Abstract

Banjarmasin is the capital city of South Borneo province which known as city of one thousand rivers. But nowadays the expansion of riverside localities of Banjarmasin are uncontrolled and almost all of the areas are slums. Slum areas riverside commonly formed by many unorganized building that exceed the river’s borderline and the riverside localities’ behaviors such as throwing the garbage and taking a bath at the river. Our government now focused on handling program to overcome the expansion of riverside slum areas by 100-0-100 movement which means 100% for the water service, 0% for slum area expansion and 100% for sanitation accessibility. Data analysis was descriptive qualitative method with case study approach. Data were collected with observation, questionnaire and interview. Sampling technique was simple random sampling for sample in research location. Result shows that the dominant factors of slum areas at Kelayan riverside are unorganized buildings, uncontrolled garbage and waste management.DOI: https://doi.org/10.26905/lw.v12i2.4166

Abstract

Bentuk sebuah bangunan pada umumnya dihadirkan selaras dengan bangunan disekitarnya, tanpa memperhatikan konteks kenyamanan bangunan itu sendiri. Demikian juga dengan tatanan ruang dan hubungan ruang sebagai fasilitas operasional kegiatan dengan fungsi yang spesifik, efektivitas fungsi ruang yang ada bila dilihat dari potensi pencahayaan maupun penghawaan sekedar hadir tanpa memperhatikan tuntutan yang ideal agar ruangan dapat berfungsi secara optimal. Secara umum kondisi ini banyak didapati pada hunian-hunian tingkat menengah, seperti rumah yang berada pada perumahan yang dibuat secara tipikal, ataupun rumah yang dibuat dirancang dengan mandiri. Melihat fenomena tersebut, maka evaluasi purna huni sangat diperlukan untuk dapat mengetahui kenyamanan sebuah hunian yang sudah terbangun pada hunian tingkat menengah. Penelitian ini bertujuan untuk mengevaluasi kenyamanan ruang pada bangunan hunian yang sudah terbangun serta mengidentifikasi faktor-faktor yang mempengaruhi kenyamanan tersebut. Metode penelitian menggunakan metode kualitatif untuk mengambil data langsung ke objek rumah terpilih dengan sampel objek yang difokuskan pada rumah tinggal menengah di Kota Malang. Data yang diambil mencakup tingkat kenyamanan dalam ruang, luasan bukaan, pencahayaan, kebisingan dan luasan ruang. Hasil evaluasi purna huni pada hunian menengah didapatkan hasil yang beragam, sesuai dengan desain dan kondisi hunian pada masing-masing objek. Faktor-faktor seperti suhu udara, kelembaban, dan kecepatan angin berpengaruh signifikan terhadap perasaan nyaman penghuni pada objek yang diteliti. Selain itu, aspek visual, akustik, dan ruang gerak juga menjadi aspek yang berpengaruh dalam penentuan kenyamanan pada masing-masing objek. Dari hasil penelitian ini diharapkan dapat menjadi acuan dalam perancangan hunian yang dapat memberikan kenyamanan dan keamanan, serta meningkatkan kualitas hidup secara keseluruhan bagi penghuninya. The building form is generally presented in harmony with the surrounding buildings, without regard for the comfort context of the building itself. Likewise, the spatial order and spatial relationship, as an operational facility for activities with specific functions, determine the effectiveness of the existing space function when viewed in terms of potential for lighting and air conditioning. However, this is often overlooked, and ideal demands are not considered, resulting in the room not functioning optimally. In general, this condition is most commonly found in middle-class dwellings, such as houses that are typically built or designed independently. Recognizing this phenomenon, a post-occupancy evaluation is necessary to determine the comfort level of a middle-level residence. This study aims to evaluate the comfort of space in residential buildings that have been built and identify the factors that affect this comfort. The research method employs a qualitative approach to collect data directly from selected house objects, focusing on a sample of medium residential houses in Malang City. The data collected included the level of comfort in the space, the area of the opening, lighting, noise, and the area of the space. The results of the post-occupancy evaluation in medium housing varied according to the design and housing conditions of each object. Factors such as air temperature, humidity, and wind speed have a significant effect on the comfort of occupants in the object being studied. Additionally, visual, acoustic, and movement space aspects are also influential in determining the comfort of each object. From the results of this research, it is hoped that it will serve as a reference for designing housing that provides comfort and safety, as well as enhances the overall quality of life for its residents.

Abstract

Building Licences or abbreviated as PBG is a permit given from the local government to the owner of the building to build a new building, change, expand, reduce, and maintain the building in accordance with the technical standards of the building. This activity aims to assist building/warehouse owners to obtain building permits that have not completed the technical drawing document requirements. This activity took place for 6 days on Monday 18-23 December 2023. The method used is by surveying the warehouse to be able to make raw data such as surveying building plans, pole sizes and other things that are considered important to complete the drawing requirements. Then make the requirements for the completeness of the required documents in the form of architectural and structural technical drawings. Based on the results of the PBG assistance, the drawings produced are in accordance with the request of the Banjar district government regulations, namely 8 sheets of architectural technical drawings and 10 sheets of structural technical drawings. This activity is expected to make it important to complete the document requirements in the form of drawings and others before starting the construction process.
