Abstract

The initial and crucial stage in the spatial planning process involves identifying the function and role of a region or area. This step sets the course, establishes goals, and defines the parameters for the subsequent spatial arrangement planning. Currently, the expedited development of Detailed Spatial Planning in Indonesia is closely tied to the function and role of an area, which is influenced by numerous factors that require careful consideration. This study aims to compare population projections using conventional projection methods with projections that take into account the functions and roles of the region. This study uses population projection analysis, population development scenarios, and spatial availability analysis to assess the differences in spatial projections that can accommodate population growth. The calculations unveiled a significant disparity between population-based projections and projections that consider the functions and roles of a city/area. This input is crucial for assessing spatial needs and the necessary infrastructure and supporting facilities that will be incorporated in the formulation of the structure and spatial patterns of Detailed Spatial Planning. Hence, when estimating population projections, it is essential for planners to consider projections that incorporate the functions and roles carried out by the area.

Abstract

Keterkaitan antara guna lahan dan transportasi saat ini menjadi kunci dalam penyediaan hunian terjangkau di kawasan transit khususnya di perkotaan. Dalam pelaksanaannya hingga saat ini masih ditemukan banyak kendala yang perlu segera ditangani seperti terbatasnya aturan teknis terkait pelaksanaan dan lemahnya aspek kelembagaan khususnya terkait badan pengelola kawasan transit. Kajian ini merumuskan alternatif strategi berdasarkan hasil pembahasan dan diskusi melalui serangkaian kegiatan focus group discussion (FGD), interview dan seminar dengan berbagai stakeholderĀ  baik dari kalangan pemerintah maupun non pemerintah dan para ahli yang terkait. Dalam FGD dikumpulkan data berupa tantangan, isu dan strategi yang dihadapi oleh pemerintah daerah dalam mengembangkan kawasan transit. Dalam kajian ini dilakukan sebanyak empat kali FGD dengan melibatkan pemda di Jabodetabek dan dua kali seminar yang melibatkan akademisi sebagai narasumber. Hasil kajian ini merumuskan strategi ke dalam empat kelompok antara lain integrasi arahan rencana tata ruang, pembentukan badan pengelola kawasan transit, penguatan regulasi dan kelembagaan terkait kawasan transit, dan alternatif penyedian lahan bagi hunian terjangkau di kawasan transit.

Abstract

Gentrification is a phenomenon that occurs in many regions. Gentrification is characterized by the influx of more affluent residents into initially low-value areas. This influx increases the value of these areas, potentially leading to the displacement of people who cannot afford to remain in the neighborhood. This study aims to examine the cause and impacts of peri-urban gentrification in Cisauk District, Tangerang Regency. This study uses qualitative and remote sensing-based analysis to investigate gentrification's impact on six Cisauk sub-district villages. We used primary and secondary data for the analysis. The primary data was collected from observations, interviews, questionnaires, and Google Earth Engine data catalog to get Landsat 7 and 8 image-ries. The secondary was collected from the Central Bureau of Statistics. The Landsat data was used to identi-fy the change on the physical aspect, while the others were used to analyze the non-physical aspect. After-ward, positive and negative effects were explored, emphasizing residents' responses and adaptations. The re-sults showed that Cisauk Subdistrict faced a gentrification process driven by locational factors (i.e., proximity to toll road) and local government policies (i.e., spatial planning policy designating it as a high-density residential area). The positive impact of the gentrified area is that the region is developing economically much better, and many areas function better economically and so benefit the region and its people. On the other hand, the negative impacts of gentrified areas are that indigenous people are threatened with being forced to leave their villages, there are significant increases in land prices, and changes in people's social lives occur. To minimize the negative impact of gentrification, the government should promote the capacity of low-income households to access its benefits.

Abstract

This study examines socio-economic and spatial transformations resulting from the development of Curug Town Square in Tangerang Regency, Indonesia. Previously characterized by informal settlements, fragmented circulation, and small-scale household enterprises, the area experienced significant change following the establishment of the square as a multifunctional public space. A qualitative descriptive approach was employed through field observations, interviews, and document analysis to understand community adaptation to new spatial and economic conditions. The findings indicate that the town square revitalized local commercial activities, encouraged micro-entrepreneurship, and strengthened social interaction by functioning as a center for cultural and daily community activities. Spatially, redevelopment improved accessibility, safety, and urban identity by introducing more organized spatial arrangements. However, the transformation also generated uneven impacts, including displacement pressures on long-term traders, rising land values indicating early gentrification, and shifts in traditional social dynamics. The study highlights the importance of inclusive planning to ensure equitable urban transformation in semi-urban contexts.
