<![CDATA[Tujuan penelitian menganalisis efektivitas pendaftaran hak tanggungan dan roya secara elektronik di Kantor Pertanahan Kota Makassar. Tipe penelitian ini adalah yuridis empiris, data yang diperoleh penulis dari studi dokumen maupun wawancara dengan pihak yang berkepentingan dalam hal ini pihak Kantor Pertanahan Kota Makassar, kemudian dilakukan analisis kualitatif. Hasil Penelitian penulis mendapatkan bahwa: 1). Efektivitas pendaftaran hak tanggungan dan roya secara elektronik di Kantor Pertanahan Kota Makassar berlum berjalan secara efektif, dikarenakan masih sering terjadi maintenance dari website Agraria Dan Tata Ruang/Kepala Badan Pertanahan sehingga menghambat proses pendaftaran hak tanggungan dan roya oleh pihak PPAT/Kreditur. 2). Faktor yang mempengaruhi pendaftaran hak tanggungan dan roya secara elektronik di Kantor Pertanahan Kota Makassar dipengaruhi oleh hambatan yang terjadi oleh pihak Kantor Pertanahan Kota Makassar serta dari pihak PPAT/Kreditur. Dalam hal ini pihak PPAT/Kreditur yang merasa dirugikan dikarenakan aplikasi HT-el yang masih sering eror sehingga untuk mengupload dokumen elektronik memakan waktu yang lama. The research objective is to analyze the effectiveness of electronic registration of mortgage and mortgage rights at the Makassar City Land Office. This type of research is empirical juridical, with data obtained by the author from document studies and interviews with interested parties, in this case, the Makassar City Land Office, then carried out qualitative analysis. The author's research results found that: 1). The effectiveness of electronic registration of mortgage and roya rights at the Makassar City Land Office is not yet running effectively, because there is still frequent maintenance on the Agrarian and Spatial Planning/Head of Land Agency website, thus hampering the process of registering mortgage and roya rights by the PPAT/Creditor. 2). Factors that influence the electronic registration of mortgage and roya rights at the Makassar City Land Office are influenced by obstacles that occur from the Makassar City Land Office and from the PPAT/Creditor. In this case, the PPAT/Creditor feels disadvantaged because the HT-el application still often has errors so uploading electronic documents takes a long time.]]>
