Abstract

The purpose of this research is to understand analysis of determinants of exposure time for liquidation value at the Public Appraisal Service Office in Medan City. This research is a correlationresearch. The population in this study are all the Public Appraisal Service Office in Medan City. Based on information as of April 17, 2020 from the Financial Professional Development Center, the number of the Public Appraisal Service Offices in Medan City is 28 offices. The method used in this sampling is saturated sampling. Researchers took the same number of samples as the population or called a census, namely the Public Appraisal Service Office in Medan City, represented by 3 appraisers from 1 the Public Appraisal Service Office in Medan City with a total sample of 84 people. The analysis method uses t-statistics (bootstrapping). The results show that location of the object has a positive and significant effect on exposure time for liquidation value at the Public Appraisal Service Office in Medan City. Type has a positive and significant effect on exposure time for liquidation value at the Public Appraisal Service Office in Medan City. Function or condition has a positive and not significant effect on exposure time for liquidation value at the Public Appraisal Service Office in Medan City. Market condition has a positive and not significant effect on exposure time for liquidation value at the Public Appraisal Service Office in Medan City.

Abstract

The purpose of this research is to analyze of factors affecting property land rental value for telecommunications towers, case study on property land rental value for telecommunications towers in the Binjai City Region. This research is a quantitative descriptive research. The location of the research object is in Binjai City, North Sumatra Province in 2022 which is spread over 5 sub-districts namely Binjai City, North Binjai, South Binjai, West Binjai, and East Binjai. The population in this sample is the owners of property land rental for telecommunications towers in the Binjai City Region with a total of 59 owners. The sample used in this study is saturated sampling. So that will be used as a sample in this study is the entire population, namely the owners of property land rental for telecommunications towers in the Binjai City Region as many as 59 owners. A common technique used to analyze the relationship between two or more variables is regression analysis. The results show that type of telecommunications towers has a positive and significant effect on property land rental value for telecommunications towers. Population density has a positive and significant effect on property land rental value for telecommunications towers. Road access to location has a positive and significant effect on property land rental value for telecommunications towers. Availability of electrical energy has a positive and insignificant effect on property land rental value for telecommunications towers.

Abstract

The purpose of this research is to analyze factors affecting fair replacement value of land acquisition for road widening in Ronggur Nihuta, Pangururan District, Samosir Regency. This type of research is associative research with a quantitative approach. Population in this study is fair replacement value for each area on road widening in Ronggur Nihuta section which is determined and issued by the Office of Public Appraisal Services assigned by the Regional Secretariat of the Samosir Regency Government. The samples to be used in this study are 46 taken using a random sampling technique. The data analysis method uses a partial (t) test. The results of the study show that physical loss has a significant effect on fair replacement value of land acquisition for road widening in Ronggur Nihuta, Pangururan District, Samosir Regency. Non physical loss has a significant effect on fair replacement value of land acquisition for road widening in Ronggur Nihuta, Pangururan District, Samosir Regency.

Abstract

The purpose of this research is to analyze factors affecting shophouse value in Lubuk Pakam City, Deli Serdang Regency. This type of research in this study uses quantitative research. Population in this study are shop owners or tenants in Lubuk Pakam City, totaling 268 shophouses. Method of determining the sample using purposive sampling. From the calculation, it is found that as many as 73 shophouses would be used as samples and then broken down into 3 sections according to the urban village in Lubuk Pakam City. The analysis in this study used descriptive statistical and partial (t) test. The results show that physical factor has a significant effect on shophouse value in Lubuk Pakam City, Deli Serdang Regency. Accessibility factor has a significant effect on shophouse value in Lubuk Pakam City, Deli Serdang Regency. Environmental factor has a significant effect on shophouse value in Lubuk Pakam City, Deli Serdang Regency. Facility factor has a significant effect on shophouse value in Lubuk Pakam City, Deli Serdang Regency.
