Abstract

This study aims, to analyze, risk, project implementation, construction, building, pulmonary care and HIV BLUD general hospital Nabire area. Especially at the risk of implementation. Data collection in the form of interviews and questionnaires to staff is projected. The result of analysis of 20 risk factors for project implementation stated that material loss was 30%, material damage was 32.5%, material scarcity in the market 30%, delays in delivery of materials from suppliers 82.5%, material price increase of 32.5%, change order 70%, lack of inventory control 77.5%, lack of control and construction in the team 30%, lack of labor 32.5%, indiscipline of workers 35%, theft of materials 77.5%, unexpected cost 82.5%, high frequency of job changes 32.5%, frequent job delays of 32.5%, uncontrollable financial control 77.5%, under-controlled reporting system 87.5%, frequent changes in economic conditions 37.5%, bad weather out of control 80%, the number of jobs that have to be replaced due to defects or wrong 40%, frequent occurrences of unexpected things during the implementation of construction 82.5%. The average value above 50% in the range is influential until it is very influential. Thus it can be concluded that the risk is very influential in the implementation of construction projects.

Abstract

Contract Change Order (CCO) is a change to the initial contract value that commonly occurs in construction work. This study is intended to determine the causal factors and analyze the impact of the Contract Change Order (CCO) on the Makassar-Pare Pare Railway Station construction project. The method in this research is to use the SPSS method and the Relative Rank Index (RRI) method to determine the causal factors and the mean value method to analyze the impact of the Contract Change Order (CCO) on the construction of the Makassar-Pare Pare Railway Station. The results showed that there were 5 dominant factors that caused the Contract Change Order (CCO) to occur, namely the difficulty of land acquisition by the community, the demand factor from the project owner (owner) to change the initial design, place characteristics factors, physical condition factors in the field that are different from the initial conditions. time for field inspections, and force majeure factors such as the Covid-19 Pandemic and the impact it causes is an extension of the implementation time, an extension of time for the duration of work, and an increase in Overhead costs.

Abstract

CPM (Critical Path Method) is one of the most advanced network planning methods that leads to project timing decisions, and time estimation is deterministic/clear. The purpose of research using this method is to determine the time and cost of scraping and to find out which activity is one of the key activities. It also aims to control and coordinate various activities to get projects completed in the right time frame, helping companies plan and control projects in a more time- and cost-effective manner. The research was conducted by processing data obtained from observations in the field, interviews with project employees and also secondary data in the form of project time schedules. With the use of this CPM method, it produces three critical paths with 27 series of activities, 19 of which are critical and the remaining 8 are non-critical. The calculation results using the CPM method took 626 days with 207 days of non-critical activities. Based on the CPM method, it is necessary to reduce the workforce in non-critical activities by 8 workers and 15 workers. The labor reduction reduces slack and minimizes the labor costs of the project.
