, and local communities to achieve long-term sustainability. This study makes a significant contribution to the development of sustainable regional planning and sustainable tourism theories, and offers practical recommendations for local government policies.

Abstract

The development of infrastructure in Indonesia, especially in the National Capital City (IKN), requires integrated and sustainable design. The use of smart technology and data-based management systems is a key innovation to optimize urban infrastructure, making it more efficient and responsive to urban environmental changes (30%). This technology enables a more efficient planning and management process, which in turn improves the quality of life for city residents by enhancing energy efficiency, reducing carbon footprints, and improving public services. Based on analysis, the application of smart technology shows significant improvements: energy efficiency increased by 25%, carbon footprint reduction by 25%, public service quality increased by 20%, and natural resource management improved by 25% (25%). This approach aligns with the theory of Koens, Postma, & Papp (2018), which states that cities are multifunctional and complex environments, where the increasing number of visitors can put pressure on existing resources. Additionally, the principle of sustainability, covering social, economic, and environmental aspects, is also a primary focus of this study, in line with the views of Langle-Flores et al. (2025), emphasizing the importance of polycentric governance systems for achieving sustainable policy agreements. This research provides an overview of the critical role of technology and governance in creating cities that are more inclusive and responsive to global changes, such as climate change and rapid urbanization (20%). The study recommends the importance of policies that support the integration of technology and sustainability principles in future city planning, as well as the need for coordination between stakeholders to achieve a balance between development and the preservation of limited natural resources.

Abstract

This study aims to examine the model of urban ecotourism in the development of the central government area of the Nusantara Capital City (IKN), focusing on sustainability and the integration of tourism with the green city concept. Using a mixed-methods approach, this research combines qualitative and quantitative data analysis involving 400 respondents. The study evaluates the potential and challenges of urban ecotourism development, including the management of natural attractions, accessibility, accommodation facilities, and interactions between tourists and local communities. The social aspect analyzed includes the impact on the social structure and inequalities caused by tourism. The economic impact includes job creation and increased local income, while the environmental impact assesses the risk of environmental degradation due to mass tourism. Through in-depth interviews and quantitative surveys, this research is expected to provide a comprehensive overview of the sustainable urban ecotourism model implementation in IKN and offer policy recommendations for environmentally and socially responsible tourism planning and management in IKN.

Abstract

This study critically examines the profound implications of Indonesia's capital city relocation to Ibu Kota Nusantara (IKN) in East Kalimantan, particularly its multifaceted impact on regional tourism. While the official narrative frames IKN as a catalyst for "Indonesia-centric" development and a "green, smart, and sustainable forest city" bolstered by ambitious city branding, our findings highlight significant paradoxes and inherent risks. The promise of economic equity from the "Indonesia-centric" narrative risks manifesting as an isolated development "bubble," and the noble environmental vision could become "greenwashing" if massive construction proceeds without stringent mitigation and transparency. Similarly, potent city branding, unsupported by genuine inclusivity and authentic experiences, risks becoming a fragile empty facade, undermining IKN’s credibility as a global destination. The IKN project transcends a mere geographical shift; it's a significant political undertaking that, while reflecting governance ambitions, potentially imposes a hegemonic national identity, overlooking local cultural diversity and genuine community participation. Furthermore, our analysis indicates that the theoretically ideal Pentahelix collaboration model may devolve into an "elite vehicle" if power imbalances among government, business, academia, community, and media are not actively addressed, potentially marginalizing local voices. Enhanced connectivity, while crucial, could lead to "disaster rather than blessing" without robust capacity planning and strict tourism regulations, risking overtourism and ecological/cultural degradation. Economic opportunities are fraught with inequity risks, where benefits might concentrate among newcomers and large investors, while local communities face gentrification and social displacement. The success of East Kalimantan's tourism hinges on effective governance capable of overcoming fragmentation and conflicts of interest, ensuring urban branding reflects genuine local authenticity.

Abstract

This study investigates how the increasing foreign property dominance in Canggu, Bali, fueled by a post-pandemic surge in digital nomads, is pushing aside tourism ethics. This influx has created an unprecedented demand for villas and co-working spaces, leading to a severe land crisis and heightened social inequality. The conversion of agricultural land into tourism properties, often ignoring sustainability, directly threatens Bali's food security and significantly damages vital local ecosystems, including the UNESCO-recognized traditional Subak irrigation system. Moreover, the escalating influence of foreign investors worsens existing social and economic disparities while intensifying the erosion of Balinese culture. Drawing on data from 400 respondents, this research proposes actionable solutions: a moratorium on commercial property permits in green zones, agricultural land rehabilitation, empowerment of the local economy, and stringent enforcement of customary law. Our policy recommendations highlight the critical need for sustainable tourism planning and robust property regulations to safeguard environmental and cultural sustainability. This study aims to deepen the understanding of more responsible and sustainable tourism practices in Bali and other regions grappling with similar developmental challenges.

Abstract

Penelitian ini secara kritis mengkaji dampak pariwisata massal pada sosial ekologis Ibu Kota Nusantara (IKN) dalam konteks keberlanjutan. Sebagai ibu kota baru dengan visi "kota hutan", IKN menghadapi dilema krusial antara potensi ekonomi pariwisata dan ancaman terhadap prinsip keberlanjutan. Melalui pendekatan mixed method, yang mengintegrasikan survei kuantitatif terhadap 400 responden dan wawancara mendalam dengan informan kunci, studi ini menjembatani analisis dampak konvensional dengan realitas pembangunan IKN. Hasilnya menunjukkan pariwisata massal membawa dampak ekonomi positif signifikan melalui peningkatan pendapatan dan lapangan kerja, terbukti valid via analisis regresi linier. Namun, di sisi lain, ditemukan dampak negatif substansial pada aspek sosial—seperti ketimpangan, perubahan struktur masyarakat, dan potensi erosi budaya—serta dampak ekologis berupa degradasi lingkungan, penurunan kualitas air, dan tekanan infrastruktur. Uji t mengkonfirmasi disparitas signifikan dalam persepsi dampak antara masyarakat lokal dan wisatawan. Berdasarkan temuan ini, penelitian menyimpulkan bahwa tanpa pengelolaan yang sangat hati-hati, pariwisata massal berisiko mengkompromikan visi IKN sebagai kota hijau yang inklusif. Rekomendasi kebijakan strategis diusulkan, meliputi peningkatan infrastruktur ramah lingkungan, pengelolaan limbah efisien, pembatasan wisatawan di area sensitif, serta pemberdayaan dan pelibatan aktif masyarakat lokal. Tujuannya adalah memastikan pembangunan IKN yang holistik dan berkeadilan sosial.
