Abstract

Jual beli dibawah tangan menurut Undang-Undang Pokok Agraria (UUPA) tidak sesuai dengan peraturan pemerintah yang mengharuskan jual beli dilakukan dengan akta otentik. Jual beli tanah di bawah tangan adalah perjanjian jual beli tanah yang dilakukan di luar kantor Pejabat Pembuat Akta Tanah (PPAT). Dalam Undang-Undang Pokok Agraria (UUPA), jual beli tanah diwajibkan untuk didaftarkan di Kantor Pertanahan. Penelitian ini bertujuan untuk mengidentifikasi dan menganalisis aspek perlindungan hukum bagi pembeli dalam transaksi jual beli hak atas tanah yang dilakukan secara tidak resmi (dibawah tangan), serta mengevaluasi dampak hukum yang dihadapi oleh pembeli dalam konteks transaksi di bawah tangan berdasarkan Undang-Undang Nomor 5 Tahun 1960 tentang Peraturan Dasar Pokok-Pokok Agraria. Penelitian ini menggunakan metode penelitian yuridis normatif, yang fokus pada pencarian kebenaran berdasarkan aspek normatif hukum. Pendekatan penelitian ini adalah deskriptif analitis, dimaksudkan untuk memberikan gambaran tentang pelaksanaan peraturan hukum yang didasarkan pada ketentuan hukum yang berlaku. Pengumpulan bahan hukum dilakukan melalui inventarisasi bahan-bahan hukum yang relevan. Hasil penelitian menunjukkan bahwa perlindungan hukum bagi pembeli dalam transaksi jual beli hak atas tanah yang dilakukan secara tidak resmi tetap ada, baik dalam bentuk perlindungan hukum secara preventif maupun represif. Namun akibat hukum dari transaksi semacam itu adalah pembeli tidak dapat melakukan pendaftaran peralihan hak atas tanah atau mengajukan proses balik nama sertifikatnya ke Kantor Pertanahan Setempat. Selain itu, pembeli juga tidak memiliki alat pembuktian yang kuat jika timbul sengketa atau masalah hukum terkait tanah yang dibeli.

Abstract

Permasalahan dalam penelitian ini untuk mengetahui Pengaruh Stres KerjaDan Beban Kerja Terhadap Kinerja Karyawan Pada Pasar Swalayan Maju BersamaMedan Mall.Jenis penelitian ini adalah penelitian kuantitatif. Populasi dalam penelitianini adalah karyawan pada pasar swalayan maju bersama medan mall dengan jumlah40 karyawan dan sampel dalam penelitian ini sebanyak 40 karyawan. Teknikpengambilan sampel menggunakan sampling jenuh. Sumber data terdiri atas dataprimer dan data sekunder. Teknik analisis data pada penelitian ini menggunakananalisis regresi linier berganda. Penelitian ini menggunakan bantuan software SPSSversi 22. Hasil analisis regresi linier berganda yaitu Y= 6,688 + 0,265 + 0,602 + emenunjukkan bahwa stres kerja dan beban kerja berpengaruh positif dan signifikanterhadap kinerja karyawan . Hasil uji secara parsial menunjukkan bahwa stres kerjaberpengaruh positif dan signifikan terhadap kinerja karyawan yang dapat dilihatdari nilai thitung = 3,715 > ttabel = 1,687, serta variabel beban kerja juga berpengaruhpositif dan signifikan terhadap kinerja karyawan dengan nilai thitung = 2,723 > ttabel =1,687. Sedangkan secara simultan nilai Fhitung =40,709 > Ftabel 3,25 sehingga dapatdisimpulkan bahwa stres kerja dan beban kerja berpengaruh positif dan signifikanterhadap kinerja karyawan. Sementara Koefisien determinasi (R2) pada Adjusted RSquare sebesar 0,625 (62,5%), sedangkan untuk sisanya sebesar 27,5% dipengaruhioleh variabel lain di luar model.

Abstract

Penelitian ini menganalisis pengaruh inovasi pelayanan, fasilitas, dan harga terhadap kepuasanpenumpang PT. Kereta Api Indonesia (Persero) Cabang Medan. Metode penelitian menggunakanpendekatan kuantitatif dengan sampel 100 penumpang yang dipilih melalui teknik accidentalsampling. Analisis data dilakukan dengan SPSS versi 25 melalui regresi linier berganda. Hasilpenelitian menunjukkan bahwa inovasi pelayanan, fasilitas, dan harga berpengaruh positif dansignifikan terhadap kepuasan penumpang, baik secara parsial maupun simultan. Uji tmembuktikan masing-masing variabel memiliki pengaruh signifikan, sementara uji Fmenunjukkan pengaruh bersama yang signifikan dengan nilai Fhitung 1211,206 > Ftabel 3,09.Koefisien determinasi (Adjusted R²) sebesar 0,987 menunjukkan bahwa 98,7% variasi kepuasanpenumpang dapat dijelaskan oleh ketiga variabel tersebut, sedangkan 1,3% dipengaruhi faktor laindi luar model

