Abstract

Semarang is the capital city of Central Java with its greatest economic structure in the trading sector, including hotels and restaurants. Hotel investment in Semarang still has an opportunity. This research is needed to determine the best types of hotels that are possible to be built in Semarang. The method that is used in this research is surveyed by questionnaire and descriptive analysis using mean - standard deviation diagram. The types of hotels that are possible to be built in Semarang are the boutique hotel and the budget hotel with 2 star, 3 star and 4 star hotel as tourism hotel

Abstract

The ideal Islamic housing concept should implement Islamic values holistically in the sharia housing project. The development process of sharia housing looks at housing as not merely a product but also implements shari’ah marketing methods and opens up opportunities for sharia investment in housing finance. Sharia housing with an ideal Islamic housing concept accommodates sharia values in various stages of development, starting from the initial idea formation, feasibility studies, planning and design, funding schemes, employment contracts, marketing selling and buying methods, to estate management. In housing development, the role of investors is important to control the quality of a product that is being developed. A case study strategy was used, with descriptive statistical analysis in evaluating the development process of the Islamic housing concept. Medina Residence 1 was taken as the case study based on their promotion in which they applied the Islamic housing concept in the development process. The evaluation result of the application Islamic housing concept in the development process at Medina Residence 1, shows that the Islamic housing concept has been applied and received a very satisfying response from investors. Therefore, sharia housing developers need to pay attention to it to implement Islamic value in housing development holistically.

Abstract

The development of technology and industry in both developed and developing countries contributes to improve human life for the better. However, it causes an increase in energy consumption and environmental damage which produces global warming. In Asia, according to the data of ASEAN Center for Energy (ACE), 48% of global warming is generated by buildings. This phenomenon is very influential if it occurs in big cities. One of the ways to respond to this phenomenon is to apply sustainable architecture (bioclimatic architecture). Bioclimatic architecture is an architectural concept related to nature and its environment. In Indonesia, the city of Surabaya is the second-largest city. Surabaya is currently envisioned to be a green and smart city, in order to respond to the issue of global warming which currently becomes the center of discussion of all parties. Surabaya City is the second-largest city in which the real estate/property develops very rapidly, especially in commercial building such as hotels. In response to this, this study aimed to determine the application of the concept of Bioclimatic Architecture in one of the buildings in the city of Surabaya, namely the Hotel. The paradigm used in this study is the postpositivist paradigm. A case study was used as the research methodology with field observation techniques to find out whether the Hotel Novotel Surabaya applies the concept of Bioclimatic architecture. The result showed that Novotel applied the Concept of Bioclimatic Architecture into the buildings with a percentage of 94.3%.

Abstract

The era of democratization requires city leaders to change the development paradigm to be inclusive. This is stated in goal number 11 of the SDGs document, "making cities and human settlements inclusive, safe, resilient, and sustainable", so this study tries to look at the concept of inclusiveness in the scope of settlements, especially in marginal settlements. This study takes place in marginal settlements in the Brantas watershed as Kampung Jodipan which was once a slum settlement but now has been transformed into a Kampung tourism. This openness applies the principle of inclusiveness of the Kampung Jodipan. The data of this research were analyzed with descriptive statistics using Factor Analysis and Cross Tabulation, then the data was validated using triangulation analysis. This study aims to highlight the experience of Kampung Jodipan as a marginal settlement that has succeeded in improving Kampung. It was found that the inclusiveness dimensions in Kampung Jodipan were social inclusion and physical inclusion. Socially, the embodiment of the inclusiveness can be seen through the trust of the community and involving the residents in various activities. Meanwhile, the concept of spatial inclusiveness is manifested with the inclusion of basic infrastructure as a means of meeting the daily needs of citizens.

Abstract

Primbon as Javanese local knowledge has been a guide for Javanese everyday and ritual life, included buildings, for decades. This paper intends to investigate the use of primbon in the Kraton Yogyakarta (Palace of Yogyakarta) as the representation of the sultan (king). The investigation was conducted through interpretive criticism to reveal the degree of conformity under the rules and principles in primbon as an attempt to form a new perspective in understanding the primbon. The analysis focuses on verses 172 and 194–196 of Primbon Betaljemur Adammakna, which deals with the arrangement of buildings. By transliterating the verses into English and interpreting the application of the verses in Kraton Yogyakarta, the study demonstrated the manifestation of the primbon verses in the kraton’s building arrangement. The study of primbon reveals the role of kraton as the representation of the earth in the universe, while the representation here displays the hierarchical arrangement of building facilities, from sacred to nonsacred or from private to public.

