Abstract

The government provides subsidized single-story housing for low and middle-income communities. However, these houses often undergo major renovations due to residents is comfort with the housing quality. Buildings that adopt a passive design approach have the potential to enhance comfort and environmental friendliness as a sustainable and future oriented investment. Therefore, passive design is essential for achieving sustainable renovations of subsidized housing. This study focuses on three subsidized housing projects in Medan City. The research employs qualitative and quantitative approaches, collecting data through three stages: literature review, expert interviews, and field observations, including questionnaire distribution to residents of single-story subsidized housing in Medan. A Likert scale is used to assess residents needs, while a ranking system prioritizes the most efficient passive design factors for renovation.The study identifies five key passive design factors that can optimize subsidized housing: vegetation, materials, ventilation, shading, and interior layout. The findings serve as a guideline for homeowners, developers, and policymakers to construct or renovate more sustainable subsidized single-story housing.

Abstract

Abstract: The building sector is a significant contributor to global carbon emissions, making it necessary to develop strategies to reduce emissions, particularly during the renovation of commercial buildings such as hotels. This study aims to investigate the application of circular economy principles in hotel building renovations to support carbon emission reduction, particularly embodied carbon. The method used is a descriptive qualitative approach through in-depth interviews with four architecture practitioners selected via purposive sampling. Data were analyzed thematically and validated through triangulation with the literature. The results indicate that relevant circular economy strategies include retaining existing structures (intensive use), extending the building’s lifespan, utilizing modular prefabrication, selecting low-carbon materials, and implementing material reuse. The findings also suggest that reuse is more effective than recycling in reducing emissions because it does not require additional energy-intensive processes. Overall, integrating circular economy principles into hotel building renovations has significant potential to reduce carbon emissions and support more sustainable design practices. Keywords: Carbon Emission, Circular Economy, Embodied Carbon, Hotel Building, Building Renovation Abstrak: Sektor bangunan merupakan kontributor signifikan terhadap emisi karbon global, sehingga diperlukan strategi untuk menekan emisi, khususnya pada tahap renovasi bangunan komersial seperti hotel. Penelitian ini bertujuan untuk mengeksplorasi dan menginvestigasi penerapan prinsip ekonomi sirkular dalam renovasi bangunan hotel guna mendukung pengurangan emisi karbon, terutama karbon tertanam. Metode yang digunakan adalah pendekatan kualitatif deskriptif melalui wawancara mendalam dengan empat praktisi arsitektur yang dipilih melalui purposive sampling. Data dianalisis secara tematik dan divalidasi melalui triangulasi dengan studi terdahulu. Hasil penelitian menunjukkan bahwa strategi ekonomi sirkular yang relevan meliputi mempertahankan struktur eksisting (intensive use), memperpanjang masa pakai bangunan, penggunaan prefabrikasi modular, pemilihan material rendah karbon, serta penerapan reuse material. Temuan juga menunjukkan bahwa reuse lebih efektif dibandingkan dengan recycling dalam menekan emisi karena tidak memerlukan proses energi tambahan. Secara keseluruhan, integrasi prinsip ekonomi sirkular dalam renovasi bangunan hotel berpotensi signifikan dalam mengurangi emisi karbon dan mendukung praktik desain yang lebih berkelanjutan.
