ANALISIS MANAJEMEN PROYEK HOTEL DIALOG GRAGE CIREBON

ABSTRAKSasaran Manajemen Konstruksi adalah mengelola fungsi manajemen atau mengatur pelaksanaan pembangunan sedemikian rupa sehingga diperoleh hasil optimal sesuai dengan persyaratan (spesification) untuk keperluan pencapaian tujuan ini, perlu diperhatikan pula mengenai mutu bangunan,biaya yang digunakan dan waktu pelaksanaan Dalam rangka pencapaian hasil ini selalu diusahakan pelaksanaan pengawasan mutu (Quality Control) , pengawasan biaya (Cost Control) dan pengawasan waktu pelaksanaan (Time Control). Penerapan konsep manajemen konstruksi yang baik adalah mulai tahap perencanaan, perancangan dan pelaksanaan.Pada pembangunan Hotel Dialog Grage Cirebon seluas berlantai 11 ini membutuhkan Manajemen Kontruksi, yaitu dalam lingkup, kinerja waktu dan biaya.  Metode yang digunakan dalam penelitian ini adalah metode Bar chart, kurva S dan CPM .ketiga metode tersebut untuk menganalisis mutu, biaya dan waktu pada proyek ini agar perencanaan pembangunan proyek ini berjalan dengan sesuai yang direncanakan.Dari perhitungan bobot pekerjaan di estimasikan penyelesaian pekerjaan Hotel Dialog Grage Cirebon mebutuhkan waktu 259 hari, akan tetapi berdasarkan analisis penjadwalan Kurva S dan CPM pembangunan Hotel Dialog Grage Cirebon membutuhkan waktu selama 238 hari dengan perkiraan biaya kurang lebih Rp. 24.203.176.300,- . Kata Kunci                 : Manajemen Konstruksi, Volume, RAB, Barchart, Kurva S, dan Critical Path Method(CPM). ABSTRACTThe target of Management Construction is to manage the function of the management or set the implementation of the building in such a way so obtained optimum results appropriate with the requirements (specification) for utility this purposes, it necessary to noted also on the quality of the building, the cost of used and time the implementation of the in order to achieving the result is always effort the implementation of the quality of supervision (Quality Control), scrutiny cost (Cost Control) and supervision time the implementation of the (Time Control) . The application concept of management contruction which good is began from planning, plan and implementation.On the construction of Hotel Dialog Grage Cirebon floored 11 it needs Management Construction, namely in the scope of, the performance of the time and cost. Methods used in this study is the Bar chart, the curves S and CPM . These methods to analyze quality, the cost of and time on this project that planning development this project appropriate with as planned.The results of the barchart and curve s method is obtained that time planning development projects these were 259 days with forecasts the cost of approximately Rp. 24.203.176.300, -. And analysis of the CPM obtained settlement time planning can be more quickly namely 238 days. Keyword                      : Management Construction, Volume, RAB, Barchart, S Curve, and Critical Path Method (CPM).
