Abstract

In every business journey, companies need to increase their market share because it is critical to ensure the continuity and stability of the company. PT X as one of the properties-backed financing companies currently has a relatively low market share on property-backed financing products. This research considered internal and external factors to conduct management strategy analysis to formulate the most accurate strategies. In the input stage, this research used the IFE (Internal Factor Evaluation) Matrix, EFE (External Factor Evaluation) Matrix, and CP (Company Profile) Matrix. From the input to the matching stage, this research used the SWOT (Strength, Weakness, Opportunity, Threat) Matrix, SPACE (Strategic Position and Action Evaluation) Matrix, and IE (Internal External) Matrix. In the last phase of the decision stage, the result from the matching stage is used to determine the best strategy and the right QSPM (Quantitative Strategic Planning Matrix). This research concludes that the main priority strategy for PT X is to use market penetration and product development strategy, such as an intensive approach from management to maintain the agent from agency channel as the main revenue channel. The second priority strategy is to focus on increasing sales from repeat orders. The last priority strategy is to promote effectively and right on target. Dalam setiap perjalanan bisnis, sangat penting bagi perusahaan untuk meningkatkan pangsa pasarnya karena hal tersebut sangat penting untuk menjamin kelangsungan dan stabilitas perusahaan. PT X sebagai salah satu perusahaan pembiayaan beragunan properti saat ini memiliki pangsa pasar yang relatif rendah terhadap produk pembiayaan beragun properti. Penelitian ini mempertimbangkan faktor internal dan eksternal untuk melakukan analisis strategi manajemen guna merumuskan strategi yang paling akurat. Matriks IFE, EFE, dan CP digunakan pada tahap input. Dari tahap input hingga pencocokan, digunakan matriks SWOT, SPACE, dan IE. Pada tahap terakhir, yaitu tahap pengambilan keputusan, hasil dari tahap pemasangan digunakan untuk menentukan strategi yang terbaik dan tepat digunakan Matriks QSPM. Kesimpulan dari penelitian ini adalah strategi prioritas utama PT X, yakni menggunakan strategi penetrasi pasar dan pengembangan produk, seperti pendekatan intensif dari manajemen untuk mempertahankan agen dari agency channel sebagai saluran pendapatan utama. Strategi prioritas kedua adalah fokus pada peningkatan penjualan dari repeat order. Strategi prioritas terakhir adalah melakukan promosi secara efektif dan tepat sasaran.

Abstract

Asbuton, which has a higher stability and softening point and also lower deformation is expected to be an alternative to overcome the weaknesses of asphalt concrete mixtures. Also cheaper operational costs are the selling point of asbuton that needs to be watch out for. The aim of this study was to determine the Optimum Asphalt Content or also known as KAO of the mixing between asbuton and asphalt in order to obtain a mixture composition that meet the AC-BC characteristics requirements. The research method used in this paper is the experimental method and analyzed in accordance with the General Specification of Bina Marga 2018 revision 2. Based on the results of research conducted in the laboratory of University of Muhammadiyah Parepare, the asphalt mixture with Asbuton LGA type 50/30 with a content of 7%, 8% and 9% KAO was obtained at 6.75%. From the three variations, AC-BC with the addition of 7% LGA has the best stability with a MQ value of 319.93 kg/mm
