<![CDATA[Profitability is an important indicator in assessing a company's financial performance. The property sector in Indonesia requires substantial funding, making capital structure management and asset efficiency critical factors in determining profitability levels. This study aims to examine the effect of Debt to Equity Ratio (DER) and Total Asset Turnover (TATO), both partially and simultaneously, on profitability proxied by Return on Assets (ROA). This study employs a quantitative method using secondary data in the form of annual financial statements from 11 property sub-sector companies listed on the Indonesia Stock Exchange for the 2022–2025 period, with a total of 44 observations. The sampling technique used was purposive sampling, and data analysis was conducted using multiple linear regression, t-test, F-test, and coefficient of determination (R²). The results show that simultaneously, DER and TATO are able to explain 68.0% of the variation in company profitability, while the remaining 32.0% is influenced by other variables outside the model. Of the two variables, TATO is the most dominant and consistent variable in influencing profitability, indicating that asset utilization efficiency (total asset turnover) plays a far greater role than capital structure in determining the company's ROA level.]]>
