Abstract

This paper is the result of a research focuses on the elderly living in Jinhua Street in the city of Guangzhou, China. These elderly people are retirees who are women over 55 and men over 60 year of age. The paper will respond to some of the varied needs of the elderly. It is mainly concerned with the housing and services for the elder in the neighborhoods. China has the largest elderly population in the world which account for more than one"”fifth of the total world elderly population. The growth speed of China's elderly population is the fastest in the world. It took over 100 years for the western developed countries to increase its elderly population from 5% to 7%. In Japan, this process took 50 years. However, it took only about 1O years in China. The aging neighborhoods can also be found in other large cities of China, such as Beijing, Shanghai and Wuhan. This paper, therefore will be a valuable information for the renewal of the old neighborhoods and the development of new ones in china.

Abstract

On the basis of a thorough and detailed investigation into the present condition and communal problems in Nanluogu Xiang area, the City Research Group of the Institute from Architecture and Urban Studies, Tsinghua University, has accomplish some tentative studies and produced some planning policies. This paper attempts to tackle the problems in preservation and renovation of the overall physical environment, in this area. In addition, a further discussion is made on a few common problems, such as the scale and effect of Old City preservation and renovation, redistribution of land value, public participation and support, and protection of interest of residents and the district.Situated in the southeast of Gulou (Drum Tower) of the Old City of Beijing, Nanluogu Xiang neighborhood is surrounded by Di'anmenwai Street, Jiaodaokou South Street, Gulou East Street and Kuanjie Street, covering about 84 hectares' of land. At present, Hutong are well laid out and courtyard houses nicely preserved in the center of this neighborhood, and the entire neighborhood is one of the most important single"”story courtyard house preservation areas in Beijing. .Ju'er Hutong, which had been partly rehabilitated, lies in the northeastern comer of the neighborhood and takes up 8.2 hectares of land. With the view of working out a preservation and renovation plan of Nanluogu Xiang are, the Inner city research Group from the Institute of Architectural and Urban Studies, Tsinghua University, has conducted a thorough and detailed investigation into the physical condition and communal issues s itch as the present state of land occupation, property ownership and quality of houses, transportation, afforestation, composition and financial situation of residents, and put forward some tentative planning policies regarding the preservation and renovation of this area. This paper attempts to approach several aspects of the issue.

Abstract

In dealing with the problem of slum area, people often become the victim of the way the problem is handled. Encountered with difficulties and the desire to deal with the problems quickly, often result in temporary cure which is harmful to people and often ended with eviction.Excluding people in the decision making process and put them only as object of the action resulted in failures which always accompany the handling of slum area. Unreachable sustainability and social conflict which obstruct the handling process are sonic of the failures in dealing with the slum area problems. Slum area renewal with community based development approach is an alternative which is trying to answer and eliminate the weaknesses of the conventional handling process.

Abstract

Land is an urban resource whose existence is becoming critical due to its non-renewable nature while the pressure for its utilization keeps increasing. Through the process of recycling, the land carrying capacity could be increased and the revitalization of the city center can he realized.