Abstract

Saat ini, konsumsi energi menjadi topik yang sangat penting di seluruh dunia, di mana bangunan menghasilkan 50% dari total pengeluaran energi di Indonesia dan bertanggung jawab atas 30% emisi gas rumah kaca dan bahan baku yang dihasilkan (Gunawan, 2012). Efisiensi energi di sektor properti adalah target utama untuk mengurangi penggunaan energi. Penggunaan energi pada bangunan yang ada dapat dikurangi secara signifikan melalui retrofit bangunan. Penelitian ini membahas mengenai faktor yang mempengaruhi implementasi strategi efisiensi energi di Spazio. Tujuan dari penelitian ini adalah untuk menyelidiki hambatan potensial yang menghambat adopsi fitur efisiensi energi oleh pengembang properti di gedung yang ada. Investasi dalam fitur efisiensi energi adalah konsep yang relatif baru, literatur lokal di daerah ini tergolong langka dan sebagian besar diambil dari publikasi eksternal. Temuan penelitian menunjukkan bahwa: Pemerintahan, Pengetahuan, Pasar, Biaya, dan Kondisi Bangunan adalah faktor yang mempengaruhi penerapan strategi efisiensi energi di gedung yang ada. Hasil studi empiris digunakan untuk mengkategorikan penghalang potensial yang dihadapi oleh pengembang kedalam setiap faktor yang terbentuk. Oleh karena itu, mengidentifikasi faktor ini dapat membantu keberhasilan adopsi green office di Surabaya di masa mendatang. Currently, energy consumption is a very important topic throughout the world, where buildings generate 50% of total energy expenditure in Indonesia and are responsible for 30% of greenhouse gas emissions and raw materials produced (Gunawan, 2012). Energy efficiency in the property sector is the main target to reduce energy use. Energy use in existing buildings can be significantly reduced through building retrofitting. This research examines factors that are affecting the implementation of energy efficiency strategies in Spazio. The purpose of this research is to investigate the potential barriers inhibiting the adoption of energy efficiency features by property developer in existing building. Investment in energy efficiency features is a relatively new concept, local literature in this area is scarce and largely taken from external publications. Thus, the research findings show that: Governance, Knowledge, Market, Cost, and Building Conditions are the affecting factors of the implementation energy efficiency strategies in existing building. The results of empirical studies are used to categorize the potential barrier that were faced by developers. Therefore, identifying these factors might help in the success of the green office adoption in Surabaya.

Abstract

The existence of kampungs or township settlements in Surabaya is very essential to the city development seen from the historical aspect of Surabaya which grew from the development of township settlements. Therefore the issue of sustainable develop-ment to create a good living environment can be applied to the settlements sector in Surabaya in order to turn Surabaya into an ecological city, so that the efforts of citi-zens in Surabaya in the eco kampung activities can make a significant contribution in the realization of the ecological city. Kampung Kertajaya Surabaya is one of the township settlements in Surabaya that applies sustainable development with the coo-peration of the residents and City Government.

Abstract

The city of Surabaya that formed from maritime activities to lead to trade and industrial activities will form settlements in the form of kampung. Kampung became an important part in the development of a city because this area became a place to grow and move most of the middle class population and below. However, the rapid development of the city of Surabaya towards the modern has resulted in the existence of the kampung in Surabaya increasingly recessive. Long-lived kampung like Kampung Kaliasin, pressed by the development of urban and socio-economic mobility, are experiencing worsening kampung conditions. The pressure from the surrounding environment is great. Not only social and economic issues, but also environmental issues (climate, sanitation, a forestation, etc.) are salient. The Surabaya City Government is attempting to address the problem through the concept of Smart City Surabaya. The question to be addressed here is how the development of the urban kampung, for example Kampung Kaliasin, is to proceed in the direction of Smart City Surabaya. The method used is descriptive and qualitative. The variables to be studied are aspects of smart city covering Smart Government, Smart Economy, Smart Life, Smart Living, Smart People, and Smart Mobility. These are analyzed in relation to the readiness of the city to develop toward Smart City Surabaya.

Abstract

Kembang Jepun area was once the biggest trade center in its time. However, its ambience is quiet and crime-prone today, especially at night. This is caused by the decrease of service value of the areal facilities and infrastructures, so that it in turn decreases the areal economic productivity. This condition requires a research about the most suitable property which can be developed according to the desire of the society in the corridor of Kembang Jepun Street and can revive the ‘dead’ areal spirit.This research applies interview method along with market analysis. The type of analysis is Descriptive Statistics, namely by the media of graphics, diagrams and tables.From the interview result, retails are found to be prospective property for the society in the Corridor of Kembang Jepun Street. The next analysis conducted as the comparator to the survey result is Market Analysis on five property buildings, namely retails, hotels, museums, restaurants and residences. Having the market analysis done, a conclusion is found that Hotels property is more prospective than retails, museums, restaurants and residences property with the consideration of dominant supply of hotels in Central Surabaya, East Surabaya and West Surabaya, as well as that hotels have lesser competitors with quite high demands.

Abstract

Tindoi Fort continues to be threatened because of not yet get the full support of the community to preserve. Tindoi Fort should be a valuable asset for the government if it is managed seriously. The purpose of this study is to revitalize cultural heritage sites by providing new vitality through a sustainable tourism approach. The study uses a combination of interpretative historical strategies, to find out the original form of the fort through observation and in-depth interviews. Then a qualitative strategy with a descriptive approach is used to determine the social character and community culture locally so that can support tourism activities. The results of this study are the formulation of the criteria and concept of revitalization including the physical restoration of the fort, the arrangement of tourism based on environmental conservation, the arrangement of the creative economy center, the arrangement of socio-cultural activity areas that support local wisdom attractions.
