Abstract

Intensity of Choice Living is activities conducted by individuals as the final consumer and business customers that result in a decision to make the choice and use of products or services. This study aims to determine the effect of land and building taxes, location, facilities, environment and purchase price of the intensity of choice living to stay at Beringin sub-district Semarang. The population in this study are 5 houses in Beringin sub-district Semarang by the number of data transactions in the year 2011 as many as 277 transactions, with the number of samples by 73 respondents. Sampling technique in this study is stratified random sampling. Data collection methods used were a questionnaire, while to process the data used Tobit analysis techniques with the Shazam software for windows. The results showed that the Land and building tax has no effect on the intensity of choice living, meaning that the low property tax that is applied does not affect the intensity of choice to live, with a value is -0.98249 t-ratio> -1.294. Location of the intensity of choice living is significantly positive, meaning that the strategic location of housing offered, the more it will increase the intensity of choice to live, with a value is 2.0517 t-ratio> 1.294. Facilities influence for intensity of choice living is significantly positive, meaning that the more adequate housing facilities provided by the more it will increase the intensity of choice living, with a value is 1.8918 t-ratio> 1.294. Environmental influences for intensity of choice living is significantly positive, meaning that if the environment is conducive to housing, then it will increase the intensity of the residents living options, with a value is 2.3092 t-ratio> 1.294. Influence from the intensity of choice living for purchase price is significantly negative, meaning the lower the purchase price of the house, it affects the intensity of choice living, with a t-ratio value is -3.4125 <-1.294. These findings indicate that policies can be done by the developers and the government is focusing on four factors.

Abstract

Palm oil is one of plantation commodities, which is potential to have the market share in both domestic and international market. The prospect encourages palm oil farmers of Gerbang Serasan to increase their production with the purpose to achieve maximum profit. However, the farmers of Gerbang Serasan are faced to the problem of limited capital, as the production input price is getting higher, and the price of palm oil is uncertain. The aims of the research are to recognize the effects of the factors affecting business profit, maximum profit condition, and the return to scale condition of Gerbang Serasan's palm oil plantation in the Sub District of Gunung Megang. This research used primary data obtained from direct interview to the respondents. The respondents examined were all palm oil farmers of Gerbang Serasan (81 farmers). The analysis model applied was the profit function model of Cobb-Douglas, applied the method of Ordinary Least Squares (OLS) processed by SPSS Program version 16. The research results show the costs of NPK fertilizer and nitrogen (urea) fertilizer, the number of productive trees has significantly positive effect on profit, herbicide cost has significantly negative effect on profit, on the other hand, weighing and carry cost statistically have no effect on profit. The return to scale is in the condition of Increasing Return to Scale (IRS).

Abstract

ABSTRACT Cluster phenomenon has attracted the attention of economist to get involved in the location matters study that create a new paradigm. Tumang is tourism village industrial district of metal craft in Boyolali Regency has a characteristic and dominated by small-scale industry. The purpose of this study is to analyze cluster pattern and analyze factors which influence the market orientation in industrial district of metal craft Tumang ,Cepogo, Boyolali Regency used 60 respondents. This study uses Cluster Analysis to analyze cluster pattern refers to the variable in the Markussen model (1996) and Logistic Regression Model is used in this study to analyze the important factors that distinguish export-oriented industries and domestic-oriented industries. The results of the identification of the proposed cluster patterns Markusen, it can be concluded that the pattern of industrial district of metal craft Tumang Cepogo Boyolali Regency follows the pattern of clusters Marshallian and the Hub and Spoke. The results of binary logistic regression model analysis there are four variables that significantly influence the export market orientation of the labor, age of business, the buyer network, and the active promotion.
