Abstract

Construction project delays are a critical issue frequently encountered during project implementation. These delays may result from various internal factors such as labor shortages, late material deliveries, and incomplete design plans, all of which directly impact the project completion schedule. The Fault Tree Analysis (FTA) method needs to be applied to the Amaris Extension Gorontalo project to identify and mitigate delay-causing factors that pose a risk to timely project completion. The FTA method is used to identify the root causes of project delays by analyzing the basic failure factors. Data were collected through observations, interviews, and project schedules. The analysis was conducted by constructing a fault tree. This study was carried out on the Amaris Extension Gorontalo project with a duration of 365 days. The results of the study indicate that delays were primarily caused by incomplete design planning, labor shortages, and issues related to materials and execution. The Fault Tree Analysis (FTA) method successfully identified the root causes and the top events with the highest probability of occurrence in weeks 19 and 20. These findings provide a solid foundation for improving future project management.

Abstract

This study focuses on the analysis of the architectural section of the Maritime Integrated Laboratory Building Development Project, which constitutes a significant portion of the overall project cost. However, this section still has the potential for cost optimization through re-efficiency efforts. Therefore, the application of the Value Engineering (VE) method is necessary to identify and eliminate unnecessary costs and efforts, ultimately reducing the total value or cost of the project while maintaining its function and quality. The data required for this study include the Cost Budget Plan (Rencana Anggaran Biaya/RAB) and Unit Price Analysis (Analisa Harga Satuan Pekerjaan/AHSP). The research method consists of several stages: cost model analysis, breakdown of work items, Pareto analysis to identify high-cost contributors, creative development of design alternatives, and analytical decision-making using Life Cycle Cost (LCC) and the Analytical Hierarchy Process (AHP). Based on the VE analysis, it was found that the most significant cost-saving opportunities were in the wall and floor work components. After replacing the initial designs with the recommended alternatives, the total savings in construction costs reached Rp. 654,697,776.22 from the total architectural cost of Rp. 8,407,006,703.01, resulting in a savings percentage of 7.79%. Additionally, savings from the life cycle cost analysis amounted to Rp. 1,039,066,566.57. These results demonstrate that the Value Engineering approach is effective in achieving cost efficiency without compromising the functional integrity of the project.

Abstract

The problem of delays in construction project is a significant challenge because it can impact the timeliness of completion costs, and the quality of the final results. This study aimed to identify the critical activities in the maritime laboratory building construction project and analyze time performance using Microsoft Project software through the Precedence Diagram Method (PDM). The research was conducted using a case study approach based on project data to determine the critical trajectory and analyze time performance. Based on the analysis, the project has 32 critical activities, all of which have a total float of 0, indicating that there should be no delays whatsover. Projects that were originally scheduled for 8 months can be shortened to 7 months through scheduling optimization with the PDM method. Microsoft Project can identify critical activities, provide start and end time information (ES, EF, LS, LF), and support decision-making in time management. Thus, the application of the Microsoft Project-based PDM method has proven to be effective in increasing the efficiency of the completion time of maratime laboratory construction projects.
