Abstract

Two things that always emerge in business activity, includingconstruction business, are either earning profit or suffering risk of loss, directly orindirectly. Many efforts have been done by contractors as the service provider, toavoid or to mitigate risk in order to achieve the effective result. One of these is byanalyzing risk in terms of the type of project contract that is comparing betweenLumpsum contract and Unit Price contract from the contractor view.The method used is Analytic Hierarchy Process (AHP). Analysis process initiallystarted from collecting the problems and making the hierarchy structure. Thehierarchy consists of three levels, that are objective (level I), criterion (level II), andalternatif (level III). Based on the hierarchy then followed by composing a series ofquestionnaires. Data was collected from questionnaires that were distributed to 20respondents of contractors in Denpasar Regency. The data were then analyzed bycreating and comparing matrices, scaling priority weight of level II and III, andchecking the consistency as well.The analysis result shows that priority value of lump sum contract is 81,70% andthe value of unit price contract is 18,30%. It means that lump sum contract hashigher risk of loss compare to unit price contract.

Abstract

There are two things that always emerge from every business activity, earning profit or suffering from risk of loss, directly or indirectly, including in construction business. Many efforts have been done by contractors as the service provider, to avoid or to mitigate risk, in order to achieve the effective result. One of these is by analyzing risk in terms of the type of project contract. The selection and implementation of contract type is expected to have more positive values, although the negative effects can also come forward. The type of contract that frequently used in construction project is lumpsum and unit price contract. Thus, it is necessary to know comprehensively the advantages and disadvantages of the implementation of these two types of contract by using Decision Tree method. This method can provide comparison between lumpsump contract and unit price contract based on the value of Expected Opportunity Loss (EOL) of each contract. The value of EOL can be obtained from multiplication of probability and expectation value (NE) of every risk event that potentially causes cost-overrun. The higher of the EOL value of each risk event, the higher of the loss can be suffered. Data was retrieved from questionnaires that distributed to contractors in Gianyar Regency (32 respondents). The result of risk comparison based on types of contract related to cost aspect (as the factor of cost-overrun) showed that lumpsum contract has higher risk of loss compare to unit price contract. It can be seen from the value of EOL of this contract (80,079 %) that is higher than the other one (59,924 %).

Abstract

In project construction world, many models of project planning havebeen intensively used, such as a Precedence Diagram Method (PDM). Schedulingon PDM considers dependency between activity and duration of each activity. Todeal with the limited resources, hence allocation and resources levelling need to beimplemented using Resource Scheduling Method. Activity scheduling priority isbased on activities with the minimum floating time. If some activities have thesame floating time, a problem arises in determining the priority of schedulingactivity. In the Ranked Position Weight Method (RPWM), allocation and resourceslevelling are based on positional weight of each activity. Positional weight isdetermined by adding the sum of duration of an activity with the sum of a totalduration of all following activities. The value of positional weight of an activityshows a degree of its importance in relation to other activities. The effects of theconstruction work condition on the project activity should be considered whenpreparing precedence logic (relationship of interdependency activities).

Abstract

Waste water which is produced by population of Denpasar City has notbeen managed properly, therefore it will potentially contaminate the environment. Inorder to solve this problem, the Government of Denpasar City has been granted loanby the Japan Bank for International Corporation (JBIC), and has been use for thedevelopment of sewerage system called Denpasar Sewerage Development Project(DSDP).During construction phase that has been executed, variety of risk was found which ispotentially obstruct project implementation, and even cancel part of the project. Thestudy is presented to identify risk comprehensively, through brain storming andstructured interviews. As result, the risk have been identified 74 (seventy four) risk,which include risk souces of 5 (6,76%) unacceptable risk, 17 (22,97%) undesirablerisk, 22 (29,73%) acceptable risk, and 30 (40,54%) negligible risk.Unacceptable andundesirable risk which considered as major risk come from political risk 1 risk(4,65%), environmental risk 6 risk (27,27%), planning risk 1 risk (4,55%), economical risk 1 risk (4,55%), financial risk 1 risk (4,55%), project risk 8 risk (36,36%),technical risk 2 risk (9,09%), and others 2 risk (9,09%) are include on human risk.The results show that risk sources of environmental and project risk are dominant, andshould be handled specially by the stakeholder who responsible to this project.
