Abstract

Hedonic is a model for estimating the land value based on the identified factors that can influence the value of land. There are there (3) factors that influence the value of the land; i.e.; its structure, neighbourhood and location. The current study tries to establish a Hedonic Model that used to determine the land value as guarantee for bank credit. For structure factors, it uses 4 variables, they are the extent of total are, the front width, the direction and the index of the shape. The neighbourhood factors uses 2 variables; i.e.; the number of the sport facilities in radius of 1000 meters and the number of the hospitals in radius of 1250 meters. While the location factor uses 2 variables; i.e.; the nearest distance to the center of the city and the nearest distance to the main road. Statistical analysis used is regression analysis toward land lot sale value of the sample in 2005 as many as 2009 lots.  The analysis result suggest that five variables are significant at the stage of α = 0,05, they are extent, shape index, the number of sport facilities in the radius of 1000 meters, hospital facilities in radius of 1250 meters and the distance to the main road. As a whole, this model is able to explain 59,6% of the land value, while the rest 40,4% is explained by other variables outside this model.Hedonic model, Land value, Structure and Location.

Abstract

Just in time (JIT) is one of concepts that support cost management to anticipate the change that happens in industrial environment because of the advance of technology and automation. In a concept, JIT doing cost elimination through elimination of inventory number (inventory equals 0). This elimination of inventory number automatically lost the cost of storage and transportation, and cause the decrease of tolerate level toward product error. The aim of this research is to know and examine the influence factors of purchase, production, material shipment, product shipment and JIT environment simultaneously that have significant influences toward the cost production’s effectively and efficiently at PT. Santosa Jaya Abadi Sidoarjo, and also to know and examine the dominant influence factors of purchase, material shipment, product shipment, and JIT environment toward cost production’s effectively and efficiently at PT. Santosa Jaya Abadi Sidoarjo. The result of analysis shows that the first hypothesis that proposed in this research that is, “it is factors of purchase, production, and material shipment, product shipment, and JIT environment simultaneously have significant influence toward the cost production’s effectively and efficiently at PT. Santosa Jaya Abadi Sidoarjo” is accepted. This is supported by the result of F-test, in which the result shows that Fcount­ (14.521) > Ftable (3.13). By seeing on the value of R square = 0.729, it means that the up-down variation of Y variable (cost production’s effectively and efficiently at PT. Santosa Jaya Abadi Sidoarjo) as much as 72.9% is influenced by all independence variable in model and the rest as much as 27.1% is stipulated by  variable out side of model. It means that the contribution of independence variables in model is good enough because it is more than 50%. Beside this, there are many variables that influences the effectively and efficiently of cost production at PT. Santosa Jaya Abadi Sidoarjo that not examined in this research. The second hypothesis, that is, “JIT environment have dominant influence toward the cost production’s effectively and efficiently at PT. Santosa Jaya Abadi Sidoarjo” is accepted. This is supported by the result of t-test which is the value of tcount is 4.735, and ttable is 1.96, so that tcount > ttable. Beside this, the dominant influence can be stipulated with the highest value of r2 for JIT environment factor, that is, as much as 0.00476.

Abstract

Human as source, as generally and their live looking for happiness while constitute of equation from live satisfaction. Every individual has satisfaction level while different – appropriate with value – has been valid in their self. More many aspects in the job while equation with those individual desire so more lower of satisfaction level that he feels. Satisfaction work according Herzberg (1957:107) configured to be 2 category that is: satisfaction  or motivator and dissatisfies or hygiene factor. Satisfies is factors as source of satisfied work configure: opportunity achievement, confession, responsibility, work while more challenge and dissatisfies configure: work condition, salary/ fee, supervision/ leadership style while constitute of dissatisfies work. To increase productivity and effective work of employ the researcher adopt problem satisfied work of employ PT. Petro Central Gresik. Research while writer has been done with used analyst factor from program SPSS. Result finding variable while dominan affect work satisfied employ is salary variable/ fee (X2) with loading 0,86. Beside that influenced by six other variable that is in a series: variable of leadership style with loading 0,8; variable of work condition with loading 0,78; variable working while more challenge with loading 0,77; and variable confession with loading 0,74.Based on that finding, the researcher suggest for PT. Petro Central Gresik to increase satisfaction work of employ, where more give attention is:  the leader of company should cooperate to increase satisfaction work of employ as whole, this very important to maximize result, because higher of work satisfaction employ could be increase productivity and effective work of employ, so leader of company holding on 2 core factor and 7 variable, with stress of core factor also variable while dominant influenced about work satisfaction, so can increase that productivity and effective work.

