Abstract

This study aims to identify factors influencing housing price categories in South Tangerang City using digital data obtained through web crawling from online property platforms. The research addresses how physical attributes, facilities, and location affect the probability of a house belonging to a specific price category. Data were automatically collected via web crawling, and after data cleaning and validation, 1,264 housing records were retained for analysis. Housing prices were classified into four categories—Economical, Standard, Luxury, and Exclusive—using a quartile-based approach. Multinomial Logistic Regression (MLR) was applied to model relative probabilities based on land area, building area, number of bedrooms, number of bathrooms, garage availability, and district location. The results indicate that land area, building area, number of bathrooms, and garage availability significantly influence housing price categories, while the number of bedrooms and district location are not significant after controlling for physical characteristics. The model is statistically significant and achieves a classification accuracy of 64.8%. The main contribution of this study lies in the integration of web crawling and Multinomial Logistic Regression for housing price classification, offering a data-driven framework to support housing market analysis and automated property valuation systems.

Abstract

Abstrak - Smart mobility merupakan komponen penting dalam pengembangan kota cerdas yang memanfaatkan teknologi digital dan integrasi data untuk meningkatkan efisiensi transportasi. Penelitian ini menganalisis implementasi smart mobility di Jakarta, Surabaya, dan Medan menggunakan pendekatan kualitatif deskriptif–komparatif berbasis data sekunder. Hasil benchmarking menunjukkan bahwa Jakarta memiliki tingkat kematangan tertinggi melalui ATCS, CCTV analitik, dan integrasi multimoda, disusul Surabaya dengan penerapan SITS dan WebGIS. Medan berada pada tahap awal dengan keterbatasan infrastruktur digital dan rendahnya integrasi layanan. Berdasarkan temuan tersebut, penelitian ini menyusun roadmap pengembangan smart mobility Kota Medan yang berfokus pada penguatan infrastruktur digital, integrasi moda transportasi, dan peningkatan tata kelola data sebagai langkah strategis menuju mobilitas kota yang lebih efisien dan berkelanjutan.Kata kunci : Smart Mobility; Kota Cerdas; Transportasi Perkotaan; Infrastruktur Digital; Roadmap; Abstract - Smart mobility is a key component of smart city development, utilizing digital technology and data integration to enhance urban transportation efficiency. This study analyzes the implementation of smart mobility in Jakarta, Surabaya, and Medan through a qualitative descriptive–comparative approach based on secondary data. Benchmarking results show that Jakarta demonstrates the highest maturity level through ATCS, analytic CCTV, and multimodal integration, followed by Surabaya with its SITS and WebGIS systems. Medan remains in an early stage with limited digital infrastructure and low service integration. Based on these findings, this study proposes a smart mobility roadmap for Medan that emphasizes strengthening digital infrastructure, integrating transport modes, and improving data governance as strategic steps toward more efficient and sustainable urban mobility.Keywords: Smart Mobility; Smart City; Urban Transportation; Digital Infrastructure; Roadmap;
