Abstract

Penggunaan kendaraan pribadi dibandingkan transportasi umum di Provinsi DKI Jakarta dapat menimbulkan kemacetan. Transit Oriented Development (TOD) hadir sebagai solusi untuk mengatasi permasalahan tersebut. Kehadiran TOD mampu memberikan efek pergeseran harga lahan dan bangunan di sekitarnya khususnya Kawasan Dukuh Atas yang telah ditetapkan sebagai pusat TOD skala regional. Oleh karena itu, penelitian ini bertujuan untuk menganalisis implementasi konsep TOD di Kawasan TOD Dukuh Atas. Penelitian ini menggunakan pendekatan mix method dengan metode Cost Benefit Analysis (CBA) dan Geographic Information System (GIS). Data utama yang digunakan adalah data Nilai Jual Objek Pajak (NJOP) sebagai variabel harga lahannya. Hasil analisis menunjukkan bahwa terjadi peningkatan harga lahan dan bangunan secara akumulatif dari tahun 2018 hingga tahun 2023 di sekitar Kawasan TOD Dukuh Atas. Meskipun terjadi peningkatan harga lahan dan bangunan rata-rata sebesar 50,94%, dampak berupa manfaat yang didapatkan cukup tinggi dibandingkan dengan biaya penanganan yang dikeluarkan atas dampak negatif dari pembangunan TOD. Selain itu, berdasarkan proximity atau tingkat kedekatan didapatkan hasil bahwa semakin jauh objek dengan Kawasan TOD, maka semakin rendah manfaat yang diperoleh. Penelitian ini tidak hanya menganalisis dampak yang ditimbulkan dari adanya kawasan TOD Dukuh Atas, melainkan juga menganalisis aspek kebermanfaatan yang dihasilkan oleh Kawasan TOD Dukuh Atas.

Abstract

The building permit (IMB) policy implemented by the government aims to reduce the incompatibility of the built area with the existing spatial plan. This policy was implemented by the government through Government Regulation Number 36 of 2005 which contained the granting of permits by the Regional Government to building owners to construct buildings. However, this policy has changed its name to Building Agreement (PBG) in 2021 through Government Regulation Number 16 of 2021. In this case, the IMB seeks to reduce the discrepancy in the area of land that is used illegally which can result in the emergence of slum settlements. This study aims to see how much change has been caused by the IMB program to reduce slum area in Indonesia by using the Difference in Difference method. This method is generally used to measure how big the impact of a policy, project, activity carried out by the government. The measurement and evaluation of these impacts aims to assess how effective a program or policy is and is based on suitability with the desired goals. The data in this study were sourced from secondary data, namely the Indonesian Family Life Survey 4 and 5 which covered 13 provinces. The results of the study conclude that the IMB program has a negative effect on the existence of slums in the model test without a covariate with a significant level of 5% or 0.018 and in the model test with a covariate with a significant level of 5% or 0.034.

Abstract

Background: The implementation of the independent curriculum in modern education is a breakthrough aimed at improving the quality of education in Indonesia. This curriculum is expected to enhance students' quality in various areas, one of which is the development of critical thinking skills in early childhood.Aim: This research aims to determine the effect of the discovery learning model using loose parts media on the critical thinking skills of early childhood.Method: This quantitative research involves 5-6-year-old students at Pos Paud Tanjung as the sample. Data collection was conducted through observation using a one-group pretest-posttest research design. The data analysis technique employed statistical testing using the T-test.Results: The results of the data analysis indicate that there is an effect of the discovery learning model using loose parts media on the critical thinking skills of early childhood, as evidenced by a significance result of 0,01 < 0,05 and a negative t-value of -15,657 < -2,10982. The average critical thinking skills score of the children before the treatment was 5,77.Conclusion: Thus, these findings contribute to the understanding of the potential application of the discovery learning model using loose parts-based media in enhancing the critical thinking skills of early childhood.
