ABSTRAK Krisis keterjangkauan hunian di kota besar seperti Surabaya berdampak pada generasi milenial, yang mengalami kesulitan memiliki rumah pribadi akibat harga tinggi, backlog perumahan, dan standar kualitas hunian yang rendah.. Merespons permasalahan ini, konsep co-housing hadir sebagai solusi melalui pendekatan arsitektur partisipatori yang kolaboratif dan inklusif. Co-housing menawarkan ruang-ruang komunal yang mendorong interaksi sosial serta partisipasi aktif antar penghuni, namun tetap mempertahankan privasi masing-masing individu atau keluarga. Pendekatan partisipatori dipilih karena sejalan dengan karakter generasi milenial yang terbuka dan kolaboratif. Untuk memastikan perancangan berbasis kebutuhan nyata, digunakan pula strategi desain empiris Walter Wallace, yang menekankan hubungan antara teori, observasi, dan analisis sistematis. Hasil perancangan menunjukkan bahwa integrasi partisipasi pengguna dan metode empiris menghasilkan hunian yang fungsional dan terjangkau.. Model ini berpotensi menjadi prototipe pengembangan hunian berkelanjutan, terutama dalam konteks kolaborasi sosial dan efisiensi ruang kota. In response to this issue, the co-housing concept emerges as a solution through a participatory architectural approach that is both collaborative and inclusive. Co-housing offers communal spaces that encourage social interaction and active participation among residents, while still maintaining the privacy of individuals or families. The participatory approach is chosen because it aligns with the open and collaborative nature of the millennial generation. To ensure the design responds to real needs, Walter Wallace’s empirical design strategy is also employed, emphasizing the relationship between theory, observation, and systematic analysis. The design results demonstrate that integrating user participation with empirical methods leads to housing that is both functional and affordable. This model has the potential to serve as a prototype for future housing developments, particularly in fostering social collaboration and optimizing urban space efficiency.
