Abstract

The purpose of the research is to analyze the effect of Assets Structure, Return On Assets and Growth of Sales on Capital Structure at Property and RealEstate Companies in Indonesia Stock Exchange year of 2011-2015. The research used some theories relating to Assets Structure, Return On Assets, Growth of Sales and Capital Structure. The approach of this research was quantitative. This type of research is descriptive explanatory. Populations in this research are 53 companies of Property and RealEstate in the Indonesia Stock Exchange in the year of 2011-2015. The result of the research samples were 25 companies of Property and RealEstate in the Indonesia Stock Exchange in the year of 2011-2015. The result of the research stated that partially Assets Structure had a negative significant effect on Capital Structure, Partially Return On Assets did not have a significant effect on Capital Structure, Partially Growth of Sales did not have a significant effect on Capital Structure at Property and RealEstate companies in Indonesia Stock Exchange in the year of 2011-2015. Simultaneously, Assets Structure, Return on Assets and Growth of Sales had a significant effect on Capital Structure at Property and Real Estate in Indonesia Stock Exchange in the year of 2011-2015.

Abstract

Teknologi yang makin maju di sektor industri keuangan memberi tawaran manfaat yang signifikan kepada mahasiswa misalnya adanya pinjaman online. Hal ini memudahkan mahasiswa dalam memenuhi kebutuhan dan keinginan. Tujuan penelitian ini yaitu, guna menyelidiki bagaimana cara mahasiswa mengelola keuangan dan apa pengaruh pinjaman online terhadap gaya hidup mahasiswa. Penelitian ini menggunakan metode kuantitatif dengan 90 responden. Data yang dipergunakan didapat lewat kuesioner digital yaitu Gform. Metode analisis datanya mempergunakan aplikasi SPSS 20. Temuan penelitian mengindikasikan, gaya hidup, literasi keuangan memengaruhi positif terhadap pengelolaan keuangan dan pinjaman online memengaruhi negatif terhadap pengelolaan keuangan.

Abstract

This study was conducted to determine whether there is an influence caused by factors of the Work Environment, Work Discipline, and Work Motivation at the National Unity and Politics Agency office in North Sumatra located on the road to Employee Performance. From this study we obtained 62 people as our research subjects. Our data collection technique that we used was the distribution of Questionnaires (Surveys) so that the data obtained showed that our sample was predominantly Generation Z (Born 1997-2012) as many as 48 people and the rest by the generation below or above. The results of the study revealed that partially the Work Environment and Discipline have a positive effect and show significant changes on Employee Performance while Work Motivation does not affect Employee Performance. Simultaneously, the Work Environment, Work Discipline, and Work Motivation have a positive and significant effect on Employee Performance.

Abstract

Digital transformation requires Micro, Small, and Medium Enterprises (MSMEs) to produce attractive and professional promotional materials to capture the attention of digital consumers. However, limited knowledge of editing and graphic design remains a major challenge, particularly for members of the Family Income Improvement Program (UP2K PKK). This community service program aimed to enhance the capacity of MSMEs supported by UP2K PKK in Punden Rejo Village, Tanjung Morawa District, Deli Serdang Regency, to utilize generative Artificial Intelligence (AI) technology for designing digital promotional materials, with a particular emphasis on developing effective prompt engineering skills. The program employed a training approach consisting of demonstrations and hands-on mentoring for 15 participants. The activities included education on the importance of promotion for business sustainability, an introduction to prompt concepts in AI tools, and practical sessions on creating digital promotional materials using AI applications on smartphones. The results showed that participants were able to understand and formulate simple prompts by specifying product types, visual styles, desired moods, and color schemes, enabling them to independently produce more engaging digital promotional materials. Participants demonstrated high enthusiasm through active discussions and by establishing a WhatsApp group as a platform for continuous mentoring, where they shared and received feedback on their promotional content. The integration of promotional strategy education with practical training in the use of generative AI proved effective in increasing MSMEs' confidence in producing promotional materials easily, affordably, and efficiently without requiring advanced graphic design skills. This initiative contributes to strengthening the competitiveness of MSMEs in the digital economy.

Abstract

This study aims to analyze the impact of the Housing Financing Liquidity Facility Program (FLPP) onimproving community welfare through subsidized home ownership. The FLPP program is a government policy aimedat providing access to affordable housing financing for low-income communities (MBR). This study uses a descriptivequalitative approach, with data collection techniques including interviews, observation, and documentation. Theresearch informants consisted of community recipients of subsidized housing, housing developers, and banksdistributing the FLPP program. The research results show that the FLPP Program has a positive impact on improvingcommunity welfare, particularly in economic, social, and psychological aspects. From an economic perspective,people experience a reduction in expenses because they no longer have to pay rent. From a social perspective, homeownership improves family stability and social participation in the community. Meanwhile, from a psychologicalperspective, people feel an increased sense of security and life satisfaction after owning their own home. However,this study also found several obstacles in the implementation of the FLPP program, such as limited subsidizedhousing quotas, less strategic housing locations, and an administrative process that some people still find quitecomplex. Overall, the FLPP program is considered to have made a positive contribution to improving communitywelfare, although improvements in implementation are still needed to optimize and distribute its benefits more evenly.