Abstract

Purpose of the study: The optimization of teacher performance constitutes a fundamental determinant in achieving educational excellence within primary educational institutions. Despite the acknowledged importance of work discipline and professional training, empirical evidence concerning their concurrent influence on teacher performance in Indonesian elementary schools remains insufficiently documented. This investigation endeavored to ascertain the magnitude and significance of the relationship between work discipline and training on teacher performance at SD Negeri 064983 Medan, examining both individual and combined effects. Materials and methods: A quantitative research paradigm employing census sampling methodology was implemented, encompassing the complete population of 30 civil servant teachers. Data acquisition was executed through validated questionnaires utilizing a five-point Likert scale. Multiple linear regression analysis was conducted using SPSS version 22.0, accompanied by comprehensive assumption testing including normality, multicollinearity, and heteroscedasticity assessments. Results: The analytical procedures yielded statistically significant relationships for both predictor variables. Work discipline demonstrated a substantial positive influence (β = 0.632, t = 6.118, p < 0.001), while training exhibited a moderate positive effect (β = 0.260, t = 2.611, p = 0.015). The combined model manifested robust explanatory power (F = 53.823, p < 0.001, R² = 0.785), accounting for 78.5% of the variance in teacher performance. Conclusions: The empirical evidence substantiates that both work discipline and training exert statistically significant positive influences on teacher performance, with work discipline demonstrating comparatively greater predictive strength. The findings underscore the imperative for educational administrators to systematically enhance disciplinary enforcement mechanisms and implement comprehensive professional development programs to optimize pedagogical effectiveness.

Abstract

Purpose of the study: In late 2024, PT. Cahaya Prima Lestari Abadi (Philips Lighting) experienced a noticeable decline in customer numbers. This downturn was attributed to several service-related issues, including employee performance that failed to meet customer expectations, resulting in dissatisfaction, as well as incidents of product damage during delivery, which undermined customer trust. These conditions collectively indicated weakening customer satisfaction and trust, ultimately affecting customer loyalty. This study aims to analyze the influence of customer satisfaction and customer trust on customer loyalty within PT. Cahaya Prima Lestari Abadi. Materials and methods: A quantitative research approach was employed. The study population consisted of 158 customers, and a sample of 61 respondents was selected through random sampling using the Slovin formula. Data were gathered through observations, interviews, questionnaires, and documentation. Multiple linear regression analysis was conducted using SPSS version 25 to examine the effects of customer satisfaction and customer trust on customer loyalty. Results: The findings revealed that customer satisfaction and customer trust both exert a positive and significant influence on customer loyalty. The resulting regression equation was Y = 6.104 + 0.446X₁ + 0.301X₂ + E. The t-test results showed that the satisfaction variable was significant (tcount = 3.506 > ttable = 2.001; p = 0.001), as was the trust variable (tcount = 2.984 > ttable = 2.001; p = 0.004). The F-test further confirmed a significant simultaneous effect (Fcount = 67.007 > Ftable = 3.16). The coefficient of determination (R² = 0.688) indicated that 68.8% of the variance in customer loyalty was explained by customer satisfaction and customer trust, while the remaining 31.2% was attributable to other factors not included in the model. Conclusions: The study concludes that both customer satisfaction and customer trust play crucial roles in shaping customer loyalty. Improving service quality and reducing delivery-related risks are essential strategies to strengthen loyalty and stabilize customer engagement. Future research should investigate additional determinants that may influence customer loyalty beyond satisfaction and trust.

Abstract

Purpose of the study: This study aims to evaluate the financial performance of PT Mustika Ratu Tbk, a publicly listed consumer goods company on the Indonesia Stock Exchange (IDX), over a five-year period from 2019 to 2023. By employing comprehensive financial ratio analysis encompassing liquidity, solvency, and profitability dimensions, the research seeks to provide empirical evidence regarding the company’s financial health and to identify structural strengths and weaknesses in its performance trajectory during a period marked by significant macroeconomic volatility, including the COVID-19 pandemic and subsequent economic recovery. Materials and methods: A descriptive quantitative research design was employed utilizing secondary data derived from audited annual financial statements published on the Indonesia Stock Exchange. Financial performance was assessed through six key ratios: Current Ratio and Quick Ratio (liquidity), Debt-to-Asset Ratio and Debt-to-Equity Ratio (solvency), and Return on Assets and Return on Equity (profitability). Descriptive statistical analysis, including measures of central tendency, variability, and temporal trend analysis, was applied to evaluate performance across the study period. Results were benchmarked against prevailing industry standards established by the Ministry of Industry of the Republic of Indonesia to determine performance adequacy. Results: The findings indicate that PT Mustika Ratu Tbk demonstrated strong liquidity performance, with average Current and Quick Ratios of 252.55% and 159.45% respectively, both exceeding industry benchmarks. Solvency analysis revealed an adequate asset coverage of liabilities (DAR = 29.55%), although capital structure efficiency remained conservative as evidenced by a low Debt-to-Equity Ratio (43.27% against a 90% industry standard). Profitability performance was persistently weak, with average ROA of 2.09% and ROE of 3.24%, both substantially below the 30% industry expectation, although a recovery trend was observable from 2021 onward. Conclusions: While the company exhibits a sound short-term financial position and manageable debt levels, its persistent inability to generate adequate returns from assets and equity suggests structural inefficiencies in operational and strategic management. These results underscore the critical need for profitability-oriented reforms, including operational cost optimization, strategic asset redeployment, and revenue diversification, to enhance long-term financial sustainability and shareholder value creation.

