Abstract

AbstractApartment has a primary function as a dwelling and has function support also. The most common function can be found in apartment include: parking function (usually located on basement floor), retail function (usually located on first floor), and dwelling function (usually located on top floor) with its circulation space. Each of it needs different space requirement and different demand space also.Each function having different demand of space are arranged vertically in one structure system. To acquire apartment buildings with optimal space design, division of space must be integrated with structure. All function in apartment need to be analyzed functionally to get optimization in space allocation integrated with pattern of column structure layout.Pattern of column layout in apartment building design is the integration between activity pattern and structure system. This study will asses the functions that typically found in an apartment: parking function, retail function, and dwelling function.Research was done in five steps; there are literature study, observation, analysis, conclusion, and design recommendations. Literatur study used data and case study. Observation was done with direct observation. Analysis by qualitative and quantitative method was divided into three parts; there are analysis of basic grid planning, analysis of grid planning dimmension, analysis of structural grid. At the end the effective grid was found for apartement design as an effort to integrate planning pattern with structural pattern.The research result shows: at parking function optimization grid is 6 m x 4,5 m, at retail function optimization grid is A m which is A ≥ 4 m, and at dwelling function optimization grid is 6 m x 4.5 m. So the effective grid in apartment building design is 6 m x 4.5 m. Key Words: column grid, structure, design, apartement AbstrakApartemen memiliki fungsi utama sebagai hunian dan memiliki fungsi-fungsi pendukung untuk menunjang fungsi huniannya. Fungsi yang paling umum dijumpai di apartemen  antara lain: fungsi parkir (biasanya berada pada lantai basement, fungsi retail (biasanya berada pada lantai 1), dan fungsi hunian  (biasanya berada pada lantai atas atau tower apartemen) beserta ruang sirkulasinya. Masing-masing fungsi tersebut memiliki kebutuhan ruang yang berbeda dan menuntut luasan yang berbeda pula.Masing-masing fungsi memiliki tuntutan ruang yang berbeda disusun secara vertikal dan berada dalam satu sistem struktur. Untuk memperoleh bangunan apartemen dengan pembagian ruang yang optimal pada perancangan, pembagian ruang dengan struktur harus dirancang secara terpadu. Seluruh fungsi di dalam apartemen perlu untuk dianalisis secara fungsional sehingga mendapatkan optimalisasi dalam pembagian ruang yang terintegrasi dengan pola peletakan grid kolom strukturnya.Pola peletakan grid kolom struktur pada perancangan bangunan apartemen merupakan integrasi antara pola ruang aktivitas dan sistem struktur. Pengkajian akan dilakukan pada masing-masing fungsi ruang di apartemen, seperti: ruang parkir, ruang retail, dan ruang hunian. Tujuan dari penelitian ini adalah melakukan komparasi terhadap dua bangunan untuk menemukan besaran grid perancangan yang efektif untuk perancangan bangunan apartemen, sebagai upaya mengintegrasikan grid efektif berdasarkan pola ruang aktivitas dengan grid struktural untuk digunakan dalam gagasan desain.Penelitian dilakukan dalam beberapa tahap, yaitu: tahap studi literatur, tahap observasi, tahap analisa, tahap kesimpulan dan rekomendasi desain. Studi literatur yang digunakan adalah data literatur dan data studi kasus. Tahap observasi dilakukan dengan pengamatan langsung di lapangan. Tahap analisis menggunakan metode kualitatif dan kuantitatif. Analisis akan dibagi dalam tiga bagian, yaitu: analisi grid dasar perencanaan, analisis besaran grid perencanaan fungsi ruang, analisis besaran grid struktur. Pada bagian akhir akan didapatkan besaran grid perancangan yang efektif untuk perancangan bangunan apartemen sebagai upaya mengintegrasikan pola perencanaan dengan pola struktural.Hasil pengkajian menunjukkan: pada ruang fungsi parkir didapatkan optimalisasi grid yaitu  6 m x 4,5 m, pada fungsi retail didapat optimalisasi di A m dimana A ≥ 4 m, dan pada fungsi hunian didapatkan optimalisasi di 6 m x 4,5 m. Maka didapatkan grid yang efektif untuk apartemen kelas menengah adalah 6 m x 4,5 m Kata Kunci: grid kolom, struktur, perancangan, apartemen

