Abstract

Farmers' welfare plays an important role in increasing and maintaining agricultural production. Tobacco is one of the plants that has high value and is easy to grow in Indonesia and has an influence on society and economic development, especially agriculture. This study aims to determine whether income, land area, length of education, length of work, and household consumption affect the welfare of tobacco farmers in Banaran Village, Tembarak District, Temanggung Regency. The population in this study were the people of Banaran Village, Tembarak District, Temanggung Regency. The sample in this study used a purposive sampling method, namely 200 samples. This research uses descriptive analysis and multinomial logit test. The results of the research conducted showed that there were 2 variables that had a positive and significant influence, namely the variable land area of ​​0.034 and length of work variable of 0.048, while the variables that were not significant were income of 0.407, length of education of 0.209, and household consumption variable of 0.275. And for the simultaneous test all the independent variables used influence the welfare of tobacco farmers.

Abstract

This study analyzes the determinants of residential property prices in 13 selected Asian countries. Key variables include the residential property price index, GDP per capita reflecting economic conditions, real interest rates impacting borrowing costs, inflation affecting purchasing power), population growth influencing housing demand, energy consumption reflecting demand pressures, and the Gini Index measuring income inequality. The research employs the System Generalized Method of Moments (Sys-GMM) for dynamic analysis of these endogenous variables. The results indicate that property prices are significantly influenced by prior price levels. Furthermore, GDP per capita, inflation, and population growth positively affect property prices, underscoring the roles of economic growth and demographic factors in shaping the property market. Higher GDP growth enhances household purchasing power, while population growth increases housing demand. Conversely, energy consumption negatively impacts property prices, reflecting cost pressures from rising energy demand. Interestingly, the real interest rate and Gini index do not significantly influence residential property prices, suggesting these factors may not directly affect price dynamics in the studied countries. These findings emphasize the need for policies that support economic stability and sustainable growth to enhance property market competitiveness. Policymakers should prioritize energy efficiency and inclusive economic development to ensure long-term resilience in the property sector. Sustainable economic policies are essential to strengthen the region's property market and effectively manage growing energy demands.

Abstract

Evidently, the quantum of the general and sectoral impacts of growing trends of Ghana- Nigeria bilateral trade has been a phenomenon of mixed feelings. To some analysts the relationship has been positive, to others it is challenging. The purpose of this research therefore, tries to evaluate the influencing factors of Nigeria-Ghana trade in merchandize products through the gravity model of trade from 2008-2019. The results showed that the real exchange rate had a small but significant positive impact on the bilateral trade between Ghana and Nigeria, but more importantly, it had a positive impact on the Nigerian economy. The study again discovered a positive correlation between the size of the economy between Ghana and Nigeria and the flow of bilateral trade. This shows that trade improves as the GDP between these two countries increases or decreases. The market size or population of both countries exhibited a strong positive impact on trade flows and this is consistent with the theoretical foundation. The study is unique because it is the first to exclusively study and empirically investigate the trend of Nigeria-Ghana bilateral trade relation through the Newtonian gravity model.
