Abstract

Isu lingkungan merupakan salah satu alasan diterapkannya metode green construction. Hingga saat ini penerapan metode green construction di Indonesia masih terbilang minim. Green Construction berkaitan dengan keselamatan dan kesehatan kerja. Sehingga dilaksanakan penelitian yang bertujuan untuk mengetahui: (1) Faktor-faktor keselamatan dan kesehatan kerja yang berhubungan dengan konsep green construction, (2) penerapan metode green construction yang dilakukan oleh tenaga kerja, (3) pengaruh green construction terhadap tingkat keselamatan dan kesehatan. Sampel penelitian adalah tim ahli yang berada dilokasi proyek. Analisis penelitian menggunakan teknis analisis data dan metode AHP (Analisis Hirarki Proses) untuk menentukan peringkat faktor yang dominan. Berdasarkan hasil penelitian diperoleh tujuh faktor keselamatan dan kesehatan kerja yang berhubungan dengan konsep green construction. Tenaga kerja menerapkan metode green construction sesuai dengan SOP yang diatur pada proyek tersebut sehingga penerapan metode green construction pada proyek berhasil dan sangat mungkin dilaksanakan. Dari hasil penelitian didapat limabelas faktor pengaruh penerapan green constraction terhadap keselamatan dan kesehatan kerja, sehingga ketika penerapan green construction berhasil maka keselamatan dan kesehatan kerja meningkat. Setiap proyek konstruksi dapat menerapkan metode green construction apabila terdapat standar operasional yang mengatur. Untuk keberhasilan keselamatan dan kesehatan kerja dapat dengan menerapkan metode green construction.

Abstract

Upah atau imbalan atau penghargaan dalam bentuk uang merupakan hak dari tiap pekerja setelah tuntas menyelesaikan kewajiban. Pekerja pada jasa konstruksi dalam hal ini biasanya disebut sebagai buruh konstruksi. Ketika pekerjaan dirasakan berat atau memiliki tanggung jawab yang lebih besar maka upah yang diterima pun lebih tinggi. Namun fenomena yang terjadi ada dasar penetapan besar atau kecilnya upah dari pekerjaan yang membutuhkan tenaga ataupun fisik dan dibandingkan dengan pikiran. Penelitian ini diawali dengan membuat hipotesa atau dugaan-dugaan berdasarkan kajian pustaka dan penelitian terdahulu, buruh konstruksi atau biasa disebut tukang atau laden pada umumnya dibayar dengan upah harian oleh pemberi kerja dalam hal ini disebut dengan mandor. Tak jarang upah yang diberikan ini dipotong denda jika buruh konstruksi melanggar aturan keselamatan kerja di proyek. Bahkan angka pemberian upah perhari ini jika dihitung dalam satu bulan lebih rendah dari UMR/UMP. Penelitian pengupahan buruh konstruksi dilakukan dengan metode kualitatif deskriptif. Mengumpulkan data sekunder kebijakan pengupahan dari mandor sebagai pemberi kerja dan data primer observasi ke lapangan serta melakukan wawancara ke buruh konstruksi sebagai penerima kerja. Materi wawancara meliputi kebijakan pengupahan mulai dari kewajiban membayar upah termasuk upah minim, upah lembur, waktu kerja, waktu istirahat, dan tunjangan hari raya. Hasil penelitian dibantu dengan FGD membentuk pola pengupahan buruh konstruksi dalam perspektif hukum ketenagakerjaan Indonesia berdasarkan hipotesa dan analisis data yang diperoleh selama penelitian. Diperoleh temuan upah yang diterima buruh konstruksi masih belum layak memenuhi kesejahteraan.

