Efficient management of facilities and work environment is a major demand in modern public sector management, especially in the era of digitalization and decentralization of government. This study aims to analyze efficiency practices within the PPSDM Kemendagri Regional Bandung by highlighting managerial strategies, technology integration, and the application of quality management principles. A descriptive qualitative approach was used with in-depth interview techniques and participatory observation of key actors in the institution. The results showed that the data-driven approach, implementation of smart facility management, standardization of SOPs, and adoption of lean management and TQM have improved operational efficiency and collaborative work culture. This research contributes to the strategic facility management literature in the public sector and emphasizes the importance of contextual-based institutional reform. The conclusions emphasize the need to strengthen HR capacity, conduct longitudinal evaluations, and develop a transparency dashboard to support the sustainability of reforms. Future studies are recommended to explore a mixed-methods approach to broaden the understanding of the long-term impact of public facility management transformation. Abstrak Tata kelola fasilitas dan lingkungan kerja yang efisien menjadi tuntutan utama dalam manajemen sektor publik modern, khususnya di era digitalisasi dan desentralisasi pemerintahan. Penelitian ini bertujuan untuk menganalisis praktik efisiensi di lingkungan PPSDM Kemendagri Regional Bandung dengan menyoroti strategi manajerial, integrasi teknologi, dan penerapan prinsip manajemen mutu. Pendekatan kualitatif deskriptif digunakan dengan teknik wawancara mendalam dan observasi partisipatif terhadap aktor-aktor kunci dalam institusi. Hasil penelitian menunjukkan bahwa pendekatan berbasis data, penerapan smart facility management, standardisasi SOP, serta adopsi lean management dan TQM telah meningkatkan efisiensi operasional dan budaya kerja kolaboratif. Penelitian ini memberikan kontribusi terhadap literatur strategic facility management di sektor publik dan menegaskan pentingnya reformasi kelembagaan berbasis kontekstual. Kesimpulan menekankan perlunya penguatan kapasitas SDM, pelaksanaan evaluasi longitudinal, serta pengembangan dashboard transparansi untuk mendukung keberlanjutan reformasi. Studi selanjutnya disarankan untuk mengeksplorasi pendekatan mixed-methods guna memperluas pemahaman atas dampak jangka panjang transformasi tata kelola fasilitas publik.
