<![CDATA[Residential property is one of the basic human needs to be met. It is therefore important to know what factors affect residential property prices. There's been a lot of research currently on macroeconomic variable impact on the residential property price index, but there is still limited research on the catastrophic and build-level impact on the residential property price index. The study aims to identify both partial and simultaneous effects on disaster levels, macroeconomic variables made up of inflation, PDRB rates, and population density, as well as build omniscience on residential property price indexes. Secondary data sources are then analyzed using regressions of panel data using a common effect. The research site is eight major cities in Indonesia. Analysis shows that disaster and inflation rates have both negative and significant links to residential property price indexes, PDRB velocity variables and population densities have positive and significant links to residential property price indexes and omniscient construction variables are insignificant to the residential property index. Testing f explains that disaster rates, macroeconomic variables, and construction allowances affect residential property prices simultaneously.]]>
