Abstract

Abstrak. Dalam melakukan rekrutmen tenaga kerja, terdapat beberapa faktor yang mempengaruhi biaya tenaga kerja. Faktor-faktor ini dapat mengganggu kinerja pelaksanaan proyek dan dapat mengakibatkan terjadinya penyimpangan pada biaya tenaga kerja. Penyimpangan biaya ini perlu dianalisa, dicari penyebabnya dan ditentukan tindakan koreksi yang sesuai. Penentuan tindakan koreksi yang tepat merupakan suatu analisa pengambilan keputusan, yang mana perlu dilakukan analisa terhadap berbagai risiko yang dapat terjadi. Penentuan peringkat faktor-faktor risiko dalam rekrutmen tenaga kerja dapat membantu dalam mengambil keputusan tindakan koreksi yang paling sesuai untuk mengantisipasi penyimpangan yang terjadi. Bobot/nilai pada faktor risiko dapat ditentukan dengan memakai metode AHP (Analytical Hierarchial Process). Faktor risiko dengan peringkat yang tinggi (dengan bobot yang tinggi) berarti memiliki tingkat prioritas yang lebih utama untuk ditangani dan ditanggulangi.Abstract. In labor recruitment, there are several factors that affect the labor costs. These factors can disrupt the project execution and can cause variances in labor costs. These variances need to be analyzed through the roots of the causes and to be corrected. Deciding the proper corrective  action is part of a decision making analysis,where risk analysis is included. Determining the risk ranks from the factors in labor recruitment could support in attaining the suitable corrective action in order to anticipate any variances occurred. AHP (Analytical Hierarchial Process) method can be used to determine the weight/score of the factors. Factors that have high ranks (with high weighted factor) are factors with high risk priorities that need to be assessed and handled

Abstract

The amount of infrastructure development in Jakarta makes internal control of the implementation of design and build contracts for the construction of state buildings need attention. The problem in internal control is there are still some recurring findings and supervisory findings that are not detected by Government Internal Supervisory Apparatus (APIP) but found by external auditors, as well as delays in completing assignments. The problems include a limited number of technical auditors, uneven knowledge, and experience of construction supervision, overlapping assignments, and a report process that takes time. These problems can have an impact on the implementation of internal control, that is lack of achievement of internal control objectives and the potential for non-compliance with the construction process with laws and regulations, thus showing that internal control of construction is not running effectively and efficiently. To improve efficient and effective internal supervision of construction, it is necessary to standardize operational procedures (SOP) or work procedures for internal control of construction, especially for design and build contracts. This research aims to identify stakeholders and the roles and responsibilities of each party in internal control of building construction using design and build contract to improve efficiency and effectiveness. The results reveal a set of internal and external stakeholders as well as the form of organizational structure and the relationship of coordination and responsibility lines. The results of this research also emphasize the roles and responsibilities of each stakeholder so that each party fully understands the obligation to carry out internal supervision assignments for design and build construction.

Abstract

Contract management methods are important in a construction project. The factory home Appliance project is one of the national strategic projects in an industrial area. In the execution of the contract, there are claims that occur between the main contractor and the subcontractor. This research was conducted to provide the development of contract management based on Contract Management Body of Knowledge to reduce risk-based claims. The results of this study can provide input and new guidelines for contract management that will be carried out in the future.

Abstract

This research aims to develop a risk-based communication flow in apartment projects with a focus on improving time performance. The methods employed include surveys and case studies, with data collected through the creation and distribution of questionnaires to experts, along with an analysis of results conducted by Company X. The findings indicate that the communication flow implemented at PT. X has proven to be valid and effective. However, several factors hinder the smooth communication flow, such as inadequate planning and scheduling of work, insufficient communication due to mismatched methods and technologies, inefficient information distribution systems, inadequate project budget planning, lack of resources, incomplete scheduling of time and resources, inappropriate listening and speaking skills, lack of empathy among parties, inadequate facilities and infrastructure, emotional conditions, and lack of mastery of communication techniques. Based on these findings, several actions are recommended to enhance communication flow, including improving planning and scheduling of work, using communication methods and technologies appropriate to field conditions, improving information distribution systems, ensuring project budget planning availability, increasing resources, creating comprehensive time and resource planning, enhancing listening and speaking skills, improving empathy among parties, upgrading facilities and infrastructure, controlling emotional conditions, and enhancing mastery of communication techniques. By implementing these recommendations, it is hoped that the communication flow in apartment projects can operate more effectively and efficiently, thereby improving overall project time performance.

Abstract

One of the most crucial things that every nation needs is infrastructure. To boost the nation’s competitiveness, the Indonesian government is expediting infrastructure construction. Howeve, there are risk and big financial outlays that need to be addressed. A collaboration agreement, often known as public-private partnership (PPP), between the government and the private party is required in order to do this. With this contract, the government will be able to increase the number of toll roads throughout Indonesia. Although PPP comes in a variety of forms, the Build Operate Transfer (BOT) model is the most commonly used. The organizers and managers of the toll road will assume the government may be able to increase the number of toll roads Indonesia requires with the help of this deal. Although PPP comes in a variety of forms, the BOT model is the most commonly used. The organizers and managers of the toll road will assume all risks associated with the partnership plan. In order to reduce the risks caused by a partnership, each risk must be identified, assigned, and given the proper reaction. The data used in this study comes from BOT cooperation scheme-using toll road projects. The study indicates that there are relevant risks for toll road projects in Indonesia using PPP contracts with the BOT scheme, (1) political risk, (2) feasibility study risk, (3) financial risk, (4) design risk, (5) construction risk, (6) operation risk, and (7) transfer risk. The risk allocation in this research is based on expert opinions, adapted from ongoing toll road BOT projects in Indonesia.

Abstract

The design-build concept continues to evolve as a delivery method in the global and Indonesian construction markets. This study, conducted at PT XYZ, reveals that all design-build building projects over the past three years (2022–2024) have experienced delays or schedule extensions in execution. One of the main factors contributing to poor time performance in design-build projects is communication-related issues. The objective of this study is to evaluate communication management in design-build projects based on dominant risks. This research was conducted by collecting data through literature review, archival analysis, and expert validation questionnaire surveys. The study identified 4 phases, 12 stages, and 58 activities involving 9 stakeholders, which encompassed 59 communication activities and 40 communication-related risks were identified and further analyzed using statistical methods and subsequently evaluated based on their risk levels in order to plan risk responses in communication management evaluation to enhance time performance in design-build building projects.

Abstract

The maintenance of the building should have clear and planned standards. In compiling standard operating procedures for maintenance and care, people can use the Work Breakdown Structure (WBS) to make it easier to understand by grouping each component of the building and being oriented towards overall activities. The purpose of this study is to find out the variables in developing SOPs for maintenance and care of architectural components in office buildings. The method used is literature study and expert validation. The research strategy was archival analysis in the form of previous project documents and government regulations related to maintenance and care as well as surveys to experts to validate variables. The research instrument used is a Questionnaire. Furthermore, the questionnaire data were analyzed using descriptive statistics which then produced SOP development variables. The results of the study are expected to be a reference SOP for building managers in carrying out building maintenance and care.