Abstract

The RISHA applied to the Jayagiri house was compared with conventional technology, in terms of construction duration, costs, and environmental friendliness. The strength of the RISHA structure was be analyzed based on existing standards using SAP2000 and spColumn. The data were the literature studies and interviews with RISHA users, applicators, and the Directorate of Engineering Affairs for Human Settlements and Housing. Compared to conventional, the Jayagiri house is proven to be more eco-friendly with an efficiency value of 48.6 points. It was also built four weeks faster, with a lower cost of IDR123,043.90 per square meter, or 3.97%. The strength analysis shows that the capacity of the column reinforcement is still capable of carrying the designed load, the anchorage capacity of the X-direction beam has not met the requirements.

Abstract

Abstract - RISHA (Rumah Instan Sederhana Sehat) is a precast structural technology with a knock-down system, or in other words rebuildable, designed by the Residential Research and Development Center (R&DC) in 2004. RISHA has structural components with limited size of 1.8 m and 3 m. It was eventually developed to expand the size of the P1 component in order to obtain a various ratio for the floor area. The development of RISHA provides a big advantage in residential designs compared to conventional designs. Information technology is one of the media that is very helpful in this modern era. Not a lot of people knows how to use the CAD software, therefore the design of this application will help speed up the process of designing, building, and calculating the costs of RISHA, be it for architects, applicators, as well as potential users. The instant concept will still be fulfilled with this smartphone-based application. The purpose of this research is to continue the research of modified RISHA by designing variations of space modules to accommodate activities residential functions that are adaptive to spaces and number of occupants. In addition, this research aims to design a smartphone application prototype through the Figma website to ease the process of designing and building of RISHA house with its modified components. The method used in this research is qualitative method, namely the design of house plans with modified RISHA based on data from literature studies, and quantitative method from interviews with experienced parties in the RISHA industry to validate the use of smartphone application. As a conclusion of this research, there are three layouts that is able to accommodate human activities in residential houses. Layout A has the structure price of Rp20.976.000,00 up to Rp20.812.000,00 with urban green space as an advantage which also can be an access for daylight sources, however it requires a large site due to the asymmetrical shape of the floor plans. Layout B is the simplest design among the others, the structure costs Rp16.640.000,00 up to Rp18.224.000,00, but the drawback is this layout provides no space for the dining room, therefore it needs to be combined with the family room. Layout C is the widest layout, so it comes with the biggest structure cost which starts from Rp23.888.000,00 up to Rp24.816.000,00. The application will provide the design of residential houses and the structure costs, and users will eventually be directed to the Ministry of Public Works and Housing website to contact the applicator. This application can help applicators, architects, and potential occupants better in the process of designing and building RISHA residential houses. Abstract

Rumah Instan Sederhana Sehat (RISHA) adalah teknologi prapabrikasi beton yang awalnya dikembangkan untuk perumahan masyarakat berpenghasilan rendah di Indonesia. Penerapannya yang diperluas hingga ke konstruksi rumah susun Kampung Deret Petogogan di Jakarta menunjukkan bahwa RISHA ternyata belum mampu memfasilitasi seluruh aktivitas di dalamnya. Penelitian ini bertujuan untuk mengidentifikasi bentang optimal modul struktural yang harus disediakan pada studi kasus ini dan mengkaji kesesuaian RISHA dalam memfasilitasi bentang optimal tersebut. Kajian kuantitatif akan dilakukan dalam bentuk simulasi untuk setiap dimensi ruang di Kampung Deret Petogogan berdasarkan beberapa parameter yaitu organisasi ruang, relasi antar ruang, dan standar dimensi ruang. Agar RISHA dapat digunakan dengan baik, penataan ruang pada Kampung Deret Petogogan masih perlu diperbaiki, demikian pula dengan hubungan antar ruang dan juga ukuran standar ruangnya. Selanjutnya, hanya tiga ukuran bentang, yaitu 1,8 m, 2,7 m, dan 2,9 m yang dapat diakomodasi oleh RISHA saat ini, sedangkan bentang lain dengan ukuran 3,3 m dan 3,6 m masih perlu dikembangkan untuk kepentingan proyek serupa di masa mendatang
