The Auction Minutes constitute an authentic deed prepared by an Auction Officer as the basis for an auction winner to acquire rights over the auctioned object. This study aims to analyze the legal consequences of the annulment of Auction Minutes by the court and the legal certainty afforded to good-faith auction winners. This study employs a normative juridical method using primary, secondary, and tertiary legal materials, supported by statutory, case, conceptual, and analytical approaches. Legal materials were collected through a literature study and analyzed using grammatical and systematic interpretation as well as legal construction. The findings indicate that the legal consequences of Auction Minutes depend on the validity of the auction process, the condition of the object, and the good faith of the parties. Decision Number 2868 K/Pdt/2018 annulled the legal force of the Auction Minutes and their derivative documents, whereas Decisions Number 973 PK/Pdt/2024 and 754 PK/Pdt/2018 upheld the auction results based on different legal circumstances. Legal certainty for auction winners is not absolute but depends on the validity of the process and good faith. Winners who lawfully acquire the object and act in good faith deserve legal protection.
