Abstract

The Covid-19 pandemic has changed people's habits in carrying out their activities, including in fulfilling their needs from offline to online, even though economic activity had decreased, but the opportunity to earn income is still open, including buying and selling property villas in Bali through an online platform. One of the platforms that are newly formed one is okproperti.com. During the pandemic period around 4 million people in Indonesia every month are looking for property in Bali and two out of three people want to buy property within the next year and for almost two consecutive quarters this year, said the villa price index continued to decline. The demand for property listings continues to tend to increase, even though at the time of the lockdown it was decreasing, but in August 2020 there was an increase, which was a sign that interest in property was starting to rise. The increase in villa sales was driven by various factors, apart from lower prices; the government also provided a 100% discount on value added tax borne by the government for home purchases. Apart from that, Indonesia Bank's policy interest rate is currently at the level of 3.5%. Okproperti.com as a property sales information provider platform has a strategy that is to continue to align what consumers need. Based on search trends on okproperti.com, the most sought-after villas are homes priced below 2 billion Rupiah with complete facilities. Okproperti.com as a property technology company, answers the needs of consumers who are looking for information online, not only presenting villa listings but also a one stop solution including legality, mortgages so that villa seekers get their dream home.

Abstract

The world tourism has tended to go in the direction natural tourism (Back to Nature) such as Adventure Tourism, Golf, Marine Tourism, Wellness Tourism (Spa) and Ecotourism. One of the special interest tourism that develops today is Ecotourism at central Mount Batur Kintamani District- Bangli. The region has developed well because all parties always support the development and marketing that it makes quite an impact on social life, economy, culture, and environment. The theory used was a theory on destination area lifecycle supported by several concepts such as sustainable tourism and Ecotourism and the data was analyzed qualitatively. The result shows that the local people got involved in the planning, implementation, and management of the ecotourism businesses in which they can derive additional benefit in addition to farming and tilapia fish farming. A tree planting program was also undertaken by non-government organizations. The Department of Forestry has also assigned forest police officers to stand by.

Abstract

In Bali, there are many family companies in the hotel business that failed in the second generation to lead the company and also many of which were successful, and even became big after being managed by the second generation due to success in the succession process, for example the I Gede Wirata and Kadek Wiranatha families who own 6 Bounty Group hotels, Putu Gde John Sastrawan with 4 Ramayana hotels, the late Ida Bagus Tjendana Putra with 4 Santrian hotels, based on this phenomenon, it appears that generational transfer (succession) of leadership in family companies is an important factor in the company's sustainability. Leadership succession in family companies does not always end in failure and brings company decline, it is evident that there are still companies that can survive for generations. Therefore, researchers are interested in researching and argue that it is necessary for family companies to prepare and plan for leadership succession as well and as early as possible to avoid failure in the intended leadership transformation. Seven things related to family companies are related to succession, namely: (1) unprofessional family companies; (2) there is no separation between company finances and personal finances; (3) family companies are considered unable to implement sound systems and procedures; (4) family companies only provide opportunities for family relatives to occupy key positions; (5) performance is not important, but more important is the ability to build a close relationship with the owner; (6) family companies will end up in the hands of the second generation, and (7) family companies do not view HR as an important company asset.
