<![CDATA[Spatial analysis of land price estimation is a geographical approach used to identify the distribution of land values based on spatial and socioeconomic parameters within a region. This study aims to analyze land price estimation in Menganti District, Gresik Regency, by employing a spatial approach that utilizes a Geographic Information System (GIS). The methods used include scoring techniques and overlay analysis of parameters such as land use, road accessibility, proximity to industry, and public facilities. Spatial data was collected from various official sources, such as RBI Maps, Google Maps, and the Bhumi ATR/BPN website. The analysis results indicate that proximity to centers of economic activity and infrastructure strongly influences the class of land price estimation. The distribution of land prices is classified into five categories ranging from very low to very high, with the highest values concentrated around the center of Menganti District and along main roads. This estimation has high relevance in spatial planning, controlling land conversion, and determining priority development zones. The GIS-based approach has proven effective in providing a representative spatial and economic picture of actual conditions in the field. Analisis spasial estimasi harga lahan menjadi suatu pendekatan geografis yang digunakan untuk mengidentifikasi distribusi nilai lahan berdasarkan paeameter spasial dan sosial ekonomi dalam suatu wilayah. Penelitian ini bertujuan untuk menganalisis estimasi harga lahan di Kecamatan Menganti, Kabupaten Gresik dengan pendekatan spasial menggunakan Sistem Informasi Geografis (SIG). Metode yang digunakan meliputi teknik skoring dan analisis tumpang susun (overlay) terhadap parameter-parameter seperti penggunaan lahan, aksesibilitas terhadap jalan, kedekatan dengan industri, serta fasilitas umum. Data spasial dikumpulkan dari berbagai sumber resmi seperti Peta RBI, Google Maps, dan situs Bhumi ATR/BPN. Hasil analisis menunjukkan bahwa kelas estimasi harga lahan sangat dipengaruhi oleh kedekatan terhadap pusat aktivitas ekonomi dan infrastruktur. Sebaran harga lahan diklasifikasikan ke dalam lima kategori mulai dari sangat rendah hingga sangat tinggi, dengan nilai tertinggi terkonsentrasi di sekitar pusat Kecamatan Menganti dan sepanjang jalur utama. Estimasi ini memiliki relevansi tinggi dalam perencanaan tata ruang, pengendalian alih fungsi lahan, serta penentuan zona pembangunan prioritas.
