Abstract

The issue of global urbanization gives rise to variety of urban phenomena, including the urban land scarcity and the high demand for decent dwellings. On one hand, in response to the land scarcity, the urban housing developments should be directed to a sustainable process that can take place between generations. On the other hand, housing developments also have direct impacts on the environment quality degradation. Thus, further learnings about more efficient use for housing land are needed, one of which can be learned from the already built formal housing designs in Indonesia. Therefore, this study aims to propose concepts for formal housing land arrangement to ensure the environmental sustainability. The case study of this research is Taman Wisata Regency located on the border of the city of Surabaya and Gresik, Indonesia. The data of field’s existing conditions, potentials, and problems, were collected through observation and documentation. The data were analyzed descriptive and qualitative based on the criteria of sustainable housing from UN-Habitat. The results show that the land efficiency on Taman Wisata Regency can be done in the form of rearrangement proposal of prone area anticipation, the opening of inbound access from one-gate to two-gates system, the arrangement of road’s circulation and proportion, the maximization of green open spaces, and also quality improvement of other infrastructures such as drainage and waste management. The results of this study are expected to be used as reference for planners, designers or developers, in creating the environmentally sustainable housing land.

Abstract

Perkembangan Central Business District di kota Surabaya diikuti dengan meningkatnya jumlah permukiman berupa kampung kota yang diisi masyarakat berpenghasilan rendah dengan kondisi fisik kurang baik, kepadatan tinggi, dan ketersediaan sarana umum yang minim. Keberadaannya dianggap memberi pengaruh negatif bagi perkembangan kawasan bisnis dan rentan terhadap isu penggusuran. Sedangkan masyarakat rata-rata tidak mau berpindah ke rumah susun karena dianggap mengaburkan sifat-sifat masyarakat kampung. Hal ini yang melatarbelakangi perlu adanya pembangunan hunian vertikal dengan pendekatan perilaku masyarakat kampung guna meningkatkan kualitas hidup dan memperbaiki wajah perkotaan dengan mengangkat potensi-potensi kampung kota yang berada dekat dengan kawasan pusat bisnis di Surabaya.

Abstract

This paper involves a discourse about design based research and the research itself. To capture the goals, the issues of this paper are how to re-design the housing surrounding the bridge which built for tourism reason ecologically. In order to improve the quality of the area surrounding the bridge and due to support the tourism and human life, this study would like to investigate the issues about the improvement of settlements quality related to their impact of post construction of the bridge. The study focused on the households’ requirements for functionality of houses especially to support tourism and business activities at home. Although several studies on coastal housing problems have been conducted widely, investigation on sustainability of the building is still limited (Kobayashi, 2000; Marfa’i, M.A, 2008). In term of method, this study was design as an explorative, descriptive, ex-poste and evaluation study. By using the in- depth interviews method, the idea, hope, expectation of inhabitants was gained. 30 respondents were taken from 3 local sub district area. The results showed that the households’ needs can be observed through their activities. Households’ activities determine their requirements for the houses design. The kind of activities also influence the houses design and it’s attributes (e.g size, the type of space). By comparing the attributes of the houses and households’ requirements, the design is determined. In which kinds of tourism activities are included in their daily activities.

Abstract

Rental houses as a place to live is a major needs for factory workers. Liveable rental houses can improve the quality of workers life’s in the future, because they have the opportunity to get a livable house in their lives. Therefore, rental houses in industrial areas provided by the private sector for workers should meet livable houses standards. This study was made to determine the feasibility of habitation and evaluate rental housing for workers provided by the private sector, and then formulate the concept of rental houses according to standards or policies for livable houses, the theory of livable houses and the results of research evaluations of rental houses for factory workers in industrial areas. The methods in this research used positivism with primary and secondary data collection techniques through direct observation at the study location, questionnaires for factory workers as tenants, and interviews. who participated in this study were 123 respondents from a total population of 400 units. The concept of decent housing for workers in industrial areas is obtained from the evaluation results of the standard of livable houses, literature studies, and the results of a SWOT analysis. The results of this study, is about the concept of a livable rental houses for workers in an industrial area, including the area of the room in accordance with the provisions of a bunk bed that can occupy four people so that the rental costs can be share by four people, setting the ventilation system with cross ventilation on two sides of the wall for the occurrence of cross ventilation with a ceiling height of 3 meters, the provision of adequate windows for natural lighting during the daytime so as to save electricity consumption. With a air system and good natural lighting will give positive results for the rental house because the house will be far more livable and healthier to live in. This research is expected to be a reference for rental housing owners and the government to make the concept of livable rental housing for workers in industrial areas.

Abstract

Dwelling today should provide an opportunity for residents to develop. The design of storey residential buildings including apartments for low-income community should be thought about how these poor families are also developing therefore their space requirement is also growing. Rusunawa in Surabaya is a simple multi-storey dwelling which is built to accommodate disadvantaged households. Usually the available space comprising: a multi-functional space, a kitchen, a bathroom / WC, and sometimes completed with a balcony. The space that can be lived in here is only the multi-functional space. So, only in this space the family take care all their activities both the private activities such as sleeping and storing money, as well as public activities such as entertaining, watching TV etc. Addition space at least for separating between their private and public activities is exactly needed. In this case, beside by partitioning, separating the multi-functional space by constructing a mezzanine is the best and most legal way for creating additional (private) space. This study aims to investigate the patterns and whatever uses of space that can be made by household residents of low cost apartments in Surabaya for their mezzanine dealing with their adapting action in meeting their spatial demands. A hundred of users living in Rusunawa spreading out in 14 locations in Surabaya are taken as samples. The methods applied are questionnaires and checklist. Results of study expected are patterns and uses of mezzanine