Abstract

The Indofood Group and even all companies at the present time are facing tight competition. As a consequence of this condition, they must have abilities to build and to keep, as well as to increase the brand equity of their products they offered. There are four purposes of this research; firstly, to examine the influence of brand awareness to the brand equity of Bimoli brand at Indofood Group; secondly, to examine the influence of perceived quality to the brand equity of Bimoli brand at Indofood Group; thirdly, to examine the influence of brand association to the brand equity of Bimoli brand at Indofood Group; and fourthly, to examine the influence of brand awareness, perceived quality and brand association simultaneously to the brand equity of Bimoli brand at Indofood Group. The population of this research is consumers of fried oil of Bimoli who ever buy and consume fried oil of Bimoli brand in towns of Surabaya and Sidoarjo. Samples taken for conducting the research were samples who own population characteristics. Total number of consumer respondent as samples of this research was established at the amount of 130 respondents. Primary data collection for realizing this research was done by distributing questioners to all consumer respondents. It was noted that the sampling method was using non-probability sampling through convenience sampling technique. Technical analyis implemented in this research is statistical formula in this case multiple linear regression model. Through t-test, results of research have proved that brand awareness variable has no impact individually to the brand equity variable, and two variables of perceived quality and brand association have the impact individually to the brand equity variable, and through F-test, the three variables of brand awareness, perceived quality and brand association have the impact simultaneously to the brand equity variable.

Abstract

This study investigates The Conceptual Model of Decision Making of Repeat Buying motorbike Honda in 20 (twenty) dealer Sale of Honda in Surabaya. This research expected can assist heads of dealer in taking decision related to Sacrifice and Quality Service with Value Service and Consumer Satisfaction, and its influence to Decision of Repeat Buying motorbike honda. According to sacrifice released by consumer to get service and product become big especial size measure the so small service value. Company (dealer) in submitting service and provide the quality of service represent all important matter in creating value to customer and his innings will be able to determine service value. Synergity among service value and satisfaction of consumer give contribution to decision of consumer in repeat buying motorbike Honda in Surabaya.Sampel in this research are repeat buyers and user of motorbike honda in region of Surabaya as responder counted 106 people. Analysis technique in this research used Structural Equation Modelling [SEM] one step & two step approach with program AMOS 4,0. Result of examination find that inexistence of multikolinierity in sacrifice, quality of service, service value, and satisfaction of consumer and also decision of repeat buying.Service value not yet earned to give influence of signifikan to sacrifice. Service value can give influence of signifikan to quality of service. While satisfaction of consumer not yet earned to give influence of signifikan to service value, but signifikan to quality of service. Decision of repeat buying can give influence of signifikan to quality of service, but not signifikan to consumer satisfaction

Abstract

The objective of this research is to analyze the impact of real GDP (Gross Domestic Product) and investment on the consumption of electricity energy in the ASEAN countries (Malaysia, Phillippine and Indonesia).  From the result of the analysis, it is found that there are significant influences of the real GDP and investment on the consumption of the electricity energy.  Partially, real GDP and investment doesn’t have any significant influence on the consumption of electricity for Malaysia and Indonesia.  Estimation model show that an increasing trend of consumption of electricity, investment and real GDP.

Abstract

UU Number 22 and 25, 1999 about local government and financial balancing between central and local government, concerning about, the rule of decentralization and autonomy in making local budget for revenues and expenditure. Budgeting process is considered very important and concerned many different parties. Not only top managers but olso lower and middle manager play a vital role in making and evaluating some alternatives plan of the budgetr objectives. Budgeting always been used as the indicator of manager’s performance (Kren, 1992). Miah and Mia (1996), stated the empowerment and responsibility given from top to lower management level will biring about more cosequnecies of responsibility from lower manager toward the implementation of the decision that has been made. This research analysis the interaction and decentralization and the influence of participation in budgeting abd decentralization toward the performance of Dinas Pemerintah Kota Banjarbaru. The sample taken for this research is Dinas Pemerintah Kota Banjarbaru .Analysis unit used in this research are the chairman of government officer (kepala bagian), the chairman of division officer (kepala bagian) and the charmain of field officer (kepala bidang). From 56 questionaires that that have been sent, there 47 respondents have fullfillied, buat only 42 questionaires that are accepted and considered reliable to be analyzed in this research.Using simple in this research emprically this research result shows that participation in budgeting and decentralization signicantly influence the partisipation in budgeting and decentralization positive interaction between them. Meanwhile using multiple regression, empirically  the research result shows that budgeting and decentralization variables all together signicantly do not influence the performance of the governmental bureaus (Dinas Pemerintah Kota Banjarmasin).