Abstract

Purpose of the study: This study aims to evaluate the financial performance of PT. Charoen Pokphand Indonesia, Tbk during the period 2019-2023 based on liquidity ratios, specifically Current Ratio, Quick Ratio, and Cash Ratio. The research seeks to determine whether the company maintains adequate liquidity to meet short-term obligations and sustain operational efficiency. Materials and methods: This study employs a descriptive qualitative research design utilizing secondary data obtained from the audited annual financial statements of PT. Charoen Pokphand Indonesia, Tbk. The population comprises all financial reports of the company, with the sample consisting of five consecutive years of financial statements (2019-2023). Data analysis was conducted through liquidity ratio calculations and comparison against industry standard benchmarks. The analytical framework follows established financial ratio analysis methodologies as documented in contemporary accounting literature. Results: The findings reveal that PT. Charoen Pokphand Indonesia, Tbk demonstrates varying levels of liquidity performance across the three measured ratios. The Current Ratio achieved an average of 209%, exceeding the industry standard of 200%, indicating satisfactory short-term debt coverage capacity. However, the Quick Ratio averaged 112%, falling below the industry benchmark of 150%, suggesting potential challenges in meeting immediate obligations without inventory liquidation. Similarly, the Cash Ratio averaged 29%, significantly below the industry standard of 50%, indicating limited cash reserves relative to current liabilities. Conclusions: The study concludes that while PT. Charoen Pokphand Indonesia, Tbk maintains adequate overall liquidity as measured by the Current Ratio, the company exhibits suboptimal performance in more stringent liquidity measures. The declining trend in Quick Ratio and Cash Ratio over the five-year period warrants strategic attention to enhance cash management practices and reduce dependency on inventory for short-term obligation fulfillment.

Abstract

Purpose of the study: Financial performance assessment is critical for evaluating a company's ability to meet its obligations and sustain operations. Liquidity ratios serve as fundamental indicators of short-term financial health, particularly in the consumer goods industry where working capital management directly impacts operational efficiency and stakeholder confidence. This study aims to analyze and assess the financial performance of PT. Garudafood Putra Putri Jaya, Tbk. during the 2019-2023 period using liquidity ratios comprising the Current Ratio, Quick Ratio, and Cash Ratio, benchmarked against industry standards to determine the company's short-term debt settlement capability. Materials and methods: This research employs a descriptive qualitative analysis approach utilizing secondary data sourced from the audited annual financial statements of PT. Garudafood Putra Putri Jaya, Tbk. obtained from the Indonesia Stock Exchange. The analysis encompasses a five-year longitudinal study period (2019-2023) with financial ratio calculations compared against industry average standards. Results: The findings reveal that the average Current Ratio (165%) and Quick Ratio (101%) fell below industry standards of 200% and 150% respectively, indicating suboptimal short-term liquidity management. Conversely, the Cash Ratio averaged 54%, exceeding the 50% industry benchmark, demonstrating adequate cash reserves for immediate liability coverage. Fluctuations were observed across all ratios during the study period, with notable improvements in 2020 and 2023. Conclusions: PT. Garudafood Putra Putri Jaya, Tbk. demonstrates mixed liquidity performance. While the company maintains satisfactory cash reserves, improvements in current asset management and inventory optimization are recommended to enhance overall liquidity ratios to industry-standard levels, thereby strengthening financial resilience and stakeholder confidence.

Abstract

Purpose of the study: This research investigates the influence of promotional strategies and digital marketing on students' decision-making processes when selecting tutoring services at Course Centre Medan, Indonesia. The study addresses the declining student enrollment attributed to ineffective promotional activities and limited digital marketing utilization. Materials and Methods: A quantitative research design was employed with 50 students as respondents using saturated sampling technique. Data were collected through structured questionnaires measuring promotion (8 items), digital marketing (10 items), and decision-making (8 items) using a 5-point Likert scale. Multiple linear regression analysis was conducted using SPSS version 22 to examine the relationships between variables. Results: The multiple linear regression analysis yielded the equation Y = 9.272 + 0.306X₁ + 0.352X₂ + e, indicating positive relationships. Partial testing revealed that promotion significantly influences student decision-making (t = 3.389 > 2.011, p = 0.001), as does digital marketing (t = 3.353 > 2.011, p = 0.002). Simultaneous testing demonstrated that both variables collectively impact decision-making (F = 12.309 > 3.19, p < 0.001). The coefficient of determination (R²) was 0.316, indicating that 31.6% of variance in student decision-making is explained by promotion and digital marketing. Conclusions: Both promotion and digital marketing significantly influence students' decisions in choosing tutoring services. Digital marketing demonstrates a slightly stronger effect (β = 0.397) compared to promotion (β = 0.402). Educational institutions should prioritize integrated marketing strategies combining traditional promotional methods with digital platforms to enhance student recruitment and enrollment.
