Activities on the critical path have potential to delay the completion of a project. Critical path has a dominant risk and influential on the next job if it is late to start and finish. Activities on tank repair projects has a series of critical path of high-risk. It need to register risks to identified schedule of a project, greatly helps project management to minimizing the delay in the time a project activities.The objectives of this research are to identify, analyze and mitigate the risk factors for delays in the tank repair project located in Duri, Bengkalis Regency. As are results of identification there are 29 risk factors that cause project delays. After the risk level grouping analysis is carried out, 8 higher and dominant level risk factors are generated which greatly influence and significantly affect project delays including work safety factors during construction, lack of experienced human resources, critical path work, contractor experience, limited equipment availability, process of obtaining constrained daily work permits, lack of qualified supervisors, and lack of coordination between the teams involved. Based on risk factors, the project has experienced a delay of 257 working days. After risk mitigation is carried out, assuming the value of the risk amount is reduced about 17,34%, it is carried out using Monte Carlo simulation to estimate total time of completion of the project using @Risk program. Monte Carlo simulation using program @Risk for Excel able to estimate total duration of the project to get accurate results.