Abstract

Labor is the main capital in business development, so theymust receive work safety protection from the company. Inthe Cisumdawu Phase III Toll Road Project, the CileunyiInterchange in the vicinity of the work environment alongwith all the factors and risks can be detrimental to thehealth of workers if not managed properly. The researchmethod used in the preparation of this report is thedescriptive survey method. Abstract

The delay of work in the project will affect the duration and cost of project implementation. So far, the effect of delays on project implementation costs has not been applied in project control. The majority of project control is only carried out with the S curve of the project cost weights, which only observes the costs that have been implemented in the project but cannot observe the effect of the implementation and delay of work activity on the cost of project implementation. This study, Tracking Progress on the Microsoft project on the duration of work every week from the first week to the last week on the West Java Government Office Building Construction Project. Simulation tracking will show the increase or decrease in costs due to a project activity. Simulation Tracking on the West Java Government Office Building Project, there is a difference in the total duration of time, which has changed from 49 days to 88 days with a difference of 39 days, while for the planned project implementation costs of Rp.11,017,969,680-, it becomes Rp.11,368,005,964-,.

Abstract

Along with advances in science and technology, the development of the building sector is also increasing. Multi-storey buildings are an alternative to meet the needs of big cities with very limited land. The rapid development of construction project development, in addition to providing benefits, can also cause the risk of accidents that can cause disruption or cessation of project work activities. The literature review aims to review the potential for work accidents and risk assessments on construction projects. A literature review is based on issues, methodologies, similarities and research proposals. Based on the result of 8 studies, it was found that the high-risk category is the risk of falling from a height, workers buried by avalanches during excavation work, the risk of being hit by material, and being electrocuted during excavation work with tools and equipment accidents. Based on the identification and assessment, it was found that the work of the upper structure has more risk, and the average risk index is greater than that of the lower structure.

Abstract

As the population grows rapidly and the standard of living increases, the demand for housing will increase. One way to meet housing needs is to build housing. Housing development must be in accordance with careful planning in determining the investment model to be made in housing development. The initial stages of housing development start from surveying the location, number and type of houses to be built, marketing, to selling to consumers. The housing development process must also be calculated economically with the investment method, to find out whether this housing can be economically profitable or not. Based on the calculation of investment analysis with an investment period of 6 years, the Net Present Value (NPV) is Rp. 33,716,228,908 (NPV0), the Internal Rate of Return (IRR) is 23,18% (IRRMARR), Payback Period (PP) in the 3rd year to 11th months is smaller than the 6 year investment period, Benefit Cost Ratio (BCR) is 1.42 (BCR 1), and Break Event Point (BEP) gets a percentage for type 30/60 of 90% with 132 units, type 36/60 by 69% with 207 units, type 36/72 by 56% with 172 units, and type 48/84 by 48% with 32 units. And from the sensitivity analysis results it is known that housing investment Puri Mahkota Muktiwari will still be feasible if the increase in investment costs is less than 20.15%, the decrease in the occupancy rate is not more than 16.74%, the decrease in the selling price level is not more than 16.7% and the increase in loan interest rates is less of 122.22%. Keywords : Investment Feasibility,Housing, industrial estate, Investment analysis, Sensitivity Analys

Abstract

Building maintenance is an activity to maintain the reliability of the building so that it remains functional following the Regulation of the Minister of Public Works No. 24 / PRT / M / 2008 concerning Building Maintenance Guidelines; building maintenance includes architectural, structural, and mechanical maintenance. This problem must be considered during building construction to realize the use of structures that fulfil requirements for efficiency, environmental harmony, safety, health, comfort, and convenience. With regular maintenance, the building can achieve its design life with a minor frequency of damage and repair. The cost of building maintenance will increase yearly according to the inflation increase in each region.   This study aims to analyze the maintenance costs of the Sports Center building using the LCC (Life Cycle Cost) method with architectural aspects (walls, ceilings, and floors) within the next 20 years. Life cycle costs (LCCs) are costs required by a building over the life of its plan. This approach assesses the total cost of an asset over its life cycle, including initial capital costs, maintenance costs, operating costs, and the residual value of an asset at the end of its life. The study's findings demonstrate how to create a model for predicting maintenance costs. According to this, the Sports Center building must spend IDR 1.445.082.148,15 on maintenance over the next 20 years. The following includes IDR 280.180.770,42 for ceiling maintenance, IDR 338.260.528,79 for walls, and IDR 826.640.848,94 for flooring.
