Abstract

The development of the construction industry requires building methods that are faster, more cost-efficient, and capable of delivering higher quality. Conventional construction methods are still widely used in building projects; however, they often face challenges such as longer construction durations, high labor requirements, and the risk of material waste. One alternative approach is modular construction, which can accelerate project execution, improve construction quality, and reduce both material waste and project costs. This study compares conventional and modular construction methods in the development of the building at Universitas Ma'arif Nahdlatul Ulama (UMNU) Kebumen using Microsoft Project for cost and schedule analysis. The results indicate that the estimated construction cost using the conventional method is IDR 1.322.412.000, while the modular method requires IDR 830.000.000. This represents a cost saving of IDR 492.412.000, equivalent to 37,24%, when using the modular method. In terms of project duration, the conventional method is estimated to require 120 calendar days, whereas the modular method requires only 40 calendar days. Consequently, the modular method reduces the construction duration by 80 days, achieving a time efficiency of 66,67%. The findings demonstrate that the modular construction method is more efficient than the conventional method for the construction of the UMNU Kebumen building in terms of both project cost and construction duration.
